If you’re considering Grissom Farm in Garner, NC, this established Wake County neighborhood is worth a closer look if your wish list includes larger lots, custom-style homes, mature surroundings, and an HOA with relatively low annual dues.
You may also see the neighborhood called Grissom Farms on some real estate websites. Current MLS records identify the subdivision as Grissom Farm, so that’s the name I’m using here.
The neighborhood feels very different from many newer Garner developments.
Instead of homes sitting on compact quarter-acre or smaller lots, Grissom Farm has properties around 0.7 acres, one acre, and even two acres in some examples. Homes also vary significantly in size and style, from ranch properties around 2,000 square feet to larger two- and three-story homes exceeding 3,000 square feet.
As of August 12, 2026, there was an active Grissom Farm home at 5208 Woodtrent Drive listed for $442,000. That gives buyers a useful current look at what the neighborhood can offer.
Here’s what I’d want you to know before buying in Grissom Farm.
Grissom Farm is located in Garner, NC 27529 in Wake County, off the NC-50 corridor.
Current MLS directions for 5208 Woodtrent Drive connect the neighborhood with I-40, NC-42, Ten-Ten Road and NC-50. The listing also highlights access toward the I-540 extension, White Oak shopping and the 40/42 area.
That can make Grissom Farm interesting if you want more land without moving much farther away from Garner’s established shopping and transportation routes.
I’d still test your own commute.
If you drive toward Raleigh every morning, make that drive when you normally leave for work. If you spend more time in Cary, Clayton or elsewhere in the Triangle, test that route instead.
A neighborhood can look perfectly located on a map and feel different during actual weekday traffic.
One thing you’ll notice quickly is that the houses don’t all look alike.
Grissom Farm includes ranch homes, traditional two-story homes, Cape Cod-style properties and larger custom-built homes.
The current home at 5208 Woodtrent Drive is a one-story ranch built in 2005 with three bedrooms, 2.5 bathrooms, approximately 2,078 square feet and a two-car garage. It has brick veneer and fiber-cement construction, a main-floor primary bedroom and a fenced backyard.
Other examples show how much the neighborhood can vary:
5324 Woodbrek Drive was built in 2002 and has about 2,394 square feet on 1.19 acres.
1025 Grissom Farm Road was built in 2005 and has about 2,735 square feet on approximately 2.07 acres.
1024 Grissom Farm Road was built in 2005 and has more than 3,200 square feet on approximately 0.84 acres.
1216 Grissom Farm Road has roughly 3,095 square feet on about 0.98 acres.
Public records for 1116 Grissom Farm Road show an even later 2020 home with approximately 3,701 square feet on 0.71 acres.
That variety is one of Grissom Farm’s biggest strengths.
You aren’t limited to one builder or three nearly identical floor plans.
If outdoor space is high on your list, this may be the first reason you notice Grissom Farm.
The current Woodtrent Drive listing sits on approximately 0.69 acres.
Other examples include:
1024 Grissom Farm Road: about 0.84 acres
1216 Grissom Farm Road: about 0.98 acres
5324 Woodbrek Drive: about 1.19 acres
1025 Grissom Farm Road: about 2.07 acres
That’s a big difference compared with newer subdivisions where a 2,500-square-foot home may sit on a much smaller homesite.
A larger lot can give you more room for gardening, pets, outdoor entertaining or simply more separation from neighboring homes.
But don’t stop at the acreage number.
Look at how much land is actually usable.
Check:
Slope
Drainage
Tree coverage
Septic location
Easements
Fencing
Existing structures
HOA restrictions
Two one-acre properties can feel completely different.
Because the homes and lots vary considerably, Grissom Farm isn’t a neighborhood where one price tells the whole story.
The clearest current example is 5208 Woodtrent Drive, which was listed at $442,000 as of August 12, 2026. The home has three bedrooms, 2.5 bathrooms, 2,078 square feet and a 0.69-acre lot. It had previously been listed at $460,000 before the price reduction.
Turnover inside the neighborhood appears relatively limited, so older sales need to be treated as context rather than current comparable sales.
For example, 5324 Woodbrek Drive sold for $490,000 in October 2024. That property had about 2,394 square feet on 1.19 acres.
Another neighborhood home at 1029 Grissom Farm Road sold for $435,000 in March 2023 with about 2,305 square feet.
Those numbers show why I wouldn’t say, “Grissom Farm homes cost $450,000.”
A 2,078-square-foot ranch on 0.69 acres and a 3,200-square-foot custom home on nearly an acre are different properties.
If you’re considering a specific home here, I’d compare:
Square footage
Lot size
Floor plan
Garage
Renovations
Roof and HVAC ages
Septic system
Condition
Current competition
That gives you a much better picture of value.
Yes.
Current MLS information identifies the Grissom Farm HOA.
The active 5208 Woodtrent Drive listing shows $120 in annual HOA dues, or about $10 per month, with maintenance of common grounds listed among the association services.
Other historical listings show dues of $90 annually, while another 2024 neighborhood sale showed $120 annually. That tells us the amount has changed or been recorded differently over time.
So I’d use the current documents for the exact property rather than trusting an older listing.
Before buying, review:
Current annual dues
Architectural rules
Fence requirements
Rules for detached garages or workshops
RV or trailer restrictions
Common-area responsibilities
Any assessments
What services the HOA actually covers
With larger properties, this matters.
You don’t want to buy an acre because you have a specific project in mind and then discover that the covenants don’t allow it.
Several Grissom Farm homes use community water and individual septic systems.
The current home at 5208 Woodtrent Drive is listed with community water and septic. The same utility combination appears in MLS records for homes such as 1024 and 1025 Grissom Farm Road.
If you’ve never owned a septic property, that’s something to understand before buying.
I’d want to know:
Where the tank is
Where the drain field is
Whether there’s a repair area
When it was last inspected or pumped
Whether future construction would interfere with it
That last question matters in a larger-lot neighborhood.
You may see an acre of land and imagine a pool or detached garage.
The septic layout may determine where those improvements can actually go.
This is a useful comparison because the two options can give you very different things.
New construction may offer:
Brand-new HVAC
New roof
Builder warranty
Current kitchen finishes
Newer energy-efficiency features
Builder financing incentives
Grissom Farm may offer:
Larger homesites
Mature landscaping
More space between houses
Custom or semi-custom floor plans
Ranch options
Existing fenced yards, decks or workshops
An established Wake County neighborhood
Relatively modest HOA dues
Neither one automatically wins.
The question is what matters most to you.
Imagine two homes are priced around the mid-$400,000s.
The first is newer construction with modern cabinets, quartz countertops and a smaller yard.
The second is an established Grissom Farm home on roughly 0.7 acres.
Maybe the kitchen isn’t as new.
Which one would you rather own five years from now?
If you love low maintenance and current finishes, the newer home may win.
If you keep saying you want more room outside, pay attention to that.
You can replace countertops.
You can’t easily turn a small homesite into three-quarters of an acre.
Grissom Farm itself gives buyers another interesting comparison.
The current 5208 Woodtrent Drive home has about 2,078 square feet and one-level living.
Other neighborhood properties have 2,700, 3,000 or even more than 3,200 square feet.
It can be tempting to assume bigger is better.
But do you need the extra square footage?
Would a ranch with everything on one floor actually work better?
Would you rather spend less on the house and keep more money available for other priorities?
The right amount of space is the amount you’ll actually use.
Many core Grissom Farm homes were built in the early-to-mid 2000s.
That means some are now more than 20 years old.
I’d pay particular attention to:
Roof age
HVAC systems
Water heater
Septic system
Crawl space
Moisture control
Drainage
Plumbing
Electrical system
Windows
Exterior siding and trim
Decks and porches
Garage doors
Propane systems where applicable
Previous additions
Permits for renovations
Don’t assume a 2005 home has all original systems.
It may have had major replacements already.
And don’t assume an updated kitchen means the expensive mechanical systems are newer.
Ask for the maintenance history.
Grissom Farm is located in Wake County Public School System territory.
Current MLS information for 5208 Woodtrent Drive lists Aversboro Elementary, North Garner Middle and South Garner High for that particular address.
Those same schools also appear on several other recent Grissom Farm property records.
But there are older neighborhood listings that show different school assignments, which is exactly why buyers should never rely on historical MLS information for a permanent answer.
Wake County Public School System provides an official address-based lookup that lets you check current base assignments by residential address, school year and grade level. The 2026-27 attendance areas are available in the district’s current tools.
If schools matter to your purchase, enter the exact home address.
They aren’t.
Current and historical properties range from roughly 2,000 square feet to well over 3,000 square feet, with significantly different lot sizes.
A home on 0.69 acres and another on two acres shouldn’t automatically be compared as equals.
Historical records show different annual dues. The current active 2026 listing shows $120 annually. Verify the exact property before buying.
Several Grissom Farm homes use septic systems. Know where the system is before making plans for the backyard.
Floor plan can matter more than raw square footage, especially when comparing a ranch with a larger multi-story home.
Use WCPSS's current address-based tool instead.
Grissom Farm may be worth putting on your Garner home-search list if you want:
A Wake County location
A Garner, NC 27529 address
Detached single-family homes
Larger homesites
Ranch and multi-story options
Custom-style construction
Two-car garages
Mature landscaping
Community water and septic on many properties
A relatively low annual HOA
Access toward NC-50, NC-42, I-40, I-540 and White Oak
If you’ve been touring newer communities and keep saying, “I want more yard without giving up a good-sized house,” Grissom Farm is exactly the type of neighborhood I’d compare.
Yes. Grissom Farm can be a strong option for buyers who want an established Wake County neighborhood with larger lots, custom-style homes, modest HOA dues and access toward major Garner-area routes.
The current market gives us a useful example.
As of August 12, 2026, a three-bedroom ranch with 2,078 square feet and 0.69 acres was listed at $442,000.
But don’t judge the whole neighborhood from that one property.
Grissom Farm includes substantially larger homes and lots, including properties approaching or exceeding one acre and homes around 3,000 square feet or more.
Look closely at the individual house.
Compare the acreage.
Review the HOA.
Understand the septic.
Check the condition of the major systems.
Verify school assignments if they matter to you.
Then compare that property with both newer Garner communities and other established larger-lot neighborhoods.
That’s how you determine whether Grissom Farm is really the right fit.
