If you’re considering Heather Hills in Garner, NC, this is one of those established neighborhoods that can give buyers a very different choice from the new-construction communities around town.
Heather Hills is in Wake County and is made up primarily of detached single-family homes built during the late 1960s and 1970s. You’ll find ranch homes, split-levels, traditional two-story houses, mature trees, lots commonly around a quarter-acre to one-third acre or more, and no HOA on many current and recent properties.
There’s also a feature buyers sometimes misunderstand: the neighborhood has the longtime Heather Hills Pool, now operated as the Garner Swim and Recreation Club. It’s a separate member-based swim club, not an HOA amenity automatically included with ownership in Heather Hills.
Add in South Garner Park, which the Town of Garner specifically says is located within the Heather Hills neighborhood, and you have an established community with public recreation nearby without the large HOA structure found in many newer developments.
Here’s what I’d want you to know before buying in Heather Hills.
Heather Hills is located in Garner, NC 27529 in Wake County, around streets including Buckingham Road, Claymore Drive, Brucemont Drive, Coachman Drive, Heatherwood Drive, Upton Court, Castill Place and the Shetland courts. Current property records throughout the neighborhood identify Wake County.
It’s an established part of Garner rather than a subdivision being developed on the edge of town.
Current listings frequently highlight access toward shopping, dining, parks and Raleigh-area routes. One Heather Hills listing specifically notes proximity to community parks and everyday conveniences, while another highlights the area's connection to Raleigh and White Oak.
If commute time matters, though, test it yourself.
Drive from Heather Hills to work at the same time you’d normally leave in the morning. Then make the trip home during your normal afternoon commute.
That tells you much more than mileage alone.
Heather Hills has more architectural variety than a newer subdivision where one builder may have constructed the entire community.
Neighborhood data places most homes between roughly 1968 and 1979, with sizes ranging from approximately 1,350 square feet to more than 2,800 square feet.
Current and recent examples show that range clearly.
103 Upton Court was built in 1976 and is currently listed with five bedrooms, 3.5 bathrooms, approximately 2,165 square feet and a 0.32-acre lot.
1306 Claymore Drive, built in 1972, is currently listed at about 1,854 square feet with four bedrooms and 2.5 bathrooms.
908 Buckingham Road was built in 1977 and offers three bedrooms, 2.5 bathrooms and approximately 2,784 square feet.
A recent sale at 102 Upton Court, built in 1978, had three bedrooms, 2.5 bathrooms and 1,729 square feet.
And 107 South Shetland Court, built in 1969, has three bedrooms, two bathrooms, 1,570 square feet and a 0.35-acre lot.
So Heather Hills isn’t one type of house.
You can find ranches.
You can find split-levels.
You can find larger traditional homes.
That gives buyers more flexibility than neighborhoods where every property is based on the same few plans.
Many Heather Hills properties have lots around a quarter-acre to one-third acre, with some larger examples.
Current and recent homes include 103 Upton Court at 0.32 acres, 102 Upton Court at 0.28 acres, 107 South Shetland Court at 0.35 acres, and 1306 Claymore Drive at approximately 0.32 acres.
That may not sound huge compared with an acre-lot neighborhood.
But compare it with newer developments where larger homes may sit on much smaller parcels.
Heather Hills can give you an interesting combination:
A manageable-sized home with an actual backyard.
If yard space matters, look beyond the acreage number.
Check whether the lot is flat.
Notice drainage.
Look at fencing.
See how much shade mature trees create.
Pay attention to where decks, sheds and patios are located.
Two third-acre properties can feel completely different once you’re standing in them.
Heather Hills has a fairly wide price range because the homes vary so much in size and renovation level.
As of August 2026, several active listings illustrate that difference.
1306 Claymore Drive was listed at $355,000 with four bedrooms and approximately 1,854 square feet.
103 Upton Court was listed at $429,900 after a July price reduction. It has five bedrooms, 3.5 bathrooms and 2,165 square feet.
And 908 Buckingham Road was listed at $475,000 with three bedrooms, 2.5 bathrooms and approximately 2,784 square feet.
Recent 2026 sales add more useful context.
102 Upton Court sold for $380,000 on June 2, 2026. It had three bedrooms, 2.5 bathrooms, 1,729 square feet and a 0.28-acre lot.
102 Castill Place sold for $355,000 on March 26, 2026. That home had three bedrooms, two bathrooms and 1,670 square feet.
Other recent Heather Hills sales have included homes around $353,000, $361,000, $395,000 and $415,000 depending on size and condition.
That’s why I wouldn’t tell a buyer, “Heather Hills homes cost $X.”
The neighborhood has too much variety.
With homes from the late 1960s and 1970s, condition can make a major difference in price.
The current 103 Upton Court listing is a good example. It has been substantially remodeled and is being marketed at $429,900.
Meanwhile, other Heather Hills properties may have more original finishes or fewer major-system updates.
That’s not automatically bad.
A home with an older kitchen but a newer roof, HVAC system, windows and electrical work may be a stronger purchase than a beautifully remodeled house that still has expensive mechanical work ahead.
When comparing homes here, I’d look at:
Roof age
HVAC age
Water heater
Electrical panel
Plumbing
Windows
Crawl space
Moisture and drainage
Exterior siding or brick
Decks and porches
Previous additions
Permits for renovations
The cosmetic updates are easy to see.
The expensive systems often aren’t.
Many Heather Hills properties are currently listed with no HOA.
103 Upton Court has no HOA. So does the recent 102 Upton Court sale, and the 2026 sale at 102 Castill Place was also recorded with no HOA.
The current 1306 Claymore Drive listing likewise shows no association.
That can appeal to buyers who don’t want mandatory monthly or annual association dues.
But no HOA does not mean no rules.
The property can still be subject to Town of Garner zoning, building requirements, easements and recorded restrictions.
If you plan to add a fence, detached garage, workshop, large shed or other improvement, verify the exact parcel before buying.
This is an important distinction.
Heather Hills does have a longtime neighborhood swimming facility, but the Heather Hills Pool is now part of the Garner Swim and Recreation Club, which operates as a member-based swim club. Its current website describes it as the Heather Hills Pool at Garner Swim and Recreation Club.
That means you should not assume that buying a Heather Hills home automatically includes pool access.
If pool membership matters to you, check current membership availability, fees and policies directly with the club.
This setup may actually appeal to some buyers.
You can own a no-HOA home and then decide separately whether the swim club is something you want to join.
Heather Hills also has something buyers don’t always notice from listing photos.
The Town of Garner says South Garner Park is located in the Heather Hills neighborhood at 1210 Poole Drive. The 15-acre public park includes three lighted softball fields, a multipurpose field, concessions, a large playground, tennis courts and about 0.44 miles of walking trail.
That gives residents access to public recreation without those facilities being tied to mandatory HOA dues.
If you’re touring Heather Hills, I’d drive by the park while you’re there.
It helps you understand the neighborhood beyond the individual house.
Current and recent Heather Hills listings show public water and public sewer on several properties.
103 Upton Court is listed with both public water and public sewer, and the recent 102 Upton Court sale shows the same setup.
1306 Claymore Drive also shows public sewer.
As always, verify utilities for the exact house during due diligence rather than assuming every parcel is identical.
But this makes Heather Hills different from several larger-lot Garner-area neighborhoods where septic systems are common.
This is one comparison I’d absolutely make.
A new-construction home may give you:
Brand-new roof and HVAC
Builder warranties
Modern kitchens
Larger closets
Newer energy-efficiency features
Builder financing incentives
More standardized neighborhood amenities
Heather Hills may give you:
An established Wake County location
Mature trees
Larger yards than some newer developments
Ranch and split-level options
No-HOA properties
Public water and sewer on many examples
Public recreation at South Garner Park
Optional access to a separate member-based swim club
Neither option automatically wins.
They solve different problems.
Suppose your budget is somewhere in the mid-$300,000s.
One option is a newer townhome.
It has modern finishes, newer mechanical systems and less yard maintenance.
Then you find a Heather Hills ranch around the same price.
The house may be older, but you get detached living, a quarter-acre or larger yard and no HOA on many properties.
Which one makes more sense?
Think beyond closing day.
Would you rather have lower maintenance?
Or more yard?
Do you care about shared walls?
Do you want one-level living?
Will you actually use the newer community amenities?
Those questions matter more than whether one kitchen has newer countertops.
Heather Hills can also create interesting comparisons inside the neighborhood.
A home around $355,000 may give you three or four bedrooms and roughly 1,600 to 1,900 square feet. Current and recent examples support that range.
Then you may see a renovated property above $400,000.
Before deciding which is the better value, compare what has already been done.
If the more expensive home has a remodeled interior, newer systems and fewer immediate projects, the difference may be understandable.
If the cheaper house has strong mechanical updates and only needs cosmetic changes, it may be the better fit.
That’s why I’d never evaluate Heather Hills by list price alone.
Heather Hills is in the Wake County Public School System.
Current real estate listings for 103 Upton Court and 908 Buckingham Road reference Timber Drive Elementary, East Garner Middle and Garner High for those particular addresses.
But buyers should use the exact property address before relying on any assignment.
WCPSS says base schools are assigned according to the student’s residential address, and its official lookup allows buyers to check the current 2026-27 elementary, middle and high school assignment by address and grade level.
If schools matter to your purchase, use that tool rather than relying on an older MLS listing.
They aren’t.
Heather Hills contains homes from roughly 1,300 square feet to well over 2,000 square feet, with ranches, split-levels and larger traditional homes.
A recently remodeled home and a largely original 1970s property shouldn’t be valued the same way simply because the square footage is similar.
It doesn’t appear to function as an HOA amenity. The Heather Hills Pool is operated through the member-based Garner Swim and Recreation Club.
Many recent listings show no HOA, but local zoning, easements and other property rules can still apply.
With homes approaching 50 years old, roof, HVAC, plumbing, electrical and crawl-space condition deserve attention.
WCPSS assignments are address-based. Check the current 2026-27 lookup for the exact property.
Heather Hills may be worth adding to your Garner home search if you want:
A Wake County location
An established Garner neighborhood
Detached single-family homes
Ranch and split-level options
Homes primarily from the late 1960s and 1970s
Lots often around a quarter-acre to one-third acre or more
Mature trees and established yards
No-HOA options
Public water and sewer on many current examples
South Garner Park inside the neighborhood
Optional access to a nearby member-based swim club
A wide range of home sizes and renovation levels
If you’ve been looking at new construction and thinking, “I’d rather have an established house with a bigger yard and no HOA,” Heather Hills is definitely worth comparing.
Yes. Heather Hills can be a strong option for buyers who want an established Wake County neighborhood with mature lots, detached homes, no-HOA opportunities and a wider range of prices than many newer communities.
Current August 2026 listings show that range clearly, from a four-bedroom home at $355,000 to larger or more renovated properties around $430,000 to $475,000. Recent 2026 sales include $355,000 at 102 Castill Place and $380,000 at 102 Upton Court.
The main thing is to evaluate the specific house.
How updated is it?
What are the major-system ages?
How usable is the yard?
Is there an HOA attached to that exact property?
Does the location work for your commute?
What is the current school assignment?
Then compare the whole package with both newer Garner communities and other established neighborhoods in the same budget.
That’s how you figure out whether Heather Hills is the right fit for you.
