If you’re considering Heatherbrook in Garner, NC, this neighborhood is a little different from many of the communities we’ve covered.
Heatherbrook is a compact Wake County subdivision along South Wade Avenue in an established part of Garner. The homes I found were primarily built from about 2010 through 2015, making them considerably newer than the surrounding mid-century and 1970s neighborhoods while still giving buyers mature surroundings and lots commonly around a quarter to one-third of an acre.
You’ll find detached single-family homes, two-car garages, three- and four-bedroom floor plans, and houses around roughly 2,000 to 2,300 square feet among the core Heatherbrook examples.
There’s another important difference here: Heatherbrook does not appear to have frequent turnover. As of August 2026, I did not find a current active listing or recent 2026 closed sale specifically inside the subdivision.
That means buyers interested in Heatherbrook may need to be patient and should be especially careful about using nearby homes from other neighborhoods as direct comparables.
Here’s what I’d want you to know.
Heatherbrook is located along South Wade Avenue in Garner, NC 27529, in Wake County.
MLS directions for 1492 S. Wade Avenue take buyers from US-70 toward Aversboro Road, then Poole Road and South Wade Avenue.
That places Heatherbrook in an established section of Garner rather than farther south toward the newer Johnston County development around NC-42.
For buyers who need to get toward Raleigh, US-70, I-40, or central Garner regularly, location may be one of Heatherbrook’s stronger selling points.
One previous Heatherbrook listing described the property as approximately five minutes from I-40 and around 15 minutes from downtown Raleigh, although actual drive times will depend heavily on traffic and your destination.
I’d test the commute yourself.
If you leave home at 7:30 a.m., drive it at 7:30 a.m.
That matters more than a listing description.
Heatherbrook primarily consists of relatively newer detached homes compared with the surrounding established neighborhoods.
A few examples show what buyers can expect.
1492 S. Wade Avenue was built in 2015. It has three bedrooms, 2.5 bathrooms, approximately 2,272 square feet, a two-car garage, and a 0.28-acre lot. The home also has a first-floor primary bedroom, bonus room, enclosed porch, fenced yard, irrigation system, and detached storage shed.
1476 S. Wade Avenue was built in 2013 and has four bedrooms, 2.5 bathrooms, approximately 2,186 square feet, a two-car garage, and a 0.29-acre lot.
1469 S. Wade Avenue was also built during this newer development period and has three bedrooms, 2.5 bathrooms, approximately 2,031 square feet, and a 0.28-acre lot.
1485 S. Wade Avenue was built in 2014 and has approximately 2,195 square feet on about 0.31 acres.
So Heatherbrook tends to occupy an interesting middle ground.
It doesn’t feel like a large new-construction community.
But the homes are newer than many properties elsewhere in this part of Garner.
Many Heatherbrook properties are around 0.28 to 0.31 acres, with at least one example at roughly 0.36 acres.
That isn’t the acre-plus land you’ll see in some larger-lot Garner neighborhoods.
But it can still feel noticeably different from newer subdivisions where a 2,000-square-foot home may sit on a much smaller homesite.
The lot is something I’d compare carefully.
Look at:
Usable backyard space
Fencing
Trees and landscaping
Drainage
Outdoor living areas
Storage sheds
Cul-de-sac placement
How close neighboring homes feel
The 1492 S. Wade Avenue property, for example, had a landscaped cul-de-sac lot with a privacy fence and wired shed.
Those improvements may matter more to you than another 200 square feet inside.
This is where I’d be careful.
Because Heatherbrook has limited turnover, there isn’t enough fresh 2026 closed-sale activity to give you a reliable neighborhood price range.
Current automated estimates provide some context, but they are not actual sale prices.
As of August 2026, Realtor.com estimated:
1484 S. Wade Avenue at about $394,000
1469 S. Wade Avenue at about $416,000
1476 S. Wade Avenue at about $465,000
1492 S. Wade Avenue at roughly $476,000 to $494,000, depending on the portal and date checked.
Homes.com currently estimates 1476 S. Wade Avenue at roughly $473,000.
Again, those are valuation models, not transactions.
The last MLS sale I found for 1492 S. Wade Avenue was $350,000 in December 2020.
A lot has happened in the market since then.
So if a Heatherbrook home comes up for sale today, I would not base an offer on a Zestimate or a six-year-old sale.
I’d pull the most relevant current and recent nearby sales and adjust carefully for Heatherbrook’s age, square footage, lot, condition, and upgrades.
Yes, property records show a Heatherbrook homeowners association.
The clearest MLS record I found shows $50 per year in HOA dues for 1492 S. Wade Avenue, with common-area maintenance listed among the association responsibilities. Another Heatherbrook property at 1469 S. Wade Avenue also has historical records showing $50 annually.
That is an unusually modest fee compared with many newer master-planned communities.
But I would not assume $50 is still the exact 2026 amount.
Before purchasing, ask for the current HOA disclosure and governing documents.
You’ll want to verify:
Current annual dues
What common areas are maintained
Architectural restrictions
Fence requirements
Rules for sheds or detached structures
Parking restrictions
Rental restrictions, if any
Whether there are planned assessments
I also did not find current sources advertising Heatherbrook with a community pool, clubhouse, or large amenity package.
If shared amenities are important to you, verify exactly what comes with the HOA rather than assuming.
At least one detailed Heatherbrook MLS record shows city water and city sewer, along with natural gas service.
That distinguishes Heatherbrook from several larger-lot Garner-area neighborhoods where buyers may need to consider septic-system maintenance.
Utilities can still vary by exact property, so verify during due diligence.
But for buyers who specifically prefer public sewer over septic, Heatherbrook is worth investigating.
This comparison is interesting because Heatherbrook homes are neither brand-new nor particularly old.
A new-construction home may offer:
Brand-new roof and HVAC
Builder warranties
Latest kitchen finishes
Current energy-efficiency features
Builder financing incentives
More community amenities
Heatherbrook may offer:
Homes only around 11 to 16 years old in the examples reviewed
Established landscaping
Lots around a quarter-acre or larger
Two-car garages
Existing fences, sheds, porches, and other improvements
Public utilities
A Wake County location in an established section of Garner
Very modest historical HOA dues
That can be a useful middle ground.
You’re not buying a 50-year-old home.
But you’re also not paying strictly for the experience of being the first owner.
Imagine you’re comparing a brand-new home with a Heatherbrook property built in 2015.
The new home has the newest finishes and warranties.
Then you tour Heatherbrook.
The home has already added a fence, landscaping, enclosed porch, irrigation, storage shed, and other improvements.
Which is better?
Start adding up what those extras would cost if you bought the new home.
A builder’s base price and your actual finished-home cost aren’t always the same thing.
At the same time, the Heatherbrook home is now old enough that you should inspect its roof, HVAC, water heater, and other systems.
Compare the whole property, not just the age.
Suppose you can get a larger home farther outside Garner for the same money.
Maybe it has 2,700 square feet.
Then a 2,100-square-foot Heatherbrook property becomes available.
Ask yourself which space you’ll actually use.
Would the additional 600 square feet improve your daily life?
Or would a location closer to the places you visit every week matter more?
There’s no universal answer.
But square footage should not be the only reason you choose one home over another.
Heatherbrook homes aren’t old by Garner standards, but many are now entering the age when maintenance history starts becoming important.
A home built in 2013 is now about 13 years old.
A 2010 home is around 16.
I’d look at:
Roof age
HVAC systems
Water heater
Crawl space or slab condition
Plumbing
Electrical system
Windows
Exterior siding and trim
Drainage
Decks and porches
Garage doors
Fencing
Irrigation
Previous improvements
Permits for additions or renovations
One historical Heatherbrook listing showed several systems had already been replaced within a few years of its 2020 sale, which is a reminder that even relatively newer homes can have different maintenance histories.
Never assume “built in 2015” tells you everything you need to know.
Heatherbrook’s location puts it near Garner’s established amenities rather than farther-out new development.
The Town of Garner operates several recreation facilities in this part of town. White Deer Park, at 2400 Aversboro Road, covers 96 acres and includes two miles of paved trails, playgrounds, picnic shelters, a wildflower meadow, and a nature center.
Nearby Lake Benson Park offers trails, playgrounds, picnic shelters, and the Garner Veterans Memorial.
The Town also operates the Garner Recreation Center at 215 W. Main Street.
You don’t need every amenity to be inside your HOA if the public facilities you actually use are nearby.
Heatherbrook is in the Wake County Public School System.
Historical MLS data for 1492 S. Wade Avenue listed East Garner Middle and Garner High, while current real estate portals also associate Heatherbrook-area addresses with Timber Drive Elementary.
But I would not use that information as a permanent assignment guarantee.
Wake County Public School System provides an official address-based lookup that lets buyers enter the exact residential address and see current base elementary, middle, and high school assignments by school year and grade level. The district currently has 2026-27 attendance information available.
If schools matter to your purchase, use the exact Heatherbrook address.
Heatherbrook has relatively few subdivision properties showing up in public records, and I did not find active 2026 inventory during this review.
If you specifically want Heatherbrook, you may need to watch for listings rather than expect multiple choices at once.
Heatherbrook sits near neighborhoods with houses from very different construction eras.
A 1960s ranch nearby should not automatically be used as a direct comparison for a 2015 Heatherbrook home.
Current estimates provide context, but they are not closed sales.
Fresh comparable sales matter more.
That amount appears in historical Heatherbrook MLS records, but dues can change. Verify current documents before buying.
A 2010 or 2013 home is established enough that roofs, HVAC units, water heaters, and other systems deserve attention.
Use WCPSS's current address lookup instead.
Heatherbrook may be worth watching if your search includes:
A Wake County location
A Garner, NC 27529 address
Detached single-family homes
Homes primarily from the early-to-mid 2010s
Three- and four-bedroom options
Roughly 2,000 to 2,300 square feet in many examples
Two-car garages
Lots around a quarter-acre or more
Public water and sewer on the detailed example reviewed
Modest historical HOA dues
Access toward Aversboro Road, US-70, I-40, and established Garner amenities
If you want something newer than Garner’s older ranch neighborhoods but more established than today’s new construction, Heatherbrook fills an interesting gap.
Yes. Heatherbrook can be worth considering for buyers who want a newer established home in Wake County with larger-than-some-new-construction lots, two-car garages, public utilities, and relatively modest HOA costs.
The biggest challenge may simply be finding one for sale.
The neighborhood doesn’t appear to have the constant turnover of a large subdivision, and the available 2026 pricing information is mostly automated estimates rather than fresh Heatherbrook sales. Current estimates for several core homes generally fall from around the low $400,000s into the upper $400,000s, but those numbers should only be treated as starting points.
When a Heatherbrook home does become available, look closely at:
The condition.
The lot.
The upgrades.
The roof and HVAC.
The HOA documents.
The school assignment.
And what else the same budget buys nearby.
That’s how you decide whether Heatherbrook is really the better fit.

Examples I reviewed were built between roughly 2010 and 2015, including properties from 2010, 2013, 2014, and 2015.
Several core examples are around 2,000 to 2,300 square feet, commonly with three or four bedrooms and two-car garages.
Examples range from roughly 0.28 to 0.36 acres, with many around 0.28 to 0.31 acres.
Yes. Historical MLS records show a Heatherbrook HOA fee of $50 per year with common-area maintenance included. Buyers should verify the current 2026 amount and documents for the exact home.
