If you’re thinking about buying a home in Adams Point in Garner, NC, it’s a neighborhood worth knowing about, especially if you want an established community, detached single-family homes, larger homesites, a neighborhood pool, and convenient access to the I-40 and NC-42 area.

There’s also one local detail buyers often miss: although Adams Point has a Garner, NC 27529 mailing address, the neighborhood is in Johnston County, not Wake County. That affects things like school assignments and county services, so it’s something I always want buyers to understand early in their search. Property records for homes within Adams Point identify Johnston County as the county.

Adams Point isn’t new construction anymore. Davidson Homes, one of the builders that completed a later phase of the neighborhood, now marks its Adams Point community as sold out. That means buyers looking here today are primarily shopping resale homes.

So, is Adams Point a good neighborhood to buy a home?

For the right buyer, it definitely deserves a closer look.

Adams Point is an established, covenant-restricted residential community in the 27529 ZIP code. The Adams Point Community Association manages the HOA, and the neighborhood includes resident amenities such as a community pool. The HOA states that its amenities are reserved for Adams Point residents.

The neighborhood developed over multiple phases rather than all at once. You’ll find homes from earlier sections dating back to the 2000s and 2010s, while Davidson Homes began offering additional single-family homes there in 2020.

That gives Adams Point a different feel from a brand-new subdivision where nearly every house was completed in the same year.

Many of the homes are substantial detached properties. Local neighborhood data describes typical square footage in roughly the 2,000 to 3,400 square foot range, although individual homes vary. Recent property records show examples ranging from around 2,600 square feet to more than 3,200 square feet.

For a buyer who wants more indoor space without automatically moving farther away from the Raleigh area, that can make Adams Point interesting.

What Do Homes in Adams Point Cost?

This is where I’d be careful about using a single number.

Adams Point doesn’t have hundreds of homes hitting the market at once. In fact, Realtor.com showed only one active home for sale in the neighborhood when checked in August 2026. With inventory that limited, a neighborhood “median price” can be misleading or unavailable.

Recent sales give us a better feel for the market.

For example, 742 Adams Point Drive, a four-bedroom, three-bath home with about 2,660 square feet on a 0.41-acre lot, sold for $465,000 in February 2026.

Another recently reported Adams Point sale, 1092 Adams Point Drive, sold for $429,000 and had roughly 2,985 square feet.

That does not mean every Adams Point home is worth $429,000 to $465,000. Condition, renovations, lot size, floor plan, age, garage space, and current demand all matter.

It does tell you something important, though.

Adams Point is the kind of neighborhood where you should compare the specific house you’re considering against recent nearby sales rather than relying on a generic Garner average.

If you find a home you like here, I’d want to look at the most recent Adams Point closings before deciding what a strong offer looks like.

What Are the Amenities in Adams Point?

One of Adams Point’s biggest neighborhood features is its community pool.

The official HOA site shows that the pool remains active for the 2026 season, with resident access managed through key fobs and current pool rules. The HOA also holds meetings at the pool clubhouse.

Davidson Homes also identified community sidewalks, large homesites, and the pool as features of Adams Point during its building phase.

For buyers, that creates a useful middle ground.

You can get the feel of an established subdivision with shared amenities without buying into a brand-new neighborhood that is still surrounded by construction.

At the same time, Adams Point does have an HOA and restrictive covenants. That’s something I’d review before making an offer, not after.

HOA rules can affect how you use and modify your property. Before buying any home in Adams Point, ask for the current covenants, rules, budget, dues information, and any other association documents that apply to the property. The HOA maintains current governing documents and resident resources on its website.

Where Is Adams Point Located?

Adams Point sits in the Garner 27529 area near Old Drug Store Road and the I-40/NC-42 corridor.

Property directions for homes in the neighborhood commonly route buyers from Raleigh down I-40 to Exit 312, then toward NC-42 and Old Drug Store Road.

That location is one reason buyers who work elsewhere in the Triangle may put Adams Point on their list.

You’re outside central Raleigh, but you have relatively direct access back toward I-40. The 40/42 area also has a growing concentration of retail, dining, medical, and everyday services.

Still, don’t choose a home because somebody tells you the commute is “easy.”

Drive it.

If you work in downtown Raleigh, RTP, Cary, or another part of the Triangle, leave Adams Point at the exact time you’d normally go to work. Then make the return drive when you’d normally come home.

A 20-mile commute on a map and a 20-mile commute during Triangle traffic can feel very different.

What Is Near Adams Point?

Another reason buyers look at this part of Garner is access to outdoor recreation.

Davidson Homes specifically marketed Adams Point as being near Lake Benson.

Lake Benson Park is operated by the Town of Garner and includes trails, playgrounds, picnic areas, and other outdoor facilities. Fishing is also allowed from designated areas around Lake Benson.

Nearby White Deer Park is another option. The Town of Garner describes it as a 96-acre park with two miles of paved trails, two playgrounds, a wildflower meadow, picnic shelters, and a nature center.

If parks and outdoor space matter to you, I’d add both to your neighborhood tour.

Don’t just tour three houses and leave.

Drive the roads you’d use every day. Stop at the grocery store you’d actually shop at. Visit the nearby parks. Grab lunch around 40/42.

You’re buying a location along with the house.

What Schools Serve Adams Point?

This is one of the most important things to get right.

Because Adams Point is located in Johnston County, buyers should use Johnston County Public Schools, not Wake County Public Schools, when checking current school assignments.

Older builder materials for Adams Point listed West View Elementary, Cleveland Middle, and West Johnston High. However, Johnston County has been changing school assignment boundaries as new schools open, including changes for the 2026-2027 school year.

Because of that, I would not tell a buyer that a particular Adams Point home is guaranteed to attend a certain school based on an old listing or builder page.

Johnston County Public Schools provides an official School Finder where buyers can enter the exact property address and check the current assignment. The district specifically notes that assignment information is subject to modification.

If schools matter to your purchase, verify the exact address before making your decision.

What Kind of Buyer Might Like Adams Point?

Adams Point tends to make the most sense for someone who likes the idea of an established subdivision but still wants many of the features buyers often look for in newer communities.

You may want to put Adams Point on your tour list if you’re looking for:

  • Roughly 2,000 to 3,400 square feet, depending on the property

  • Larger homesites than you may see in some newer developments

  • A community pool

  • Neighborhood sidewalks

  • An established HOA community

  • Access to the I-40 and NC-42 area

Those are objective features. Whether they make Adams Point right for you depends on what matters most in your move.

A Common Buyer Scenario: Adams Point vs. New Construction

Here’s a situation I could easily see with a buyer searching this part of Garner.

You find a resale home in Adams Point with around 2,800 square feet, a larger yard, mature landscaping, and access to the community pool.

Then you tour a brand-new home nearby.

The new construction has the latest finishes and builder warranties, but the homesite is smaller. Maybe the price is similar. Maybe the builder is offering a financing incentive.

Which should you buy?

I wouldn’t decide based on granite colors.

I’d compare the complete picture.

What would the Adams Point home cost after any updates you want to make? What are the HOA costs? How large is the lot? What does the inspection show? How old are the roof and major systems? What would the new construction cost after lot premiums and upgrades? Is the builder incentive actually better than the financing you can obtain elsewhere?

That comparison tells you much more than which kitchen looks prettier during the showing.

Another Common Buyer Scenario: Wake County vs. Johnston County

This one matters a lot around Garner.

A buyer tells me, “I want a Garner address,” and assumes every Garner home is in Wake County.

That isn’t the case.

Adams Point carries a Garner address but sits in Johnston County.

For some buyers, that difference is completely fine. For others, county location matters because of schools, taxes, commute patterns, services, or where they want to be positioned within the Triangle.

This is why I don’t like searching by city name alone.

Two homes can both say “Garner, NC 27529” on the listing and still have meaningful differences based on exactly where they sit.

1. Assuming Garner automatically means Wake County

This is probably the biggest local detail to know. Adams Point is in Johnston County.

2. Assuming old school information is still correct

Johnston County is actively implementing assignment changes. Check the exact address through the district’s School Finder.

3. Ignoring the HOA documents

Adams Point is a covenant-restricted community. Read the current documents before purchasing so you know exactly what you’re agreeing to.

4. Comparing the home only to new construction

Adams Point is now primarily a resale neighborhood. That can mean established yards and larger lots, but it also means you should pay attention to the age and condition of each home’s roof, HVAC, water heater, appliances, and other systems.

5. Using Garner-wide pricing to decide what an Adams Point home is worth

Neighborhood inventory can be very limited. Use recent Adams Point sales and truly comparable nearby properties when evaluating price. Realtor.com showed only one active Adams Point listing when checked in August 2026.

I wouldn’t tell you Adams Point is the “best” neighborhood in Garner because there isn’t one neighborhood that’s best for everybody.

What I can do is help you compare it correctly.

Look at Adams Point beside two or three other communities in the same price range. Compare the homes, lots, monthly costs, commute, school assignment if relevant, amenities, condition, and what you’d need to spend after closing.

That’s when the answer becomes much clearer.
