Is Amber Ridge in Knightdale, NC a Good Neighborhood for Home Buyers?

If you’re searching for a home in Knightdale, North Carolina, Amber Ridge is an established neighborhood that may be worth adding to your list.

So, is Amber Ridge in Knightdale, NC a good neighborhood for home buyers?

For buyers who want an established single-family home community with a range of home sizes, relatively low HOA dues, and convenient access toward Raleigh, Amber Ridge can be a strong option to consider.

The key is finding the right house within the neighborhood.

Amber Ridge includes homes built in different phases and different sizes. Current listings range from smaller three-bedroom homes around 1,000 square feet to four-bedroom homes exceeding 2,500 square feet.

I’m Brandy Nemergut, Realtor ~ eXp Realty Raleigh, NC, and I help buyers compare neighborhoods throughout Knightdale, Raleigh, and the surrounding area based on the house, location, costs, commute, and how everything fits their plans.

Here’s what I’d want you to know before buying a home in Amber Ridge.

Where Is Amber Ridge in Knightdale?

Amber Ridge is an established residential neighborhood in Knightdale, NC 27545.

Homes within the community include addresses along streets such as Presentation Street, Gelfield Road, Naylor Road, Mailwood Drive, Ballston Place, and Van Dorn Road. Current real estate listings identify all of those streets with the Amber Ridge neighborhood.

One of the practical advantages of living in Knightdale is its road access.

The Town of Knightdale is located at the intersection of I-540 and I-87, giving residents connections toward Raleigh and other parts of the Triangle.

That can make Amber Ridge appealing if you want to live east of Raleigh while still making regular trips into the city.

But I always tell buyers the same thing about commuting.

Don’t judge it from Google Maps alone.

Drive from the neighborhood to your workplace during the time you’d normally commute. Traffic patterns can make a drive feel very different at 8 a.m. than it does during a Sunday afternoon.

What Are the Homes Like in Amber Ridge?

One of the more interesting things about Amber Ridge is the range of homes.

This isn’t a neighborhood where every property has almost the same square footage.

For example, a current home at 6000 Presentation Street was built in 2001 and has three bedrooms, two bathrooms, and approximately 1,000 square feet.

A current home at 1012 Naylor Road, built in 2007, has four bedrooms, three bathrooms, a two-car garage, and approximately 2,103 square feet.

Another current listing at 1017 Gelfield Road was also built in 2007 and offers four bedrooms, 2.5 bathrooms, a two-car garage, and approximately 2,529 square feet.

So depending on the home, you may find:

  • Three or four bedrooms

  • One-story and two-story designs

  • Homes around 1,000 square feet

  • Larger homes exceeding 2,500 square feet

  • Attached garages on some properties

  • Fenced yards on some homes

  • Updated interiors mixed with properties that may still have older finishes

  • Cul-de-sac locations in parts of the neighborhood

That variety can be useful.

A buyer who wants a smaller, simpler home may find something here.

A buyer who needs four bedrooms, a home office, or more living space may also have options.

How Much Do Homes Cost in Amber Ridge?

This is one of the most important sections to keep current.

As of August 12, 2026, Realtor.com showed six matching properties in Amber Ridge, including five active homes and one pending property. Asking prices ranged from $264,900 to $425,000.

Current examples included:

  • 6000 Presentation Street: $264,900, 3 bedrooms, 2 bathrooms, approximately 1,000 square feet

  • 2008 Ballston Place: $264,900, 3 bedrooms, 2 bathrooms, approximately 1,074 square feet

  • 924 Mailwood Drive: $325,000, 3 bedrooms, 2.5 bathrooms, approximately 1,677 square feet

  • 1012 Naylor Road: $345,000, 4 bedrooms, 3 bathrooms, approximately 2,103 square feet

  • 1017 Gelfield Road: $425,000, 4 bedrooms, 2.5 bathrooms, approximately 2,529 square feet

That’s a pretty wide range within one neighborhood.

And it shows why asking, “What do homes cost in Amber Ridge?” doesn’t have one simple answer.

The individual house matters.

When I’m helping a buyer decide whether a particular Amber Ridge home is priced correctly, I’d look at:

  • Recent closed sales

  • Current competing listings

  • Square footage

  • Number of bedrooms and bathrooms

  • Garage space

  • Lot size

  • Age and condition

  • Renovations

  • Roof and HVAC age

  • Days on market

  • Seller concessions

  • Location within the neighborhood

A smaller home in Amber Ridge and a 2,500-square-foot home should not be evaluated the same way just because they share the same neighborhood name.

Is Amber Ridge an Established Neighborhood?

Yes.

Current property records show homes in Amber Ridge dating back to at least the early 2000s. The Presentation Street example above was built in 2001, while homes on Naylor Road and Gelfield Road were built in 2007.

That means buyers get some of the advantages of shopping in an established neighborhood.

You can see how the streets have developed.

You can see mature landscaping.

You can see how homes have been maintained over time.

And unlike buying into the first phase of a new community, you aren’t trying to imagine what the neighborhood might eventually look like.

But established homes also deserve careful due diligence.

Depending on the house, I’d want to know the age and condition of:

  • Roof

  • HVAC system

  • Water heater

  • Windows

  • Flooring

  • Appliances

  • Exterior siding

  • Plumbing fixtures

  • Garage door and opener

  • Fencing

  • Decks or patios

A good example is the current Gelfield Road listing. That home was built in 2007, but the seller reports a new roof and new water heater installed in 2026.

That’s why age alone doesn’t tell you whether one house is a better value than another.

Condition matters.

What Is the HOA Like in Amber Ridge?

Amber Ridge does have a homeowners association.

The community maintains an official HOA website with billing information, rules and covenants, and a process for requesting property improvements.

Current listings also give us an idea of the association cost.

The home at 6000 Presentation Street currently shows approximately $12 per month in HOA dues, while both 1012 Naylor Road and 1017 Gelfield Road show an annual association fee of $188, or about $15.67 per month.

Those are relatively modest fees compared with communities that have large amenity packages, but buyers should still verify the exact fee for the property they’re purchasing.

And don’t stop at the dollar amount.

Before buying, I’d want you to review:

  1. Current HOA dues

  2. Covenants and restrictions

  3. Property improvement rules

  4. Parking requirements

  5. Fence requirements

  6. Rental restrictions, if applicable

  7. Any pending assessments

  8. Financial and disclosure documents provided during the transaction

The official Amber Ridge HOA site specifically maintains governing rules and a property improvement process, so it’s worth understanding those requirements before closing.

Does Amber Ridge Have Community Amenities?

This is one area where I’d be careful about assumptions.

The current HOA information I found confirms the association, covenants, billing, and property improvement rules, but it does not clearly document a community pool or large neighborhood amenity package.

So I wouldn’t advertise amenities that I can’t verify.

However, individual properties may have useful location features.

For example, the current listing at 924 Mailwood Drive specifically advertises direct trail access from the property.

That’s a good reminder that sometimes the particular lot matters as much as the neighborhood itself.

When we tour Amber Ridge, I’d look at exactly where each property sits and what’s around it rather than assuming every home has the same features.

How Convenient Is Amber Ridge to Raleigh?

Knightdale’s location gives Amber Ridge buyers access to two major regional corridors.

The Town of Knightdale states that Knightdale sits at I-540 and I-87, connecting the town with Raleigh and the wider Triangle.

A current Gelfield Road listing also describes Amber Ridge as being minutes from I-540, shopping, dining, and parks.

That can be useful if you work in Raleigh but want to compare what your budget buys in Knightdale.

Still, “convenient to Raleigh” means different things to different buyers.

Someone commuting to eastern Raleigh has a different trip than someone driving to Cary or Research Triangle Park.

Before deciding, test:

  • Your work commute

  • School or daycare trips, if applicable

  • Grocery shopping

  • Medical appointments

  • Weekend destinations

  • Airport trips if you travel regularly

You’re not just buying a house.

You’re buying your daily drive too.

Amber Ridge vs. New Construction in Knightdale

This is a comparison worth making.

Knightdale continues to have newer residential construction, while Amber Ridge offers existing homes that have already been lived in for years.

Neither option automatically wins.

An Amber Ridge home may give you:

  • A lower purchase price than some larger new homes

  • Established landscaping

  • Existing fencing

  • Completed patios or outdoor spaces

  • Window treatments

  • Appliances

  • Previous owner improvements

New construction may give you:

  • Newer mechanical systems

  • New finishes

  • Builder warranties

  • Current floor plans

  • Possible builder incentives

But comparing only the age of the homes misses the bigger picture.

Look at the total cost and total fit.

A $325,000 established home that already has several improvements could make more sense for one buyer than a more expensive new house.

Another buyer may be willing to spend more because avoiding near-term replacement costs is important to them.

That’s a personal decision.

Two Buyer Scenarios Where Amber Ridge Might Make Sense

These are examples, not client testimonials.

Scenario 1: You Want to Buy in Knightdale Without Buying a Huge House

Maybe you’re currently renting around Raleigh and want to buy your first single-family home.

You need three bedrooms, but you don’t need 2,500 square feet.

Current Amber Ridge listings include three-bedroom homes around 1,000 to 1,074 square feet priced at $264,900.

That gives you a very different option from buying a larger home simply because that’s what a newer community offers.

We’d still evaluate the condition, monthly payment, HOA, inspection, and future maintenance.

But Amber Ridge gives you choices.

Scenario 2: You Need More Space but Still Want an Established Community

Now imagine you need four bedrooms.

Maybe you work from home or simply want more flexible living space.

Current Amber Ridge listings include four-bedroom homes of approximately 2,103 to 2,529 square feet, priced from $345,000 to $425,000.

Instead of automatically moving into new construction, we could compare those homes with newer Knightdale options.

Then we’d look at what your money actually buys.

That comparison is much more useful than deciding based only on which neighborhood is newest.

What Schools Serve Amber Ridge?

Amber Ridge is in Wake County, but school assignments should be verified using the exact property address.

Wake County Public School System states that base schools are determined by a student’s residence and provides an official address-based lookup tool.

Current Amber Ridge listings reference schools including Knightdale Elementary, Neuse River Middle, and Knightdale High, but those third-party listing details should not replace official verification.

If school assignment matters to your decision, check the exact home with WCPSS before purchasing.

Assignments and boundaries can change.

Common Mistakes Buyers Make When Looking at Amber Ridge

Assuming Every Amber Ridge Home Is Similar

They aren’t.

Current listings range from about 1,000 to more than 2,500 square feet.

Compare the actual house.

Looking Only at Purchase Price

A cheaper house may need a roof, HVAC system, flooring, or other updates sooner.

Look at the total cost of ownership.

Assuming an Older Home Hasn’t Been Updated

Some have.

The current Gelfield Road listing, for example, reports substantial updates including a 2026 roof and water heater.

Ignoring HOA Rules Because the Dues Are Low

Low dues don’t mean no restrictions.

Amber Ridge maintains covenants and a formal process for property improvements.

Trusting Old School Information

Always check WCPSS using the specific address.

Not Testing Your Commute

Knightdale has strong road connections, but your actual destination and travel time matter.

Is Amber Ridge Right for You?

Amber Ridge may be worth serious consideration if you want an established Knightdale neighborhood with single-family homes at several different sizes and price points.

As of August 2026, buyers can find options ranging from smaller three-bedroom homes in the mid-$200,000s to larger four-bedroom properties above $400,000.

That range is one of the neighborhood’s biggest strengths.

You don’t necessarily have to choose between a small starter-sized home and a larger house in a completely different community.

But the right answer comes down to the individual property.

What condition is it in?

How much space do you actually need?

How does the monthly payment feel?

What could need replacing?

Does the commute work?

Do the HOA rules fit what you want to do with the property?

That’s what we need to answer.
