Annandale in Garner, NC: A Buyer’s Guide to Homes, Builders, Amenities, and Pricing
Annandale in Garner, NC: A Buyer’s Guide to Homes, Builders, Amenities, and Pricing
If you’re searching for new construction in Garner, North Carolina, Annandale is one community that deserves a closer look, especially if you want a detached single-family home, larger homesites, and amenities already built into the neighborhood.
What makes Annandale different from some newer communities around Garner?
For starters, buyers currently have more than one builder and several different home-size options to compare. Lennar is selling homes through its Summit and Highland collections, while Adams Homes is also actively building in Annandale. The community includes a clubhouse, swimming pool, fitness center, playground, and multi-use athletic field.
I’m Brandy Nemergut, Realtor ~ eXp Realty Raleigh, NC, and I help buyers compare new construction, builders, neighborhoods, and resale homes throughout the Raleigh area.
Here’s what I’d want you to know before deciding whether Annandale belongs on your Garner home search.
Where Is Annandale in Garner, NC?
Annandale has a Garner, NC 27529 mailing address, with homes and builder sales activity around Ravensworth Drive, Fairbanks Avenue, Stoddard Lane, Prucha Lane, and nearby streets. Lennar and Adams Homes both currently market the community as Annandale in Garner.
There’s an important detail buyers should understand.
Although the address says Garner, Adams Homes identifies Annandale with the Johnston County School District, not Wake County Public Schools.
That’s a good reminder not to assume county, taxes, or schools based only on the mailing city.
If you’re considering a specific Annandale home, we want to verify the exact property information rather than simply saying, “It has a Garner address, so it must work like every other Garner property.”
Who Is Building Homes in Annandale?
Annandale currently gives buyers choices from at least two major builders:
Lennar
Adams Homes
That’s useful because different builders can offer very different floor plans, pricing, standard finishes, incentives, warranties, and contract terms.
I wouldn’t choose Annandale and then automatically choose the first builder you visit.
Compare them.
Lennar’s Summit Collection at Annandale
The Summit Collection is Lennar’s more moderately sized collection in Annandale.
As of August 2026, current plans include approximately 1,845 to 2,619+ square feet, with three to five bedrooms and two to three bathrooms. Starting prices currently run from about $411,990 into the upper $400,000s, depending on the floor plan and available home.
Current plans include:
Clayton III
Approximately 1,845 square feet, three bedrooms, and two bathrooms, currently starting around $411,990.
This could appeal to a buyer who wants new construction but doesn’t need a massive house.
Mayflower III
Approximately 2,472 square feet, four bedrooms, and three bathrooms, currently starting around $432,990.
Landrum III
Approximately 2,619 square feet, five bedrooms, and three bathrooms, currently starting around $466,990.
That range gives you quite a bit of flexibility within one Lennar collection.
Lennar’s Highland Collection at Annandale
If you need more space, the Highland Collection moves into larger floor plans.
Current Highland homes range from approximately 3,006 to 3,507 square feet, with four to five bedrooms and three to four bathrooms. As of August 12, 2026, floor-plan starting prices were approximately $476,990 to $502,990, while current quick-move-in examples reached into the upper $500,000s.
Current plans include:
Tyler: about 3,006 square feet, 5 bedrooms
Hastings III: about 3,127 square feet, 4 bedrooms
Marlette III: about 3,507 square feet, 5 bedrooms
If your wish list includes a guest room, larger home office, game room, formal dining space, or simply more separation between rooms, Highland may be where you spend more time.
What Does Adams Homes Offer in Annandale?
Adams Homes is also actively selling single-family homes in Annandale.
The builder currently advertises homes starting in the high $400,000s, with plans ranging from roughly 2,100 to 3,600 square feet, four to six bedrooms, two to five bathrooms, and two- or three-car garages depending on the plan.
As of August 2026, Adams had a move-in-ready example at 595 Ravensworth Drive priced at $488,800 with four bedrooms, three bathrooms, and approximately 2,316 square feet.
Adams also offers both ranch and two-story designs in the community.
That gives you yet another comparison.
You might discover that a Lennar Summit plan works best.
Or an Adams floor plan could give you the garage, bedroom arrangement, or homesite you prefer.
The builder name matters less than whether the specific home works for you.
How Much Do Homes in Annandale Cost?
Right now, Annandale has a fairly broad price range because the community includes multiple builders and home collections.
As of August 2026:
Lennar Summit plans start around $411,990
Lennar Highland plans start around $476,990
Adams Homes advertises homes from the high $400,000s
Current specific homes extend into the $500,000s depending on size and design
That range is exactly why I wouldn’t tell someone, “Homes in Annandale cost about $X.”
A 1,845-square-foot Summit home is a very different purchase from a 3,500-square-foot Highland home.
When we compare them, I’d look at:
Final purchase price
Square footage
Homesite size
Bedroom and bathroom count
Garage size
Builder incentives
Closing-cost incentives
Interest-rate incentives
Included finishes
HOA dues
Taxes and insurance
Estimated monthly payment
Starting price is only the beginning of the conversation.
Are the Homesites Larger Than You’ll Find in Some New Communities?
This can be one of Annandale’s more noticeable differences.
Current Highland listings include quick-move-in homes on approximately 0.39-acre homesites.
That’s worth comparing if yard space matters to you.
Not every Annandale property will have the same lot size, so I wouldn’t assume they’re all close to four-tenths of an acre.
But when we tour, I’d pay attention to:
Distance between homes
Backyard depth
Lot orientation
Drainage
Tree coverage
Usable yard area
Fence possibilities
How much yard you actually want to maintain
A larger homesite sounds great until you remember someone has to take care of it.
For some buyers, it’s a major benefit.
For others, a smaller lot is exactly what they want.
What Amenities Does Annandale Have?
This is another strong part of the community.
Both Lennar and Adams Homes currently identify amenities including:
Clubhouse
Swimming pool
Fitness center
Playground
Multi-use athletic field
The amenities are especially worth comparing with communities where the pool or clubhouse is still only planned for a future phase.
If you’re buying into Annandale, ask what’s operating now, what hours apply, and what the HOA covers.
How Much Is the HOA in Annandale?
Current Lennar information lists the Annandale HOA at approximately $99 per month. Current third-party community data for Adams Homes also shows an HOA figure around $99 monthly.
Still, don’t treat that as a permanent number.
Before purchasing, review the documents for your exact property and confirm:
Current dues
What the HOA maintains
Amenity access
Any capital contribution at closing
Fence and exterior modification rules
Parking restrictions
Rental restrictions
Pending assessments
It’s better to understand all of that before you own the home.
Annandale Summit vs. Highland: Which One Is Better?
Neither.
It depends on what you need.
Summit may make more sense if:
You want new construction but don’t necessarily need 3,000 square feet.
Current Summit options begin at about 1,845 square feet and include three-, four-, and five-bedroom plans.
Highland may make more sense if:
You want more than 3,000 square feet, larger four- or five-bedroom layouts, and more flexible living space.
Then there’s Adams Homes, which gives you another set of designs spanning roughly 2,100 to 3,600 square feet.
That’s why I’d tour more than one collection.
Buyer Scenario: You Want a Bigger Yard but Don’t Need a Huge House
This is a hypothetical example, not a client testimonial.
Say your priorities are:
Three or four bedrooms
Around 2,000 to 2,500 square feet
Detached home
Garage
Community pool
More usable yard
Access toward Raleigh
You may not need the Highland Collection at all.
A Summit plan or one of the Adams Homes options could give you the space you need without paying for another 1,000 square feet.
Then we compare homesites.
Maybe the house with fewer square feet has the better lot.
That may matter more to you.
Another Scenario: You Need Five Bedrooms and Plenty of Flex Space
Now imagine you need actual space.
You want five bedrooms, a home office, and a bonus or game area.
The larger Lennar Highland plans and Adams Homes options become more interesting.
Lennar’s Marlette III reaches approximately 3,507 square feet with five bedrooms, while Adams advertises plans up to approximately 3,600 square feet and as many as six bedrooms.
We’d compare both builders before deciding.
Which layout uses the square footage better?
What incentives are available?
Which lot do you prefer?
What does each home cost per month?
Those questions matter more than simply choosing the biggest plan.
What Shopping and Recreation Are Nearby?
Lennar and Adams both highlight Annandale’s access to Swift Creek Shopping Plaza, White Oak Crossing, restaurants, coffee shops, and other Garner-area shopping and services.
Lennar also points to nearby recreational destinations including Lake Benson Park, Langdon Pond, and Hinnant Family Vineyards & Winery.
For commuting, Adams Homes highlights access to I-40, I-540, and NC 42.
But test your own routes.
If you work in Raleigh, drive there during your normal commute.
If RTP or RDU is your regular destination, test that instead.
The phrase “convenient to Raleigh” is only useful if the route works for your schedule.
What Schools Serve Annandale?
This is one section where being precise matters.
Adams Homes currently identifies Annandale as being in the Johnston County School District and lists:
Cleveland Elementary
Cleveland Middle
West Johnston High
Johnston County Public Schools maintains a School Finder for current assignments.
If school assignment affects your buying decision, verify the exact address before purchasing.
Don’t rely only on the builder’s marketing page or an old listing because assignments can change.
Common Mistakes Buyers Can Make in Annandale
Assuming every Annandale home is comparable
It isn’t.
There are different builders, different collections, and homes ranging from under 2,000 square feet to well over 3,500.
Assuming Garner automatically means Wake County schools
Annandale builder information identifies Johnston County schools.
Verify the specific address.
Touring only one builder
If Adams and Lennar both have homes that fit your needs, compare them before signing.
Choosing the largest floor plan because the payment works
Buy the space you’ll actually use.
Ignoring the homesite
In Annandale, lot size can be an important part of the value.
Looking only at builder incentives
A large incentive doesn’t automatically make one home the better purchase.
Look at the final numbers.
Skipping inspection questions because it’s new construction
New homes still deserve proper walkthroughs and due diligence.
