If you’re considering buying a home in Arbor Greene in Garner, NC, there’s a lot to like about this established Wake County neighborhood. You’ll find single-family homes on relatively generous lots, mature landscaping, a private community pool, an HOA, and a location that puts you within reach of the rest of Garner and Raleigh.

Arbor Greene also feels different from many of the newer communities being built around Garner. You aren’t choosing between builder floor plans or waiting for a future phase to be completed. Most of the homes here were built around the early 2000s, so buyers are shopping established resale properties where condition, updates, lot location, and maintenance history matter just as much as square footage. Current listings in the neighborhood include homes built in 2000 and 2002.

So if Arbor Greene has popped up during your Garner home search, here’s what I’d want you to know before deciding whether it belongs on your short list.

Arbor Greene is a residential subdivision in Garner, North Carolina 27529, located in Wake County. The neighborhood’s official HOA site identifies Arbor Greene Drive as the community location, and current real estate listings place homes in the neighborhood within Wake County.

One of the neighborhood’s most distinctive local details is that Rand Road Elementary School is located at 300 Arbor Greene Drive, right along the neighborhood.

That doesn’t mean every home buyer should choose Arbor Greene because of a school, and it doesn’t mean you should assume a particular school assignment from a real estate listing. More on that below.

The bigger location question is how Arbor Greene works with your own daily routine.

If you work in Raleigh, Cary, RTP, or elsewhere in the Triangle, I’d drive your actual commute during the hours you normally travel. Do the same for the places you visit regularly.

That gives you a much better picture of a neighborhood than looking at mileage on a map.

What Are the Homes Like in Arbor Greene?

Arbor Greene is an established single-family home neighborhood, rather than an active new-construction development.

Looking at current and recent properties gives buyers a good sense of what they may encounter.

A home currently listed at 1116 Arbor Greene Drive was built in 2002 and has 1,859 square feet on approximately 0.32 acres. Another property at 1324 Arbor Greene Drive, built in 2000, has 3,238 square feet on about 0.32 acres.

A longtime local neighborhood source describes Arbor Greene homes as generally ranging from around 1,800 to 3,500 square feet, with lots often around one-third of an acre. That lines up reasonably well with the current properties available in the neighborhood.

That lot size is worth paying attention to.

If you’ve been touring newer construction around Garner, you may have noticed that some newer developments put larger homes on relatively compact homesites. Arbor Greene gives buyers another type of option: an established house with a yard that may provide more breathing room.

Of course, every property is different. Some homes have fences, decks, screened porches, finished spaces, wooded views, or other improvements.

That’s why I’d evaluate the individual house rather than assume every Arbor Greene home offers the same experience.

How Much Do Homes in Arbor Greene Cost?

Arbor Greene pricing varies depending on size, condition, improvements, location within the neighborhood, and the amount of updating a home has received.

As of August 12, 2026, one active home at 1116 Arbor Greene Drive was priced at $380,000 for 1,859 square feet. Another current property at 1324 Arbor Greene Drive was pending at $445,000 with 3,238 square feet.

A separate Arbor Greene property at 1224 Arbor Greene Drive was also being marketed in the upper-$300,000 range.

Recent sales provide another useful reference point. A home at 700 Arbor Greene Drive sold for approximately $410,000 in 2026.

Those numbers aren’t meant to establish a permanent price range. They’re simply a snapshot of what buyers were seeing in August 2026.

And this is exactly why I don’t recommend using a citywide Garner median price to decide what an Arbor Greene property is worth.

If you’re interested in a specific home, I’d compare it with the most relevant recent neighborhood sales. Then we’d adjust for square footage, condition, lot, renovations, major systems, and other features.

Two homes sitting three streets apart can have very different values.

Does Arbor Greene Have a Pool and HOA?

Yes.

Arbor Greene has its own homeowners association and a private neighborhood swimming pool. The official neighborhood website states that the pool operates from the first week of May through the end of September, with access controlled by key fob. Current posted pool hours are sunrise to sundown.

The HOA also maintains community bylaws, architectural guidelines and covenants.

For buyers, that means I’d want to review the HOA documents before the purchase is finalized.

Current property listings show HOA costs in the neighborhood at roughly $44 to $45 per month, although buyers should verify the exact dues and any applicable fees directly for the property they’re purchasing.

Don’t look at an HOA only as an extra bill.

Look at what you’re receiving, what restrictions apply to the home, how the association operates, and whether those rules fit how you plan to use the property.

What About Schools in Arbor Greene?

School information is one area where I recommend being especially precise.

Rand Road Elementary School is physically located at 300 Arbor Greene Drive.

Current real estate information for Arbor Greene properties also lists Rand Road Elementary, North Garner Middle and South Garner High among nearby schools.

But here’s the important part.

Wake County Public School System assigns base schools according to the specific residential address, and those assignments can change. WCPSS provides an official address lookup that lets buyers check the current base assignment by address, school year and grade level.

So if schools are part of your home-buying decision, don’t rely solely on Zillow, Realtor.com, an old MLS listing, or what someone remembers from several years ago.

Check the exact address with WCPSS.

That’s the information that matters for the home you’re actually considering.

What Is Nearby in Garner?

One reason I encourage buyers to spend time outside the neighborhood during a home tour is that you’re buying into the surrounding area too.

If outdoor recreation matters to you, two Garner spots worth visiting while you’re getting to know the area are Lake Benson Park and White Deer Park.

Lake Benson Park includes approximately 1.8 miles of walking trails, playgrounds, picnic shelters and the Garner Veterans Memorial.

White Deer Park is a 96-acre park with two miles of paved trails, playgrounds, picnic areas, wooded spaces, a wildflower meadow and a nature center.

Garner currently manages 11 parks totaling more than 475 acres, so buyers who enjoy parks, trails and recreation have several options to explore around town.

My suggestion is simple: when you tour Arbor Greene, give yourself extra time.

Drive around Garner.

Test your commute.

Visit the grocery stores and restaurants you’d actually use.

Check out a park.

A neighborhood can look perfect online and feel completely different once you spend an afternoon there.

Why Buyers May Choose Arbor Greene Over New Construction

This is probably one of the most interesting comparisons in the current Garner market.

There’s plenty of new construction around Garner and southeastern Wake County. For some buyers, brand-new is exactly what they want.

But an established neighborhood like Arbor Greene can offer something different.

You may find mature trees, established landscaping, larger yards and homes where previous owners have already added features like fences, decks, screened porches or finished spaces.

On the other hand, a resale home built around 2000 may have systems that need closer examination.

That’s the tradeoff.

With new construction, you’re thinking about builder quality, lot premiums, upgrades and warranties.

With an established home, you need to pay attention to maintenance history.

A Typical Arbor Greene Buyer Comparison

Imagine you find a 2,400-square-foot home in Arbor Greene and a similarly priced new-construction home elsewhere in Garner.

The new home has modern finishes and everything is brand-new.

The Arbor Greene home has a larger yard, mature trees and access to an established neighborhood pool.

Which one should you buy?

I wouldn’t answer that by asking which kitchen you like better.

I’d compare the complete cost and lifestyle.

Look at the mortgage payment. HOA dues. Property taxes. Insurance. Lot size. Commute. Inspection findings. Age of the roof and HVAC. Improvements already made. Builder incentives on the new home. Any work you’d immediately want to do to the resale property.

Then ask yourself where you’d actually rather live.

That usually makes the answer a lot clearer.

What Should You Inspect Carefully in an Arbor Greene Home?

Because Arbor Greene is an established neighborhood, the condition of each individual property matters.

Current listings show homes in the neighborhood dating to around 2000 and 2002.

That doesn’t make them “old” homes, but it does mean you should pay attention to major components.

When I’m helping a buyer look at an established resale property, I want them thinking about the roof, HVAC systems, water heater, windows, crawl space or foundation, plumbing, electrical components, appliances, drainage, exterior condition and any additions or renovations.

For example, the current listing at 1324 Arbor Greene Drive highlights a roof replaced in 2026, HVAC systems replaced in 2018 and 2019, and a water heater replaced in 2019. That kind of information can materially change how you compare one resale home with another.

The age printed on the tax record only tells part of the story.

Maintenance tells the rest.

Common Mistakes Buyers Make When Looking at Arbor Greene

The biggest mistake is comparing homes only by purchase price.

A $390,000 home needing a roof, HVAC replacement and significant cosmetic work may be a very different financial decision from another home priced higher where several major updates have already been completed.

They aren’t.

After more than two decades, different owners have maintained, renovated and improved their properties differently.

And finally, don’t assume the school information attached to an online listing is your final answer. Verify the exact address through Wake County’s current assignment system.

If several of those things are already on your wish list, Arbor Greene deserves a closer look.

So, Is Arbor Greene Worth Considering?

Yes. For buyers looking at established neighborhoods in Garner, Arbor Greene can be a strong community to compare with both nearby resale neighborhoods and newer construction.

What stands out to me isn’t one flashy feature.

It’s the combination.

You have established single-family homes, roughly one-third-acre lots on many properties, mature surroundings, a neighborhood pool, Wake County location, and a range of home sizes. Current inventory also shows buyers may find options ranging from the upper $300,000s into the $400,000s, depending on the property.

But I wouldn’t tell you to buy in Arbor Greene simply because those features sound good.

I’d compare it with what else your budget can buy in Garner.

That’s the part that matters.
