Buying in Kyndal, Garner NC: Homes, Pool, HOA, Prices & What Buyers Should Know
If you’re thinking about buying a home in Kyndal in Garner, NC, this neighborhood deserves a look if you want newer-feeling single-family homes, a community pool, two-car garages, relatively modest HOA dues, and convenient access toward I-40, NC-42, Garner, Clayton, and Raleigh.
There’s one local detail I’d make sure you understand from the beginning.
Kyndal has a Garner, NC 27529 mailing address, but the neighborhood is in Johnston County.
Current MLS records for Kyndal homes on Kyndallee Lane, Colson Drive, and other neighborhood streets consistently identify Johnston County.
That matters when you’re comparing schools, taxes, services, and other property-specific details.
I’m Brandy Nemergut, Realtor ~ eXp Realty Raleigh, NC, and I help buyers understand the differences between neighborhoods throughout Garner and the greater Raleigh area before they decide where to buy.
Here’s what I’d want you to know about Kyndal.
Where Is the Kyndal Neighborhood in Garner, NC?
Kyndal is located near Cornwallis Road and NC Highway 42, with access toward I-40.
Common streets in the community include:
Kyndallee Lane
Colson Drive
Kaspurr Drive
Bornean Drive
Kasdon Drive
Current MLS directions commonly take buyers from I-40 to Exit 312, then along Highway 42 and Cornwallis Road before entering the neighborhood on Kyndallee Lane.
That location can be useful if your daily routine takes you toward Raleigh, Garner, Clayton, or other parts of Johnston County.
A current Kyndal listing also highlights access to NC-42, U.S. 70, I-40, White Oak shopping, grocery stores, and restaurants.
I still recommend driving your actual commute.
If you work in downtown Raleigh, Cary, RTP, North Hills, or somewhere else in the Triangle, test the trip during the hours you’ll really be traveling.
That gives you a much better picture of daily life than a map estimate.
What Are the Homes Like in Kyndal?
Kyndal is newer than many established Garner-area neighborhoods.
The homes I reviewed were largely built during the 2010s, with examples ranging from 2012 through 2018.
For example:
64 Colson Drive was built in 2012.
10 Colson Drive was built in 2013.
127 Colson Drive was built in 2015.
123 Kaspurr Drive was built in 2016.
146 Kyndallee Lane was built in 2017.
66 Kyndallee Lane was built in 2018.
That gives Kyndal an interesting position in the market.
You’re not necessarily paying the premium for brand-new construction, but many of the homes are still considerably newer than properties in Garner neighborhoods built during the 1960s, 1970s, or 1980s.
You’ll Find More Than One Type of Floor Plan
Kyndal isn’t a neighborhood where every house has exactly the same layout.
There are ranch homes, two-story homes, and one-and-a-half-story designs.
For example, 10 Colson Drive is a four-bedroom ranch built in 2013 with approximately 2,372 square feet and a primary bedroom on the main floor.
Meanwhile, 146 Kyndallee Lane is a one-and-a-half-story Craftsman-style home with approximately 2,886 square feet. It has three bedrooms and two full bathrooms on the main level, plus another bedroom, full bath, and bonus room upstairs.
Depending on the property, you may find:
Three or four bedrooms
Primary bedrooms on the main floor
Large bonus rooms
Home-office space
Open-concept kitchens and living rooms
Gas fireplaces
Screened porches
Two-car garages
Three-car garages on some homes
Fenced backyards
That variety is useful if you like the neighborhood but have a specific floor plan in mind.
How Large Are the Lots in Kyndal?
Lot sizes vary more than you might expect.
Recent examples include:
96 Kyndallee Lane at approximately 0.26 acres
146 Kyndallee Lane at approximately 0.31 acres
127 Colson Drive at approximately 0.37 acres
32 Colson Drive at approximately 0.50 acres
10 Colson Drive at approximately 0.90 acres
So I wouldn’t describe Kyndal as having one standard lot size.
Some properties feel like fairly traditional suburban lots.
Others give you considerably more outdoor space.
If yard size matters to you, pay attention to the specific property rather than assuming every Kyndal home will feel the same.
Also look at how the lot is laid out.
A larger lot isn’t necessarily more useful if a big portion is heavily sloped, wooded, or affected by drainage.
How Much Do Homes Cost in Kyndal?
As of August 2026, Kyndal has been seeing homes generally trade in the mid-400,000sintothelow-500,000s, although size, condition, lot, and upgrades can create meaningful differences.
Recent examples include:
123 Kaspurr Drive sold for $454,000 on August 10, 2026. It had four bedrooms, approximately 2,950 square feet, a 0.31-acre lot, and a three-car garage.
27 Kyndallee Lane sold for $540,000 on July 30, 2026 with four bedrooms and approximately 2,867 square feet.
As of the latest listing data I found, 146 Kyndallee Lane was offered at $495,000 with four bedrooms, three bathrooms, and approximately 2,886 square feet.
Another property at 10 Colson Drive was pending at $480,000, with four bedrooms and approximately 2,372 square feet.
Those numbers are useful context, but they are not a permanent Kyndal price range.
The market changes.
More importantly, the houses aren’t identical.
When I’m helping a buyer evaluate a Kyndal home, I’d compare:
Recent closed sales
Square footage
Lot size
Ranch versus two-story layout
Garage size
Condition
Interior updates
Roof age
HVAC age
Outdoor living areas
Days on market
Seller concessions
That gives us a much more useful answer than an automated estimate.
Does Kyndal Have a Community Pool?
Yes.
This is one feature that separates Kyndal from some of the other Garner-area neighborhoods buyers may be considering.
Current property data identifies a community pool as an HOA amenity in Kyndal.
That can be appealing if you want a neighborhood amenity without moving into one of the much larger master-planned communities.
For buyers comparing several communities, think about whether you’ll actually use the pool.
If you will, it adds real value to your day-to-day experience.
If you know you’ll never use it, then it may be less important than the lot, floor plan, or location.
How Much Is the Kyndal HOA?
Kyndal does have a homeowners association.
Recent 2026 MLS information shows annual HOA dues of approximately $580 per year, which works out to roughly $48 per month.
That’s relatively modest compared with communities where HOA dues include multiple pools, clubhouses, fitness centers, and larger amenity packages.
Still, don’t rely on an article to tell you exactly what you’ll pay when you buy.
HOA dues can change.
Before closing, I’d review:
Current HOA dues
Covenants
Architectural guidelines
Pool rules
Fence requirements
Shed and outbuilding rules
Parking restrictions
Any upcoming assessments
If you’re already imagining a fence, shed, patio, or major exterior project, read those rules before the home becomes yours.
Does Kyndal Have Public Water and Sewer?
Current property records show public water and public sewer on multiple homes in Kyndal.
For example, both 32 Colson Drive and 127 Colson Drive show public water and sewer.
That may be appealing if you’re also comparing Kyndal with lower-density communities in the Garner area where private wells or septic systems are more common.
As always, confirm utilities for the exact home you’re buying.
What Should You Inspect in a Kyndal Home?
Most Kyndal homes aren’t old.
But many are now roughly eight to fourteen years old.
That’s enough time that you shouldn’t assume everything is still practically new.
HVAC
Ask how old the system is and whether it has been serviced regularly.
If the house has separate upstairs and downstairs systems, check both.
Roof
Many roofs may still have plenty of useful life remaining, but inspect the actual roof rather than estimating based only on the home’s age.
Storm history matters too.
Water heater
Find out whether it’s original or already replaced.
Foundation
Kyndal has different foundation types.
For example, 10 Colson Drive has a slab foundation, while 146 Kyndallee Lane has a crawlspace.
If the home has a crawlspace, pay attention to:
Moisture
Drainage
Vapor barrier condition
Insulation
Wood-destroying insects
Previous repairs
Drainage
Don't skip the yard.
Look at where water moves during heavy North Carolina rain.
Check gutters, downspouts, grading, and low areas around the house.
Screened porches and decks
Several Kyndal homes include screened outdoor spaces.
Inspect those just as carefully as the interior.
What Schools Serve Kyndal?
Current Kyndal listings commonly identify:
Cleveland Elementary
Cleveland Middle
Cleveland High
within Johnston County Public Schools.
But this is one area where I would be especially careful about relying on an old real estate listing.
Johnston County Public Schools is implementing school-boundary changes for the 2026-2027 school year, including adjustments related to new schools and balancing enrollment. JCPS specifically directs families to its address-based School Finder for current assignments.
If school assignment is important to your move, verify the exact property address.
Don’t assume every Kyndal house will always have the same assignment.
Is Kyndal Convenient to Raleigh?
Kyndal’s location near NC-42 and I-40 is one of the reasons buyers may consider it.
From the neighborhood, you can head toward:
Raleigh
Garner
Clayton
White Oak
Cleveland-area shopping and dining
A current Kyndal listing specifically notes access to NC-42, U.S. 70 and I-40 along with White Oak-area shopping.
That sounds convenient.
But "convenient" means different things to different people.
If you work from home, you may care more about grocery stores and everyday errands.
If you commute into Raleigh five days a week, morning traffic may be one of your biggest considerations.
Drive your real route before buying.
Buyer Scenario: Kyndal vs. Brand-New Construction
Imagine you’re choosing between a Kyndal home around $500,000 and a brand-new home in another Johnston County community.
The Kyndal home was built in 2016.
It has:
An established yard
A two- or three-car garage
A screened porch
Community pool access
HOA dues around $580 annually
The new home may give you:
Brand-new HVAC
Brand-new roof
Builder warranty
Current finishes
But perhaps the lot is smaller and the HOA dues are higher.
Which is better?
It depends on what matters to you.
If your biggest priority is having everything brand-new, the new house may be the better fit.
If you prefer Kyndal's location, established setting, lot sizes, and community pool, a resale may give you more of what you actually want.
Buyer Scenario: Ranch vs. Two-Story
Kyndal also gives buyers different floor-plan options.
Maybe you're comparing a four-bedroom ranch with a two-story home.
The ranch gives you the primary bedroom and most living space on one floor.
The two-story may give you more separation between living areas and bedrooms.
If you’re planning to stay in the home for a long time, think about how the floor plan will work five or ten years from now.
Don't choose only based on which kitchen photographs better.
Layout affects how you live every day.
Common Mistakes Buyers Make in Kyndal
Assuming Garner means Wake County.
Kyndal has a Garner mailing address but is in Johnston County.
Assuming all Kyndal lots are the same size.
Current examples range from around a quarter acre to considerably larger parcels.
Forgetting to budget for the HOA.
The dues are relatively modest, but they are still part of your ownership costs.
Not reviewing the pool and HOA rules.
Know what your dues cover and what exterior changes require approval.
Assuming a 2015 home has no maintenance coming.
Even newer homes eventually need roofs, HVAC systems, water heaters, and exterior maintenance.
Relying on an old school assignment.
Johnston County boundaries are changing. Verify the exact address.
Comparing list prices instead of homes.
A $480,000 ranch and a $495,000 two-story may serve completely different buyers.
Is Kyndal in Garner, NC Worth Considering?
For the right buyer, Kyndal in Garner, NC can be a strong neighborhood to put on your list.
It may be especially appealing if you want:
Detached single-family homes
Mostly 2010s construction
Three- and four-bedroom options
Ranch and two-story layouts
Two-car garages, with some three-car options
A neighborhood swimming pool
Public water and sewer
Relatively modest HOA dues
Lots that can be larger than some newer developments
Access toward I-40, NC-42, Garner, Clayton, and Raleigh
You may want to compare other communities if you specifically want:
Brand-new construction
No HOA
Acreage on every property
A large clubhouse or extensive amenity complex
A home located specifically in Wake County
Kyndal offers a nice middle ground.
The homes are established but still relatively new.
You have a community pool without an especially large HOA fee.
And there’s enough variation in floor plans and lot sizes that you aren’t looking at the exact same house over and over.
The key is choosing the right Kyndal property for your needs.
