Could Camden Park Be the Right New Townhome Community for You in Knightdale, NC?
Could Camden Park Be the Right New Townhome Community for You in Knightdale, NC?
If you’re looking for a new townhome in Knightdale, North Carolina, Camden Park is a community worth knowing about, especially if you want newer construction without giving up a surprising amount of interior space.
Built by Davidson Homes, Camden Park introduces a new three-story townhome design in the heart of Knightdale. The community is currently selling homes with approximately 2,233 square feet, three to four bedrooms, multiple bathrooms, and two-car garages.
There’s also more happening outside the front door. Camden Park includes a community pool, playgrounds, cabana and gathering area, play lawn, open space, and grounds maintenance.
I’m Brandy Nemergut, Realtor ~ eXp Realty Raleigh, NC, and I help buyers compare new construction and resale communities throughout Knightdale, Raleigh, and the surrounding area.
If Camden Park has caught your eye, here’s what I’d want you to know before deciding whether one of these townhomes fits your move.
Where Is Camden Park in Knightdale?
Camden Park sits near the corner of Fayetteville Street and Broadway Street in Knightdale, NC 27545. The Town of Knightdale approved approximately nine acres here for a planned townhome development of up to 74 lots.
Davidson Homes lists its community address at 141 Broadway Street, which puts Camden Park right in an established part of Knightdale rather than on the far edge of town.
That location is one of the first things I’d pay attention to.
Knightdale itself sits at the intersection of I-540 and I-87, giving residents connections toward Raleigh and other parts of the Triangle.
Davidson currently estimates Camden Park at about 20 minutes from Downtown Raleigh and around 30 minutes from Raleigh-Durham International Airport, although actual drive times will vary with traffic.
If commute time matters to you, drive it yourself during the hours you’d normally travel.
That tells you much more than a mileage number.
What Makes the Camden Park Townhome Design Different?
The biggest thing buyers may notice is the size.
These aren’t small two-bedroom townhomes built around minimum square footage.
Davidson currently offers Camden Park floor plans at approximately 2,233 square feet, with three or four bedrooms and two-car garages.
The community uses variations of two main designs, The Avery and The Mitchell, with interior and exterior configurations available.
The layouts are spread across three levels.
Depending on the plan and options, you can find features such as:
A private study
Three or four bedrooms
Open kitchen and family room
Large kitchen island
Pantry
Breakfast area
Balcony
Owner’s suite with walk-in closet
Two-car alley-loaded garage
Optional gourmet kitchen
Optional upgraded owner’s shower
For someone working from home, that first-floor study could be especially useful.
And if you need a fourth bedroom, some versions of these plans allow the layout to be configured differently.
Three-Story Living: Is It Right for You?
This is one of the things I’d want you to think about before falling in love with the finishes.
Camden Park’s current plans are three-story townhomes.
For some buyers, that works really well.
Having living spaces spread across different levels can create separation between work, entertaining, and sleeping areas.
For another buyer, three levels may mean more stairs than they want every day.
Neither reaction is wrong.
When we tour Camden Park, I’d have you think about normal life.
Where will groceries come in?
Where will your office be?
Where is the laundry?
Will you be comfortable going up and down several levels every day?
Will guests be comfortable with the layout?
A floor plan can look great online and still feel very different once you walk it.
How Much Do Camden Park Townhomes Cost?
Pricing changes as homes sell and new ones are released, so this section should always be checked again when you’re ready to buy.
As of August 12, 2026, Davidson Homes was advertising Camden Park generally from the low-$300,000s into the mid-$300,000s.
Current floor-plan starting prices included approximately:
Avery Interior: $310,000+
Mitchell Interior: $312,000+
Avery Exterior: $334,000+
Mitchell Exterior: $336,000+
Davidson also showed several specific homes available or coming soon, including examples priced from $313,500 to $362,000, all at approximately 2,233 square feet.
That spread shows why you shouldn’t stop at the words “from the low $300s.”
The actual home matters.
What Should You Compare Besides the Price?
With new construction, the number you first see online doesn’t tell you everything.
I’d want to know:
Which homesite you’re buying
Whether it’s an interior or end unit
Which floor plan and exterior you chose
Bedroom and bathroom configuration
Included finishes
Design upgrades
Builder incentives
Closing-cost offers
HOA expenses
What the HOA maintains
Your estimated taxes and insurance
Final monthly payment
Davidson’s current community information specifically lists grounds maintenance among the Camden Park community features.
That could be appealing if one reason you’re considering a townhome is that you want less exterior work.
Still, I’d review the current HOA documents for the exact property before purchasing so you know what is and isn’t included.
Does Camden Park Have a Pool?
Yes.
Davidson Homes currently lists a community pool as one of Camden Park’s amenities.
More detailed current home information describes it as a Junior Olympic-size pool with a splash zone.
That’s a nice distinction.
Instead of simply having a small neighborhood pool, residents have a larger recreational feature built into the community.
Camden Park also includes a cabana or gathering area, play lawn, playgrounds, and open space. One current Davidson listing specifically notes two playgrounds.
If you’ll actually use those things, they can become part of your everyday lifestyle.
If you won’t, then the home itself and the monthly costs should carry more weight in your decision.
Why Might Someone Choose Camden Park Instead of a Single-Family Home?
This is where the comparison gets interesting.
At roughly 2,233 square feet with three or four bedrooms and a two-car garage, a Camden Park townhome offers space that overlaps with plenty of detached homes.
So the question isn’t necessarily:
“Do I want a small townhome or a big house?”
It may be:
“Would I rather have 2,200-plus square feet in a newer townhome with community amenities and grounds maintenance, or use my budget toward a detached resale home somewhere else in Knightdale?”
That’s a much better comparison.
A detached home may give you:
More private yard space
No shared walls
Different HOA responsibilities
More outdoor flexibility
A Camden Park townhome may give you:
New construction
Two-car garage
Modern floor plan
Less exterior upkeep
Pool and shared amenities
A location in an established part of Knightdale
The right choice depends on what you actually care about.
A Buyer Scenario: You Need Space but Don’t Want Yard Work
This is an example, not a client testimonial.
Say you need three bedrooms plus a home office.
You want somewhere around 2,000 square feet.
A garage matters.
You like newer kitchens and newer systems, but spending your Saturday doing yard work isn’t high on your list.
Camden Park could make sense.
The current 2,233-square-foot floor plans offer three-bedroom configurations with a study, and Davidson lists grounds maintenance among the community features.
Then we’d compare that townhome with a detached resale home at a similar price.
Which has the better monthly numbers?
How much maintenance comes with each?
How does the location compare?
Which layout feels better?
That’s how you decide.
Another Scenario: You Need Four Bedrooms
Maybe your biggest issue is bedroom count.
Camden Park currently has quick move-in examples with four bedrooms, 3.5 bathrooms, and 2,233 square feet.
That could make the neighborhood interesting if you assumed a four-bedroom home automatically meant buying a larger detached property.
But there’s a tradeoff.
You’re getting that bedroom count across three stories.
So I’d have you walk the layout and decide whether the vertical space works for you.
Don’t choose a home from the bedroom count alone.
What Is Around Camden Park?
Because Camden Park is located in Knightdale rather than farther out in a rural setting, you’re close to existing town amenities and destinations.
Davidson’s current community information lists Knightdale Station Park, Oak City Brewing Company, The Depot on First, and other Knightdale destinations within a short distance of Camden Park.
Knightdale Station Park itself is a major town recreation area at 810 N. First Avenue, with facilities that include athletic and community recreation spaces.
Again, I’d encourage you to drive the area.
See where you’d grocery shop.
Try the route to work.
See what you’d actually walk or drive to.
That gives you a better picture than simply reading “great Knightdale location” on a builder page.
Camden Park vs. Other New Townhome Communities in Knightdale
This is a comparison worth making because Knightdale has multiple newer communities offering attached housing.
With Camden Park, the biggest things I’d put in the comparison column are:
Approximately 2,233 square feet
Three or four bedrooms
Three-story layouts
Two-car garages
Community pool
Splash zone
Playgrounds
Cabana and gathering area
Grounds maintenance
Central Knightdale location
Then we compare those features with another townhome community.
Maybe the other community costs less but is smaller.
Maybe another has only a one-car garage.
Maybe you prefer two-story living somewhere else.
Maybe another HOA includes more services.
The point isn’t to declare Camden Park better.
It’s to figure out what you’re getting for the money.
What Should Buyers Know About New Construction Here?
Camden Park is actively selling and still being built, so buyers may encounter quick move-in homes, future move-in dates, and presale opportunities depending on inventory.
That means you should ask questions before signing anything.
I’d want you to understand:
What stage of construction the home is in
Which selections can still be changed
Expected completion date
Deposit requirements
Builder incentives
Financing requirements tied to incentives
Inspection opportunities
Builder warranty
HOA documents
Walkthrough process
A new home can feel simple because nobody has lived there yet.
You still want to understand exactly what you’re buying.
What Schools Serve Camden Park?
Davidson’s community page currently references Knightdale Elementary School, Neuse River Middle School, and Knightdale High School.
I would still verify school assignment using the exact Camden Park address you’re considering.
Wake County Public School System states that a student’s base schools are determined by the student’s residence and provides an official address lookup for buyers and residents.
School boundaries and assignments can change, so the specific address and school year matter more than a builder page.
Common Mistakes Buyers Can Make When Looking at Camden Park
Looking only at the starting price
A particular quick move-in home may be priced differently from the base floor plan. Current inventory already shows that range.
Assuming all 2,233 square feet will feel the same
Avery and Mitchell configurations can use the space differently. Walk the layouts.
Forgetting about the stairs
These are three-story homes. Think about how that works with your daily routine.
Not reviewing the HOA documents
Grounds maintenance and shared amenities are part of the community, so understand the association responsibilities before purchasing.
Comparing only townhomes
Also compare Camden Park with detached resale homes in Knightdale. Your budget may give you choices in both categories.
Assuming new construction doesn’t need inspection questions
Ask what inspections and walkthroughs are available and how the builder warranty process works.

If you’re looking for new townhomes in Knightdale, NC, Camden Park deserves a comparison.
The townhomes give you something buyers don’t always expect from attached living: approximately 2,233 square feet, three or four bedrooms, two-car garages, dedicated flexible spaces, and modern three-story layouts.
Then you add the pool, splash zone, playgrounds, gathering area, play lawn, open space, and grounds maintenance.
For the right buyer, that combination could make a lot of sense.
But go see it.
Walk all three floors.
Stand in the garage.
Look at the bedroom sizes.
Check the HOA.
Compare the final monthly cost with another new townhome community and at least one detached home.
That’s when you’ll know whether Camden Park actually fits.
