Everwood in Garner, NC: What Buyers Should Know About Homes, Prices, HOA Fees and Location
Updated August 2026
If you’re considering Everwood in Garner, NC, this established Wake County neighborhood may be worth a closer look if you want a larger single-family home, sidewalks, mature landscaping, and convenient access toward White Oak Crossing, US-70, and I-40.
Everwood is located off Bryan Road near White Oak Road in Garner’s 27529 ZIP code. Current property records identify the neighborhood as being in Wake County, which is important because plenty of homes with Garner mailing addresses are actually across the line in Johnston County.
The neighborhood also gives buyers something different from many of Garner’s newest developments.
Most Everwood homes are established resales rather than brand-new construction. Property records show homes built across several years, including examples from 2006, 2007, 2008, 2010, 2012, 2014, and 2015.
That means buyers can find mature landscaping and larger floor plans while still getting homes considerably newer than many of Garner’s older 1970s, 1980s, and 1990s neighborhoods.
Here’s what I’d want you to know before buying in Everwood.
Where Is Everwood in Garner, NC?
Everwood is located along Bryan Road, close to White Oak Road.
Directions for neighborhood homes commonly take buyers from I-40 to Exit 306 and US-70, then toward White Oak Road and Bryan Road before entering Everwood on Tallowwood Drive.
That places the neighborhood near the White Oak side of Garner.
If shopping, restaurants, or access toward Raleigh matter to you, this is one location I’d compare with communities farther south or east of Garner.
But don’t decide based on a map alone.
Drive the commute during the hours you’ll actually use it.
If you leave home at 7:30 a.m., test Everwood at 7:30 a.m. If you regularly head toward downtown Raleigh or another Triangle employment area, do the return drive too.
That will tell you whether the location fits your routine.
What Are the Homes Like in Everwood?
One of Everwood’s biggest strengths is the amount of interior space buyers can find.
Many neighborhood examples are roughly 2,500 to 3,500 square feet, although individual homes fall outside that range.
For example:
108 Thistletree Court has 5 bedrooms, 3 bathrooms, 2,519 square feet, and was built in 2010.
304 Tallowwood Drive has 4 bedrooms, 3 bathrooms, 2,987 square feet, and was built in 2006.
109 Twinberry Lane has 4 bedrooms, 2.5 bathrooms, 2,968 square feet, and was built in 2007.
124 Twinberry Lane has 4 bedrooms, 3.5 bathrooms and approximately 3,420 square feet.
335 Tallowwood Drive has approximately 3,024 square feet and a first-floor primary suite.
You’ll see traditional and transitional architecture, two-story homes, and one-and-a-half-story layouts. Some homes have first-floor primary bedrooms, bonus rooms, screened porches, hardwood floors, walk-in attics, and two-car garages.
That variety makes Everwood useful for buyers who need more than a basic three-bedroom floor plan.
Maybe you work from home.
Maybe you need a bonus room.
Maybe you specifically want the primary bedroom downstairs.
Those are features I’d pay attention to instead of looking only at total square footage.
What Are the Lots Like?
Everwood generally has a more traditional suburban lot size than the acre-plus communities we’ve covered around Garner.
Two of the most recent 2026 sales, 304 Tallowwood Drive and 108 Thistletree Court, each sit on approximately 0.28 acres. A Twinberry Lane example has about 0.31 acres.
There are larger lots in the neighborhood too. Public property data shows some Everwood homes with lots approaching a half-acre.
So I wouldn’t assume every backyard is the same.
If outdoor space matters, look at:
Lot size
Usable backyard space
Slope and drainage
Tree coverage
Fencing
Cul-de-sac position
How close neighboring homes feel
A quarter-acre lot with a smart layout can sometimes feel more useful than a larger lot with a steep or heavily wooded backyard.
How Much Do Homes in Everwood Cost?
Recent 2026 sales give us a good snapshot of what buyers have actually paid.
304 Tallowwood Drive sold for $599,000 on May 1, 2026. It offered four bedrooms, three bathrooms, 2,987 square feet, and a 0.28-acre lot.
Then 108 Thistletree Court sold for $555,000 on July 29, 2026. That home had five bedrooms, three bathrooms, 2,519 square feet, a 0.28-acre cul-de-sac lot, and was built in 2010.
A larger Everwood home at 109 Coffeeberry Court sold for $614,000 in 2025. It had approximately 2,981 square feet, four bedrooms, and 3.5 bathrooms.
Those examples suggest why buyers shouldn’t treat Everwood as having one fixed price.
Home size matters.
Condition matters.
Updates matter.
Floor plan matters.
A five-bedroom home with 2,500 square feet can compete very differently from a 3,400-square-foot property with more living space and a larger lot.
Pricing also changes quickly, so I’d always run fresh neighborhood comparables before deciding what to offer.
Everwood Has an HOA
Yes. Everwood has an active homeowners association, and the community currently appears on Community Focus of NC’s list of managed associations.
Recent MLS data for 108 Thistletree Court showed annual HOA dues of $221, with maintenance of common grounds listed among the association services.
The 2026 sale at 304 Tallowwood Drive also shows a $221 annual HOA fee.
Older property records show lower historical amounts such as $171, $180, or $188 annually. That tells us the dues have changed over time, so an old listing should never be your final source.
Before buying, I’d review the current HOA documents and ask:
What are the current annual dues?
What does the HOA maintain?
Are there architectural approval requirements?
What are the fence rules?
Are sheds or detached structures allowed?
Are there restrictions involving parking or trailers?
Are there rental restrictions?
Are any assessments planned?
The fee itself is only one part of the HOA decision.
The rules matter too.
Does Everwood Have Sidewalks?
Yes. Recent MLS information for Everwood identifies sidewalks as a neighborhood feature.
That gives Everwood a different feel from some larger-lot Garner communities where sidewalks may not exist.
If being able to walk through the neighborhood matters to you, I’d pay attention to the exact street and route while touring.
Online photos don’t always show how sidewalks connect throughout a community.
Does Everwood Have a Community Pool?
I would not advertise Everwood as having a neighborhood pool based on the current information I found.
One Coffeeberry Court property had a private in-ground saltwater pool, but that was a feature of the individual home rather than clear evidence of a shared Everwood community pool.
Recent HOA records instead identify common-ground maintenance and sidewalks without listing a community swimming pool.
If a pool is important to you, verify the current HOA amenities directly rather than assuming a pool shown in a listing belongs to the neighborhood.
Public Water and Sewer Are Another Difference
Recent Everwood property records show public water and public sewer.
Both 304 Tallowwood Drive and 108 Thistletree Court are recorded with public water and sewer service.
That distinguishes Everwood from some larger-lot Garner-area communities where buyers need to understand septic systems.
You should still confirm utilities for the exact home, but public sewer can simplify certain maintenance considerations compared with owning an individual septic system.
Everwood vs. New Construction in Garner
This is probably one of the best comparisons to make.
A new Garner home may offer:
Brand-new HVAC
A new roof
Builder warranties
Current kitchen finishes
Newer energy-efficiency features
Potential builder incentives
Everwood may offer:
Larger established homes
Mature landscaping
Sidewalks
Established streets
Existing screened porches or outdoor improvements
First-floor primary-bedroom options
More individual floor plans
A Wake County location near White Oak and Bryan Road
Neither choice is automatically better.
The question is what you value.
If you really want a brand-new home with minimal near-term maintenance, new construction may win.
If you’d rather have approximately 3,000 square feet in an established neighborhood closer to the White Oak side of Garner, Everwood could be more appealing.
Buyer Scenario: Newer House or More Established Location?
Imagine two homes are around the same price.
One is new construction farther from the places you visit regularly.
The second is a 2007 Everwood home with mature landscaping and an established neighborhood around it.
The new house has the latest kitchen.
The Everwood house may give you a shorter everyday drive or a floor plan you prefer.
Which one matters more?
That’s why I tell buyers not to shop only for houses.
You’re choosing the location too.
A kitchen can change.
Your commute is harder to remodel.
Buyer Scenario: $555,000 vs. $599,000
Recent Everwood sales give us another useful example.
108 Thistletree Court closed at $555,000, while 304 Tallowwood Drive sold for $599,000 in 2026.
You might look at those numbers and immediately ask why one cost $44,000 more.
That’s where the real estate work starts.
You need to compare:
Square footage
Renovations
Lot
Layout
Age
Major-system replacements
Garage
Outdoor space
Condition at closing
Market competition at the time
The less expensive house isn’t automatically the better value.
Neither is the more expensive one.
You need the whole picture.
What Should Buyers Inspect Carefully?
Many Everwood homes are now roughly 10 to 20 years old.
That puts them in an important maintenance window.
A home from 2006 may already have replacement mechanical systems and a newer roof.
Or it may still have major original components.
I’d pay attention to:
Roof age
HVAC age
Water heater
Crawl space or foundation
Plumbing
Electrical systems
Windows
Drainage
Exterior siding and trim
Decks and screened porches
Garage doors
Irrigation
Previous renovations
Permits for major work
Don’t assume a 2006 home is outdated.
And don’t assume a beautifully renovated kitchen means the expensive systems are new.
Ask for the maintenance history.
What About Schools in Everwood?
Everwood is in the Wake County Public School System. Recent MLS data for 108 Thistletree Court listed Bryan Road Elementary, East Garner Middle, and South Garner High for that specific property. A Coffeeberry Court sale showed the same three schools.
But buyers should verify school assignment using the exact address.
WCPSS provides an official address lookup for 2026-27 that displays base elementary, middle, and high school assignments by residential address and grade level. The district notes that the tool is maintained throughout the year so current assignment information can be checked directly.
If a particular school matters to your purchase, use that official tool before making your decision.
Common Mistakes Buyers Make in Everwood
Assuming every Garner address is in Johnston County
Everwood is in Wake County.
Assuming every house is around 3,000 square feet
Many are in that general range, but examples vary from around 2,500 square feet to more than 3,400 square feet.
Using an old HOA fee
Current 2026 examples show $221 annually, while older records show different amounts. Always get the latest HOA documents.
Assuming a pool in listing photos is a neighborhood amenity
At least one Everwood property has a private pool. Verify community amenities separately.
Comparing only price per square foot
Lot, layout, condition, renovations, primary-bedroom location, garage, and maintenance history can all affect value.
Trusting a listing site for permanent school assignments
WCPSS bases assignments on the home address and provides a current official lookup.
Who Might Want to Consider Everwood?
Everwood may be worth adding to your Garner search if you want:
A Wake County location
A Garner, NC 27529 address
An established single-family neighborhood
Larger homes commonly around 2,500 to 3,500 square feet
Three-, four-, and five-bedroom options
First-floor primary-bedroom possibilities
Sidewalks
Lots often around a quarter to one-third acre
Public water and sewer
An HOA with relatively modest current annual dues
Access toward Bryan Road, White Oak Road, US-70, and I-40
If you want more interior space but don’t necessarily want an acre to maintain, Everwood can land in a useful middle ground.
Is Everwood in Garner, NC Worth Considering?
Yes. Everwood can be a strong option for buyers who want a spacious established home in Wake County with sidewalks, public utilities, relatively modest HOA dues, and access toward Garner’s White Oak area.
Recent 2026 sales show the neighborhood competing in the mid-to-upper $500,000s for the examples reviewed. A 2,519-square-foot home sold for $555,000 in July, while a 2,987-square-foot home sold for $599,000 in May.
But I wouldn’t decide whether Everwood is right for you based only on those numbers.
Look at the floor plan.
Check the major systems.
Review the HOA.
Walk the lot.
Test your commute.
Verify the school assignment if that matters to you.
Then compare that specific home with both newer Garner communities and other established Wake County neighborhoods.
That’s how you figure out whether Everwood gives you the better overall fit.
