These weren’t tiny townhomes.
Many offered the kind of space buyers usually associate with a detached house.
Cypress homes also featured characteristics such as:

Open-concept living areas

Outdoor terrace areas on certain plans
Current records for a 2,265-square-foot Parkfront Drive townhome show three bedrooms and 3.5 bathrooms, which gives you a sense of how substantial some of these attached homes are.
For someone who wants newer construction but doesn’t necessarily want a large yard to maintain, Cypress can be worth watching when resales become available.
Hemlock Collection: Toll Brothers Single-Family Homes
The Hemlock Collection was Forestville Village’s detached single-family option.
Toll Brothers originally offered four designs ranging from approximately 1,835 to 2,620+ square feet, with three to five bedrooms and two to four bathrooms.
That gave buyers several different ways to use the community.
You could choose a more moderately sized detached house, or look for a larger four- or five-bedroom floor plan with more room for an office, guest space, or additional living areas.
Property records in Forestville Village show Hemlock homes around 2,400 to 2,615 square feet, depending on the plan.
If you like the Forestville Village location but don’t want shared walls, Hemlock resales are the homes I’d keep an eye on.
Cypress vs. Hemlock: Which Makes More Sense?
This is really the heart of the Forestville Village decision.
Cypress may make more sense if you want:
Townhome living
Less exterior maintenance
A lower-maintenance lifestyle
Three or four bedrooms
A garage
More interior space than you might expect from a townhome
Hemlock may make more sense if you want:
A detached single-family home
Your own lot
Three to five bedrooms

There isn’t a better collection.
There’s just a better fit for you.

Are New Toll Brothers Homes Still Available in Forestville Village?
This is where older online neighborhood guides can become confusing.
When Forestville Village opened in 2024, Toll Brothers was actively selling both collections and had three professionally decorated model homes.
By 2026, however, the community is no longer included on Toll Brothers’ current Knightdale-area community list. Current new-home directories identify the Cypress Collection as sold out and the Hemlock Collection as sold out.
So if you’re searching Forestville Village today, you may see:
Resale homes
Recently completed homes being resold
Rental properties
Occasional inventory that was previously builder-owned
That changes the buying strategy.
Instead of negotiating primarily with Toll Brothers, you may now be negotiating with an individual homeowner.
And that can create a completely different transaction.
What Are Homes Selling for in Forestville Village?
Because the community contains both townhomes and detached homes, I wouldn’t use one neighborhood-wide price as your guide.
Recent 2026 sales show why.
A 2,265-square-foot Cypress townhome at 917 Parkfront Drive sold for $465,000 in February 2026. Another 2,265-square-foot townhome at 444 Billingshurst Way sold for $369,000 in January 2026.
That’s a big difference for homes with similar square footage.
It tells us that you need to look at more than neighborhood name and size.

Floor plan
Upgrades
Condition
View and lot position
Number of bedrooms and bathrooms

For detached Hemlock homes, we’d run a separate comparison.
Townhome sales shouldn’t be used to value a single-family house simply because both are inside Forestville Village.
What Amenities Does Forestville Village Have?
The amenity package is one of the stronger reasons buyers may be attracted to Forestville Village.
Toll Brothers officially opened the community’s amenity center in June 2025. Current confirmed amenities include:

Playground
Toll Brothers also originally marketed peaceful trails as part of the community plan.
The big difference today is that you don’t have to imagine what the primary amenity center might eventually look like.
It’s already open.
For buyers comparing Forestville Village with a brand-new community whose pool or clubhouse is still shown as “coming soon,” that can matter.
Is Forestville Village Low Maintenance?
Toll Brothers originally marketed Forestville Village around low-maintenance living with lawn care provided.
That can be particularly attractive for buyers looking at the Cypress townhomes.
But now that the community is moving into more of a resale phase, I would verify the responsibilities for the exact property you’re buying.

A neighborhood that is farther along in its development
Compare that with a brand-new home where you may receive builder warranties and incentives but still need to pay for things after closing.

If you’re looking at a Cypress townhome, I wouldn’t compare it only with other Forestville Village properties.
I’d also compare it with newer townhome communities around Knightdale.
Forestville Village townhomes can reach more than 2,200 square feet, and recent examples include two-car garages and three or four bedrooms.
So ask:
What does $400,000 buy me in Forestville Village?
What does the same budget buy me at Camden Park?
What does it buy at another Knightdale townhome community?
How different are the HOA dues?
Which community has the amenities I’ll use?
How do the floor plans compare?
That gives you a much better picture than choosing a neighborhood based on the builder name alone.

They’re different property types.
Townhomes and detached homes need separate comparable sales.
Thinking Forestville Village is still a typical new-construction purchase
