This is another feature that comes up frequently with Forrest at Flowers Plantation.
Meritage Homes has marketed these homes around energy-efficient construction. Individual property records also reference features such as efficient lighting, thermostats, ventilation, low-flow fixtures, and insulated windows.
Does that mean every Forrest home will have the same utility bill?
No.
Usage, home size, thermostat settings, number of occupants, and any modifications made since construction all matter.
But if energy efficiency is high on your home-buying checklist, it’s worth comparing the original features of the specific Forrest property you’re considering with an older resale home elsewhere in Clayton.

Then we can expand outward if there aren’t enough comparable properties.

Yes.
Properties in Forrest at Flowers Plantation are part of an association structure, and recent listings show both Forrest-specific association fees and, on some properties, a second Flowers Plantation-related fee.

The original Forrest development information specifically highlighted proximity to the YMCA, interconnecting walking trails, playgrounds, and the Flowers Crossroads retail village.
That can be a nice combination if you want a suburban neighborhood without feeling like every grocery run or workout requires driving across town.
One thing I’d still verify is which amenities are included with your particular HOA structure.
Being near an amenity and having it included in your dues are two different things.
Does Forrest Have Large Lots?
Generally, Forrest in Clayton, NC is not the neighborhood I’d put at the top of your list if your dream is a huge backyard.
Public records show many Forrest lots around 0.10 to 0.15 acres.
For example, homes on Anise Tree Way, Sweet Olive Street, and Coffee Tree Circle commonly show lots between roughly 4,300 and 6,500 square feet.
