If you’re wondering whether Heron Point in Garner, NC is a good neighborhood to buy a home, it’s worth a serious look if you want an established community near Lake Benson with larger homes, generous lots, mature trees, and the possibility of water views or waterfront living.

Heron Point is very different from many of the newer subdivisions you’ll see around Garner. Instead of tightly packed homes on smaller lots, properties here can sit on close to an acre or more. Some homes have direct Lake Benson frontage, while others offer wooded settings or water views. If you search online for Heron Point in Garner, NC, you may see homes on Heron Point Way.

Those are not necessarily homes in the Heron Point subdivision we’re talking about here.

A recent property on Heron Point Way was actually listed in The Trace at Summerwind Plantation, in Johnston County.

The Heron Point neighborhood near Lake Benson is a separate community in Wake County, with homes along areas including Edgewater Drive and Lakeshore Drive. MLS records for properties such as 901 Edgewater Drive and 8013 Lakeshore Drive identify the subdivision as Heron Point.

That distinction matters for buyers.

It can affect:

  • County jurisdiction

  • School assignments

  • Property taxes

  • HOA information

  • Utilities

  • Comparable sales

  • Which neighborhood you’re actually researching

This is one of those situations where simply typing a neighborhood name into Zillow or Google isn’t enough.

Where Is Heron Point in Garner, NC?

Heron Point is located in the Garner 27529 area near Lake Benson, with access from the Rand Road and Lakeshore Drive area.

MLS directions for homes in the subdivision commonly route buyers south on Highway 50, then toward Rand Road and Lakeshore Drive.

That puts you in a part of Garner where you can have a more residential, wooded setting while still being connected to the rest of the Triangle.

For buyers commuting toward Raleigh, the location can be attractive because you're not starting from far outside the metro area. Current property marketing in Heron Point also emphasizes access to major highways and Raleigh.

Still, I wouldn't tell you, "It's exactly a 20-minute commute."

Triangle traffic doesn’t work that way.

If you work in downtown Raleigh, Cary, North Hills, RTP, or near RDU, drive the route during your normal commuting hours before you buy.

That will tell you more than any online estimate.

What Are the Homes Like in Heron Point?

This is where Heron Point starts to stand apart from a typical Garner subdivision.

Recent property records show homes with:

  • Roughly one-acre lots

  • Three-car garages

  • Larger floor plans

  • Mature landscaping

  • Wooded backyards

  • Screened or all-season porches

  • Bonus rooms

  • Custom interior finishes

  • Lake views on some properties

  • Direct Lake Benson frontage on select homes

For example, a home at 921 Edgewater Drive that sold in January 2025 had approximately 3,888 square feet on 0.94 acres, four bedrooms, a three-car garage, and a wooded setting with a view toward Lake Benson.

Another Heron Point home at 8013 Lakeshore Drive had approximately 3,117 square feet on 0.92 acres, a three-car garage, screened porch, and was built in 2015.

Then you have the other end of the spectrum.

As of 2026, 901 Edgewater Drive has been marketed at $2,249,000, with approximately 6,062 square feet on 1.02 acres and 222 feet of Lake Benson shoreline.

So this is not a neighborhood where every house looks the same.

That’s important when you're shopping here.

How Much Do Homes Cost in Heron Point?

Heron Point is exactly the kind of neighborhood where I would not rely on a simple online median price.

There aren't hundreds of nearly identical homes trading every year.

The homes can vary significantly in:

  • Square footage

  • Waterfront position

  • Lot size

  • Interior finishes

  • Age

  • Renovations

  • Views

  • Basement space

  • Garage size

  • Outdoor living areas

Recent public sales give you an idea of how wide that variation can be.

A home at 8013 Lakeshore Drive sold for about $580,000 in March 2024. It was approximately 3,117 square feet on just under an acre.

A larger home at 921 Edgewater Drive sold for $859,000 in January 2025, with approximately 3,888 square feet on 0.94 acres.

And in 2026, the approximately 6,062-square-foot lakefront property at 901 Edgewater Drive has been listed for $2,249,000.

Those numbers tell us something useful.

You can't say, "A Heron Point home should cost X."

You have to compare the actual property.

When I’m helping a buyer evaluate a home here, I’d want to look at the closest truly comparable sales and adjust for the things that can create a major difference in value, especially waterfront position, lot quality, square footage, condition, and renovations.

Is Heron Point a Waterfront Neighborhood?

Heron Point sits along Lake Benson, and some properties have direct lake frontage.

But that does not mean every house in Heron Point is waterfront.

The active 901 Edgewater Drive listing, for example, identifies the property as Lake Benson waterfront with lake privileges and approximately 222 feet of frontage. Other homes may have water views, wooded lots, or no direct frontage at all.

If owning near the water is one of your main reasons for considering Heron Point, I would verify exactly what comes with the specific property.

Ask questions like:

  • Is the property actually waterfront?

  • Where is the property boundary?

  • Are there recorded lake privileges?

  • Are there restrictions affecting shoreline use?

  • What can and cannot be built near the water?

  • Are there floodplain or environmental considerations?

  • What does the HOA allow?

  • Are there easements that affect the lot?

Don't assume that seeing water from the backyard automatically gives you the right to use it however you want.

That needs to be confirmed through the property documents.

What Is Lake Benson Park Like?

One of the benefits of living in this part of Garner is being near Lake Benson Park.

The Town of Garner lists Lake Benson Park at 921 Buffaloe Road and notes amenities including walking trails, playgrounds, picnic shelters, and the Garner Veterans Memorial.

Fishing is also permitted from designated areas at Lake Benson Park and from the dock at the Lake Benson Boathouse, subject to applicable rules.

Nearby White Deer Park is another major Garner recreation option. The Town describes it as a 96-acre park with paved and unpaved trails, playgrounds, wooded areas, wildlife habitat, picnic shelters, and a Nature Center.

If outdoor space is important to you, I'd spend time at both parks when you're touring the neighborhood.

A neighborhood isn't just the house you buy.

It's also what you'll realistically use around it.

Does Heron Point Have an HOA?

Yes, recent MLS records show a Heron Point HOA.

The exact fee should always be verified before you buy because it can change.

For example, the 2024 sale at 8013 Lakeshore Drive reported an annual HOA fee of $425. The 2025 sale at 921 Edgewater Drive also reported $425 annually. A current 2026 listing at 901 Edgewater Drive reports an annual fee of $505.

That tells you why I don't like putting one permanent HOA number in an article and pretending it will always be accurate.

Before you make an offer, review:

  • Current dues

  • Recorded covenants

  • Architectural restrictions

  • Any pending assessments

  • Rules related to exterior changes

  • Rules affecting waterfront lots

  • What the HOA maintains

Public records also indicate restrictive covenants associated with Heron Point properties.

Read them before closing.

What About Well and Septic Systems?

This is another detail that can surprise buyers who are moving from newer suburban communities.

Some Heron Point homes use private wells and septic systems rather than the public water and sewer setup buyers may be used to.

For example, 8013 Lakeshore Drive was listed with a well and septic tank.

That isn't automatically a positive or negative.

It just means your due diligence looks a little different.

If the home you're considering has a septic system, you may want to understand:

  • Septic permit and bedroom capacity

  • Location of the septic field

  • Maintenance history

  • Tank condition

  • Where a repair area is located

  • Whether future additions could affect the system

For a well, you may want to evaluate:

  • Water quality

  • Water pressure

  • Well equipment

  • Filtration or treatment systems

Don't assume every home in the neighborhood has exactly the same utility setup. Verify the specific property.

What Schools Serve Heron Point?

Recent Heron Point MLS listings identify properties within the Wake County Public School System.

For several homes, the listings have shown:

  • Rand Road Elementary

  • North Garner Middle

  • South Garner High

But school assignments can change.

If school assignment matters to your move, use the exact home address in Wake County Public School System's official assignment lookup. WCPSS says its tool provides current base-school, calendar, and transportation information by residential address.

I wouldn't buy a home based on a school name you saw on an old listing.

Verify it before you make the decision.

What Should You Inspect Carefully in Heron Point?

Heron Point includes homes that are now roughly a decade or more old, with some dating to around 2008 to 2015 based on recent property records.

That's not especially old for a house.

Still, some major components may be reaching the point where maintenance history matters.

Roof

Ask the age.

One Heron Point property sold in 2025 had a roof replaced in 2023, which shows that some owners have already started addressing major systems.

HVAC

Larger houses can have multiple systems.

Find out their ages, service history, and expected replacement costs.

Septic and well

If the home uses them, treat those systems as part of your inspection and due diligence.

Drainage

One-acre lots are great, but more land also means more drainage patterns to understand.

Walk the property after rain if possible.

Trees

Mature trees are one of the things that can make Heron Point attractive.
