Lakemoor is one of those neighborhoods that feels noticeably different from much of the newer construction around Garner.

Lakemoor is in Garner’s 27529 ZIP code in Wake County, near Buffaloe Road, Aversboro Road, Timber Drive, and Lake Benson.
Current MLS directions for Lakemoor homes commonly route buyers from Timber Drive toward Aversboro or Buffaloe Road and then into the community on streets such as Misty Meadow Lane.
That puts Lakemoor in a convenient part of Garner.

That combination can be attractive if you want an established residential setting but don’t want to feel far removed from shopping, parks, and the Raleigh area.
I still recommend driving your actual commute.
If you work downtown, in Cary, RTP, North Hills, or near RDU, test the trip during the hours you'll actually travel.
That's a better measurement of convenience than somebody else's listing description.
What Are the Homes Like in Lakemoor?
Lakemoor is primarily made up of detached single-family homes.
Many were built around the late 1980s through the 1990s, and the neighborhood has a mix of traditional and transitional styles.
For example, a recent sale at 1611 Misty Meadow Lane was built in 1988 and offered approximately 1,987 square feet on 0.31 acres.
A home on Edenderry Court was built in 1989 with approximately 2,728 square feet on 0.36 acres.
And a Lakemoor home on Lisburn Court was built in 1994 with approximately 2,421 square feet on about one-third of an acre.
Depending on the property, you may find:
Three- and four-bedroom homes
Two-story floor plans
Traditional exteriors
Brick accents
Crawlspace foundations
Two-car garages
Screened porches or decks

Of course, an older, larger lot also takes more maintenance.
Trees need trimming.
Drainage needs attention.
Decks age.
Landscaping grows.
So think about whether you want the space enough to maintain it.
Lakemoor Has Some Very Unusual Homes Too
Here's something I wouldn't want buyers to miss.
Lakemoor is not a neighborhood where every home can be valued by looking at three nearly identical houses down the street.
A great example is 2020 Navan Lane.
As of August 2026, that property was pending after being listed at $1,174,000. It has approximately 8,871 square feet, seven bedrooms, more than an acre of land, four garage spaces, and views toward Lake Benson.
That's obviously not a typical $400,000 suburban home.
And it's a perfect example of why I wouldn't tell someone, "Homes in Lakemoor cost X."
There’s too much variation.
How Much Do Homes in Lakemoor Cost?
Recent sales show that many more typical Lakemoor homes have traded around the upper $300,000s to low $400,000s.
For example:
2213 Cushendun Lane recently sold around $399,000
1611 Misty Meadow Lane sold for $410,000 in May 2026
Then you have the Navan Lane estate pending at more than $1 million.
That gives you a clear picture of why one neighborhood median can be misleading.
When I’m evaluating a Lakemoor home for a buyer, I’d compare:
Square footage
Lot size
Bedroom and bathroom count
Condition
Renovations
Roof age
HVAC age
Garage space
Lake or water views
Cul-de-sac position
Recent comparable sales
Seller concessions
A 2,000-square-foot home on one-third of an acre should not be valued the same way as an 8,000-plus-square-foot estate on more than an acre.
Does Lakemoor Have an HOA?
Yes.
Current MLS information shows an active Lakemoor Homeowners Association.
Recent 2026 listings have shown dues around $62 to $63 per month, with maintenance of common grounds included.
The neighborhood also has its own resident HOA website.
As always, I’d verify the current dues before buying.
HOA fees change.
More importantly, review the actual governing documents.
Look at:
Current dues
Architectural guidelines
Fence rules
Exterior modification requirements
Common-area responsibilities
Reserve information
Any pending assessments
You don't just want to know how much the HOA costs.
You want to know what you're agreeing to.
Does Lakemoor Have a Pool and Tennis Courts?
Yes, and this is one of the more noticeable differences between Lakemoor and many established Garner neighborhoods.
Current MLS records identify neighborhood amenities that include:
Community pool
Tennis courts
Playground
Trails
The current Navan Lane listing identifies all four, while other Lakemoor listings consistently confirm the pool and tennis facilities.
That can make Lakemoor interesting for a buyer who wants an established neighborhood and community amenities.
A lot of older neighborhoods give you mature trees and larger lots but no pool.
Many newer communities give you the pool but smaller lots and newer, denser development.
Lakemoor gives buyers another combination.
Lake Benson Is a Big Part of This Location
Lakemoor is very close to Lake Benson, and certain properties even have water or lake views.
The Town of Garner's Lake Benson Park is located at 921 Buffaloe Road and covers 64 acres. It includes:
1.8 miles of walking trails
Two playgrounds
Dog park
Fishing
Picnic shelters
Open space
Garner Veterans Memorial
That's a real lifestyle benefit if you use outdoor spaces.
And right next door is White Deer Park, a 96-acre park with paved trails, playgrounds, picnic shelters, a wildflower meadow, and a Nature Center.
If Lakemoor is on your shortlist, I'd do more than tour a house.
Go walk Lake Benson Park.
Drive through White Deer Park.
Spend an hour in the area.
You'll understand the neighborhood location much better than you will from a real estate map.
Does Living Near Lake Benson Mean Every Home Is Waterfront?
No.
That's an important distinction.
Some Lakemoor properties have lake or water views. The Navan Lane property, for example, is marketed with views of Lake Benson.
But that does not mean every property in Lakemoor is waterfront or has private access to the lake.
If a water view is a reason you're paying more for a particular house, verify:
Property boundaries
Whether the lot actually touches water
Easements
HOA restrictions
Any environmental or flood-related considerations
What access rights come with the property
Don't pay a premium based only on the word "lake" in a listing.
Understand what the property actually includes.
What Utilities Do Lakemoor Homes Have?
Recent Lakemoor property records consistently show public water and public sewer.
That includes homes on Misty Meadow Lane and Lisburn Court.
For buyers comparing Lakemoor with some of the lower-density communities outside Garner, that can be useful.
You generally aren't dealing with the private well and septic considerations that come with some larger-lot neighborhoods.
Still, verify the specific property.
What Should You Inspect in a Lakemoor Home?
This is where the age of the neighborhood matters.
Many Lakemoor homes are now around 30 to nearly 40 years old.
That isn't a reason not to buy one.
It is a reason to understand what has already been updated.
Roof
Ask when it was replaced.
A 1989 house probably isn't on its original roof, but don't assume anything.
HVAC
Find out how old each system is and whether it has been regularly serviced.
A larger home may have multiple units.
Crawlspace
Several Lakemoor homes use crawlspace construction.

What Schools Serve Lakemoor?
Recent Lakemoor MLS listings commonly identify:
Vandora Springs Elementary
North Garner Middle
Garner High
But I would not use that as a permanent neighborhood-wide guarantee.
Wake County school assignments are tied to the individual property address and can change.
If school assignment matters to your decision, verify the exact address directly with Wake County Public School System before making an offer.
An old listing is not enough.
Buyer Scenario: Lakemoor vs. New Construction
Imagine you're comparing two homes around $425,000.
One is in Lakemoor.
It was built around 1990.
It has mature trees, roughly one-third of an acre, a two-car garage, access to the community pool and tennis courts, and you're close to Lake Benson Park.
The second home is new construction.
It has:
Brand-new HVAC
Brand-new roof
Builder warranty
Current finishes
But maybe the lot is smaller and the neighborhood is still being built.
Which is better?
It depends on what matters to you.
If you want everything new and don't want to think about near-term replacement costs, the new house may fit better.
If you prefer an established neighborhood, mature landscaping, parks nearby, and community amenities, Lakemoor may be worth accepting some older-home maintenance.
That's the tradeoff.
Buyer Scenario: The $400,000 Home vs. the Million-Dollar Home
Lakemoor gives us an unusual example.
You could see one house around $400,000 and another well over $1 million in the same broader neighborhood.
That doesn't mean one is a bargain and the other is overpriced.
The properties may be completely different.
A typical home may have around 2,000 square feet on one-third of an acre.
The Navan Lane estate has more than 8,800 square feet, seven bedrooms, 1.23 acres, four garage spaces, and Lake Benson views.
Same subdivision name.
Completely different real estate.
That's why local comparable sales matter so much.
Common Mistakes Buyers Make in Lakemoor
Confusing Lakemoor with Landings at Lakemoor or Meads of Lakemoor.
Verify the subdivision and HOA for the exact property.
Assuming every Lakemoor home is around the same price.
There are major differences in size, land, updates, and water views.
Focusing only on interior renovations.
With homes from the late 1980s and 1990s, mechanical systems, crawlspaces, siding, roofs, and drainage matter.
Assuming every home has a lake view.
They don't.
