If you’re thinking about buying a home in Lakeside Townes in Clayton, NC, this neighborhood is worth considering if you want townhome living, a smaller yard, established homes, and access to the larger Flowers Plantation community without paying new-construction prices.

You’ll see homes primarily along Wembley Drive and Radcliffe Court, with access from Neuse River Parkway. Recent MLS information for a Wembley Drive property confirms Lakeside Townes as the subdivision and places it in Johnston County.
One thing buyers should know is that Lakeside Townes is not the same neighborhood as South Lake Townes at Flowers Plantation.
South Lake Townes is a newer Caruso Homes development currently offering new-construction townhomes. Lakeside Townes is an older, established neighborhood with resale homes. The similar names can make online searches confusing, so make sure you’re looking at the right community.
That distinction matters when you’re comparing prices, HOA fees, floor plans, and construction dates.
What Are the Homes Like in Lakeside Townes?
If you’re looking for a townhome that feels more like a traditional house than a small condo, Lakeside Townes may surprise you.
Public neighborhood data shows homes generally ranging from roughly 1,700 to 2,400+ square feet, with most offering three or four bedrooms and three to four bathrooms depending on the floor plan. Construction dates in the community stretch from about 2008 into the late 2010s.
Recent homes give us a good picture of what buyers can expect.
A home at 270 Wembley Drive, built in 2016, offered three bedrooms, 2.5 bathrooms, approximately 1,706 square feet, and an attached two-car garage. It also had a covered and screened porch and a pond view.
A property at 68 Radcliffe Court, built in 2009, offered three bedrooms, 2.5 bathrooms, approximately 2,028 square feet, and an attached garage.
Another home at 111 Radcliffe Court shows a different layout altogether. That property has three bedrooms, three bathrooms, roughly 1,910 square feet, an attached garage, and a 1.5-story design.
So although Lakeside Townes is a townhome neighborhood, you shouldn’t expect every property to have the exact same floor plan.
How Much Do Homes Cost in Lakeside Townes?
This is where Lakeside Townes in Clayton, NC may become especially interesting for buyers.
Recent 2026 sales show several townhomes selling below $300,000.
For example, 128 Wembley Drive sold in June 2026 for $255,000. It had three bedrooms and approximately 1,713 square feet.
68 Radcliffe Court sold in May 2026 for $294,900. That property offered three bedrooms, 2.5 bathrooms, and 2,028 square feet.
And 270 Wembley Drive sold on July 30, 2026 for $294,000. It had three bedrooms, 2.5 bathrooms, 1,706 square feet, and a two-car garage.
Neighborhood-level data also showed a median sale price around $295,000 over the three months ending May 2026, although Lakeside Townes has relatively few transactions, so one or two sales can move that number quickly.
That last part is important.
I wouldn’t look at the neighborhood median and automatically decide what a particular Lakeside Townes home is worth.
I’d compare the actual property with the closest recent sales based on:
Square footage
Floor plan
End unit versus interior unit
Garage size
Updates
Condition
Outdoor space
Pond or wooded views
Primary bedroom location
A 1,700-square-foot interior unit and a 2,000-square-foot end unit shouldn’t necessarily be valued the same way.
Does Lakeside Townes Have an HOA?
Yes. Lakeside Townes has an HOA, and the current Flowers Plantation HOA directory identifies Encore as the association management company for the neighborhood.
Recent property information provides a useful example of what buyers may see.
The July 2026 sale at 270 Wembley Drive reported annual association dues of $2,284, which works out to roughly $190 per month. The listing indicated association amenities or services including grounds maintenance, master insurance, and trails.
Another property, 112 Radcliffe Court, showed a $162 monthly HOA fee plus a $360 annual secondary fee, with insurance, grounds maintenance, structure maintenance, and road maintenance listed among the services.
Those numbers show exactly why I wouldn’t use an old online listing to determine your actual HOA cost.
Before buying in Lakeside Townes, confirm:
Current HOA dues for the exact property
Whether there is a second association or master-community fee
What exterior maintenance is covered
What insurance is included
Who is responsible for the roof and exterior
Road-maintenance responsibilities
Landscaping responsibilities
Rental restrictions
Parking rules
Any pending assessments
Townhome ownership can reduce some maintenance responsibilities, but you want to know exactly where the HOA’s responsibility ends and yours begins.
What Amenities Are Near Lakeside Townes?
One advantage of Lakeside Townes is its location within Flowers Plantation.
The larger community includes more than 20 miles of walking trails, along with shopping, dining, recreation, and community activities. Flowers Plantation also promotes the ability to connect parts of the community by walking, biking, or golf cart.
Residents are also near East Triangle YMCA at 120 Flowers Parkway, which offers fitness, recreation, and swimming programs.
That can be appealing if you want amenities nearby but don’t want the upkeep that often comes with owning a detached home with a large yard.
Keep one distinction in mind, though.
Being located inside Flowers Plantation doesn’t automatically mean every amenity is included in your Lakeside Townes HOA payment. You should verify exactly what your dues cover before buying.
What Is the Setting Like in Lakeside Townes?
The name Lakeside Townes isn’t completely accidental.
Some properties have pond or water views. The 270 Wembley Drive listing specifically noted a pond view, while the recent 128 Wembley Drive sale described wooded views and a lake view from the patio.
That can give certain units a different feel from a typical townhome development where every rear patio faces another row of homes.
But views vary by property.
If having water, woods, or more privacy behind the home matters to you, don’t assume every Lakeside Townes unit offers it.
Walk around the actual property.
Look out every window.
Step onto the patio.
An end unit overlooking trees or water can feel very different from an interior unit in the same neighborhood.
Is Lakeside Townes Lower Maintenance?
Potentially, yes.

That means you get access to nearby Flowers Plantation shopping and services, but this isn’t the same lifestyle as living in downtown Raleigh and walking everywhere.
For most buyers, a vehicle is going to be part of day-to-day life.
The neighborhood’s location off Neuse River Parkway gives you access toward Highway 42 and the broader Clayton area. Recent MLS directions for Wembley Drive confirm that route into the neighborhood.
If you commute toward Raleigh, RTP, or another part of the Triangle, I’d do something very simple before buying.
Drive it.
Not Sunday afternoon.
Drive your actual route at the actual time you’d leave for work.
That one trip can tell you more about whether Lakeside Townes fits your life than twenty neighborhood websites.
Pros of Buying in Lakeside Townes
For the right buyer, Lakeside Townes has several attractive features.
You may like the neighborhood if you’re looking for:

Attached garages
Some larger floor plans around 2,000 square feet or more
Smaller yards
Less exterior maintenance
Established homes rather than brand-new construction
Pond or wooded views on some properties

The recent sub-$300,000 sales are especially worth noticing for buyers trying to balance monthly payment with space.
What Are the Tradeoffs of Living in Lakeside Townes?
There are also a few things I’d think through carefully.
You have an HOA.
If you strongly dislike association rules or monthly fees, this may not be your best fit.
Outdoor space is limited.
Recent Wembley Drive properties show lots around 2,178 square feet. That’s very different from buying a detached home on a quarter-acre or half-acre lot.
Homes are attached.
You’ll share at least one wall with a neighbor.
The neighborhood is established.
That can be a positive, but buyers wanting untouched new construction will probably want to compare it with newer Flowers Plantation communities.
Inventory can be limited.
Lakeside Townes is not a huge neighborhood, so there may only be one or two homes available at a time.
Those aren’t necessarily negatives.
They’re things to decide based on your priorities.
A Real-World Lakeside Townes Buyer Scenario
Imagine you’re buying in the Clayton area and trying to stay around the upper $200,000s or low $300,000s.
You want three bedrooms because one needs to be a home office.
You’d like a garage.
You don’t want an apartment-sized property, but you also don’t want the cost and maintenance of a large detached house.
You’d like walking trails nearby, and having some exterior maintenance handled for you sounds pretty good.
Lakeside Townes could absolutely deserve a tour.

I’d probably show you something else.
