Mill Creek West is one of those established neighborhoods, and Flowers Plantation currently lists CAMS as the HOA management company for Mill Creek West.
You’ll see homes along streets including Mill Creek Drive, Hill Row Lane, Barrowby Drive, Wembury Drive, and other nearby streets.
What Are the Homes Like in Mill Creek West?
One reason I think Mill Creek West stands out is the variety of existing single-family homes.
This isn’t a neighborhood where every house looks exactly the same.
Public property information shows homes from different building periods. For example, 22 Hill Row Lane was built in 2006, while 205 Mill Creek Drive was built in 2007. A home currently listed at 65 Barrowby Drive was built in 2015.
That means buyers can find a mix of styles, layouts, sizes, and updates depending on the property.
Homes I reviewed in Mill Creek West include features such as:
Three and four-bedroom floor plans
Two-story homes
First-floor primary bedrooms in some properties
Attached two-car garages
Screened porches and decks
Bonus rooms
Open kitchens and living spaces
Larger lots than you may find in some newer developments
Finished lower-level space in certain homes
For example, 205 Mill Creek Drive has three bedrooms, approximately 2,446 square feet, and sits on about 0.47 acres. A 2025 sale on Hill Row Lane had four bedrooms, approximately 2,400 square feet, a two-car garage, and a quarter-acre lot.
That variety is something I’d pay attention to when comparing Mill Creek West with newer communities nearby.
1. You’re Buying Into an Established Neighborhood
Some buyers want a brand-new house.
Others want to know exactly what the street, neighboring homes, landscaping, and surrounding area look like before they buy.
Mill Creek West gives you that second option.
Many of the homes have been there long enough for trees and landscaping to mature. Streets are established. You aren’t necessarily trying to imagine what an empty lot next door might become several years from now.
There can also be another benefit to resale homes.
Previous owners may have already paid for improvements you’d otherwise have to add yourself.
That could include:
Fencing
Screened porches
Decks or patios
Landscaping
Updated flooring
Kitchen improvements
Finished bonus spaces
Window treatments
Of course, the tradeoff is that an existing home needs to be evaluated differently from new construction.
You’ll want to look carefully at the age and condition of the roof, HVAC systems, water heater, appliances, windows, crawl space or foundation, and other major components.
Pretty countertops are nice.
The mechanical systems matter too.

Another reason buyers may want to compare Mill Creek West is that the homes aren’t limited to one narrow size.
Properties along Mill Creek Drive show examples ranging from roughly 2,200 square feet to around 3,000 square feet, while the current Barrowby Drive listing is approximately 2,699 square feet.
That matters when you’re trying to stay in the same general area but have different space needs.
Maybe you need three bedrooms and an office.
Maybe you want four bedrooms.
Maybe a bonus room matters more than an extra bedroom.
Maybe you’re specifically looking for a larger lot.
Mill Creek West gives us enough variation that I wouldn’t make assumptions based on one house you saw online.
3. What Do Homes Cost in Mill Creek West?
Prices can change quickly, so this is one section where I want to be careful.
As of August 2026, active listings provide a useful snapshot rather than a permanent neighborhood price range.
One current Mill Creek West listing at 65 Barrowby Drive is offered at $465,000, with four bedrooms, 3.5 baths, approximately 2,699 square feet, and a 0.35-acre lot.
Another active home at 219 Millwood Drive is listed at $349,900, with three bedrooms, 2.5 baths, and approximately 2,061 square feet.
A four-bedroom home at 22 Hill Row Lane sold for $475,000 in 2025.
Those examples show you why a simple statement like “homes in Mill Creek West cost X” isn’t very useful.
Square footage matters.
Condition matters.
Lot size matters.
Updates matter.
The floor plan matters.
And the market changes.
If you’re seriously considering Mill Creek West, I’d rather pull the current active, pending, and recently closed sales when you’re ready to buy.
That gives you information you can actually use to make an offer.
4. You’re Part of the Larger Flowers Plantation Area
This is one of the bigger lifestyle advantages of looking at Mill Creek West.
You aren’t evaluating only the streets inside the neighborhood.
You’re also looking at what surrounds it.
Flowers Plantation has continued to grow its shopping and service options. Its current business listings include Harris Teeter, Publix, CVS, restaurants, retail businesses, and everyday services throughout Flowers Crossroads, Flowers Marketplace, and other commercial areas.
That means you can handle a lot of regular errands without necessarily making a longer trip into Raleigh.
That convenience is something I recommend buyers experience in person.
When we tour Mill Creek West, don’t just drive from house to house.
Drive through the surrounding Flowers area too.
See where you’d buy groceries.
See where you’d grab coffee or dinner.
See how the roads feel during the times you’re actually going to use them.
That’s how you decide whether the location works for your real life.
5. Flowers Plantation Has an Extensive Trail Network
If outdoor space matters to you, this is another feature worth knowing about.
Flowers Plantation currently says it has more than 35 miles of paved walking trails connecting neighborhoods with shopping, schools, commercial areas, and the East Triangle YMCA.
There’s also a private section of the East Neuse River Parkway trail within Flowers Plantation.
This doesn’t mean every destination is a quick walk from every Mill Creek West house.
It does mean you’re buying in an area where trails and outdoor connections have been intentionally incorporated into the larger community.
For buyers who like walking, running, biking, or simply having more outdoor options nearby, that can be a meaningful difference.
6. The East Triangle YMCA Is Nearby
The East Triangle YMCA is located at 120 Flowers Parkway in Clayton.
The facility currently offers fitness programming, a pool, group fitness, youth programming, and other recreational activities.
There’s an important distinction here.
Being located within Flowers Plantation doesn’t automatically mean a YMCA membership is included with your Mill Creek West HOA dues.
That’s exactly the kind of assumption I don’t want buyers making.
We’ll verify what your HOA actually covers and then look separately at any memberships or optional amenities you want to use.
7. What Does the Mill Creek West HOA Cover?
Flowers Plantation currently identifies CAMS as Mill Creek West’s HOA manager.
Individual property records also show that association fees apply in the neighborhood. For example, historical listing information for 233 Mill Creek Drive showed both HOA-related fees.
But I wouldn’t publish one HOA number and tell you that's what you'll pay forever.
Fees change.
Association budgets change.
Special assessments can happen.
The services covered can also be misunderstood if you’re working from an old real estate listing.
Before buying, we should review the current association documents and confirm:
Current dues
What those dues cover
Architectural restrictions
Parking rules
Rental restrictions
Fence requirements
Any additional Flowers Plantation obligations
Any pending assessments
You want that information before closing, not after moving in.
8. What About Property Taxes?
Flowers Plantation currently promotes that its residents have no city taxes.
That doesn’t mean homeowners pay no property taxes.
It means the tax structure can differ from a property located inside an incorporated municipality.
For buyers comparing homes throughout Clayton, this is something worth looking at property by property.
Rather than assuming what you'll pay because the mailing address says “Clayton,” I recommend looking at the actual tax record for the exact home.
That gives you a much better estimate of your real monthly ownership costs.
9. What Schools Serve Mill Creek West?
Current listing information for 65 Barrowby Drive identifies River Dell Elementary, Archer Lodge Middle, and Corinth-Holders High School as nearby assigned schools.
But don't rely on an article, Zillow, or even an older MLS listing when a school assignment is important to your purchase.
Johnston County Public Schools maintains a School Finder based on the physical property address and notes that assignment information can be modified. The district also has approved assignment maps for the 2026-2027 school year.
So for any Mill Creek West home you're considering, we'll verify the exact address directly with JCPS.
Mill Creek West vs. New Construction in Clayton
This is a comparison I’d encourage many buyers to make.
Suppose you have a budget in the $400,000s.
You could potentially look at an established home in Mill Creek West or compare it with new construction somewhere else in Clayton.
The new home might give you:

Less immediate maintenance
Mill Creek West might give you:
A more established streetscape
Mature landscaping
A larger lot
Improvements already completed

That can look like an easy decision.
But I’d still want you to compare the entire picture.
How often are you commuting?
Where do you work?
How much maintenance does the house need?
What are the HOA costs?
What will homeowners insurance cost?
How old are the HVAC and roof?
How much of the extra square footage will you really use?
If the answers line up, Mill Creek West may make a lot of sense.
If they don’t, another Clayton neighborhood might fit you better.

Maybe you already know you like Flowers Plantation.

One mistake is assuming every Flowers Plantation neighborhood has the same HOA.
They don't. Flowers Plantation maintains a neighborhood-by-neighborhood HOA directory, and Mill Creek West has its own management information.
Another mistake is looking only at the listing price.
With an existing home, I want to understand the age of major systems and any upcoming maintenance.
Another is assuming every home in Mill Creek West is from the same period.
The neighborhood has properties dating from the mid-2000s as well as homes built later, so the age and condition can vary considerably from one property to another.
And finally, don't decide based on photos.
Drive through Mill Creek West.
Drive the route to work.
Visit the nearby shopping areas.
