Moving to Knightdale, NC- New Growth & Developments are Coming!
Knightdale is located on the eastern side of Raleigh, just nine miles from downtown Raleigh. It's an affordable alternative to other Triangle towns and has so much to offer, from its great location, affordable housing, family friendly amenities, and more. The Triangle has seen immense development and growth in the past one to two decades, and Knightdale has continued to rise on the map with its continued growth and development of this once hidden gem.
Today, I'm going to deep dive into your ultimate guide right here in Knightdale, North Carolina, and why you just may want to consider moving here yourself. If you want to know more of that information, stay tuned because we're at it next.

In the past two decades, Knightdale 's population has nearly doubled each decade. Currently, there's just under 20, 000 residents that call Knightdale home.
And according to Money Magazine, it named Knightdale a top 100 place to live in America with great food, lots of outdoor activities. and a true community culture. Nightdale is located within Wake County. And when it comes to location, Nightdale has great access to many of the surrounding towns. Thanks to multiple highway access, including I 540, which provides quick access to North Raleigh.
There's also US 64 that runs through town. And I 87 runs just south of town. which can both take you quickly into Raleigh or the eastern parts of the state. You can be in North Hills Raleigh where Trader Joe's or Costco is in just 15 to 20 minutes or head to downtown Raleigh or NC State University in about 20 minutes.
And when it comes to surrounding towns, in less than 10 to 20 minutes, you can be in Windell, Zebulon, Clayton, Roseville, and in less than 30 minutes, even Wake Forest. Now I will say, if you need to commute into the Research Triangle Park, also known as the RTP, It may be a little bit more of a commute than you're wanting as it'll roughly take you about 45 minutes.
And if you're considering attending UNC Chapel Hill or Duke University in Durham, it can take you up to an hour drive, which may not be ideal. But if you only need to drive within the Raleigh area or any of the surrounding towns that I mentioned earlier, it's pretty easy access. Now, they've been working on completing the outer loop, which is I 540, for about the last four years, from Holly Springs to Garner.
And now we're heading into phase two, which is gonna connect Garner to o. And they're estimating the completion time on that to be approximately 2028. And we're all looking forward to this completion, which should improve drive times from further locations such as Holly Springs and Fuquay Verena, and hopefully even into the RTP in Chapel Hill.
When it comes to healthcare, we have local doctor's offices, including Duke Primary Care, Rex Healthcare, and major hospitals are just 15 to 20 minutes away. The average household income in Knightdale is just over 91, 000 with a poverty rate of just over 5%. In comparison to Raleigh's median household income of about 102, 000 and a poverty rate of just over 12%, according to world population review.
com. When it comes to affordable housing, Knightdale has some really great options. Not only will you find some great resale homes available, but there are many new developments. being built and proposed projects on the horizon. In September 2023, the median price for a home in Knightdale is approximately 451, 000.
And a townhome will run you approximately 352, 500. When you compare that to other cities, say Cary, Apex, or even Holly Springs, You can easily save 100, 000 to 200, 000. And this was actually one of the huge deciding factors of why my family and I personally moved here ourselves. Coming from California, one of the things that I loved about Knightdale was the diversity of cultures.
When it comes to diversity and inclusivity, the town leadership values everyone and describes Knightdale as an inclusive and connected urban small town with unique gathering places that foster a sense of community. Serving all residents of Knightdale by providing a healthy and safe environment and opportunities.
for a high quality of life. According to Niche. com, Knightdale is ranked 11th best place to buy a home within the Raleigh area and gives Knightdale an overall ranking of an A. Also an A in diversity and an A being good for families and a B for housing. When it comes to crime, Knightdale has a lower violent crime rate than Knightdale.
the U. S. National average at 9. 6 percent compared to 22. 7. However, when it comes to property crime, Knightdale does score higher than the U. S. National average. Personally speaking, when my family and I did research on each of the surrounding towns in Raleigh, I noticed a trend with the smaller towns, with the smaller.
population having a higher property crime. And if you further research this information, not only talking to locals, but joining Facebook community groups and talking to people who actually live within these towns, what we personally found was there was a lot of car break ins. Now, again, according to community Facebook pages, a lot of people with their ring video cameras are actually seeing a lot of teenagers that are coming through the communities during the night and just trying to open up car doors, and if they open, of course, they're just coming on in and seeing what they can get away with.
Now, personally speaking, my family and I do live here in Knightdale, and we have never felt unsafe here. And I regularly walk our neighborhood, go to shopping centers, and even play in the park with my kids. And I will say, Knightdale does have a supportive and active police department, ensuring our community's safety.
But do your research as well, and do what's best for you and your family. According to Niche. com, it gives Knightdale schools a B rating. Not only do we have multiple public schools, We also have charter schools and private schools here and close by. Bailey's Academy, which is an affordable private school here, located right in Knightdale Station Park community, as well as some charter schools in neighboring towns that are also available.
The schools here offer both traditional and year round school calendars. Depending on the location. We're also a short drive to Raleigh's universities and we have the newest Wake Tech Eastern campus Opening soon in the bordering town of window now while the ratings of the schools here Aren't an a if you talk to a lot of the local moms You're going to find mixed reviews along with ones that rave about the public school, their children attend and how great their teachers really are.
Personally speaking, our daughter does attend Bailey's Academy, which is a private school here in Knightdale. And they do have other locations in some of the surrounding suburbs. And we absolutely love the teachers, the staff. And our daughter's academic progress. Now, personally, we're friends with many of the local teachers that teach here, not only in our private schools, but also our public schools and our charter schools.
And I will tell you, these teachers absolutely love their jobs and teaching our children. If schools are important to you, I definitely recommend doing your research and talking to other local moms on the Facebook community pages. Just reach out to me and I'll give you her information. Fun fact! Knightdale Station Park used to be an active working nursery and now has been transformed into an absolutely beautiful space. It has a really cool railroad farm themed playground with a splash pad for the kids, just under one and a half acre walking trails, athletic fields, an outdoor amphitheater for events and movie nights.
It even has a dog park and our newest addition, disc golf. Not only do residents enjoy Knightdale Station Park, we also have several other parks throughout our Knightdale community, including one of our favorites, which is Harper Park, where not only can you play on the playground, but you can also play pickleball.
You can also head over to Environmental Park, which is just located right behind the library parking lot, and they have some really nice shaded walking areas. That go right around the pond. It's super peaceful in there and our girl scout troop even did a fun discovery walk there Looking at different bugs finding different wildlife and leafs.
It was just a lot of fun And then there's mingo creek greenway trail if you love to run or walk and they also have a playground and basketball courts. We're also close by to several trail park spots for Raleigh's popular Neuse River Greenway that you can also enjoy. And if you enjoy lakes, just about a 40 to 45 minute drive, there's Falls Lake or even Jordan Lake.
Knightdale continues to grow. The downtown north development is now underway. This 91 acre space will include single family homes, townhomes, condos, and even apartments. The plans also include commercial space, grocery, fitness, a hotel, and even retail and office space. This will definitely give us a new and improved, lively downtown that will compete with other suburbs around.
Currently, many people enjoy Prime BBQ, which is a local favorite. Kids love Heather's Dance. and Oak City Brewery and, of course, Knightdale Station Park. Now, a non fun fact. Back in 1940, the original Old Downtown actually burnt down, and this was due to not having a water system locally here. Now, it wasn't until 1952 that a water system was installed, and in 2006, Our town merged its water and sewer systems with the city of Raleigh to help provide improved services at the lowest cost possible.
Then there's also Parkside at Westlake. This will include apartments, townhouses, single family homes, mixed use commercial buildings, office space, shopping, greenways, and more. The town also has plans for the River District development, which spans four square miles that will improve the walkability and connectivity by filling in greenway and sidewalk gaps.
And one of the things that I love about Knightdale is our local farms. From our beloved Pope Farms, which has been a staple in our community since 1954. They offer locally grown fresh fruits and vegetables to local farm fresh meats. They have fresh milk, eggs, and even pantry supplies. You can even buy a whole half or quarter cow.
And in the summer, you can pick strawberries. And in the fall, they have a wonderful selection of pumpkins, along with some great photo opportunities along the farm. Then there's Grasshopper Farm, which dates back to the 1890s. They also offer fresh produce and meats and more. And for a sweet treat, They also sell ice cream.
They also have strawberry fields in summer, and in the fall, you can go through their corn maze. They also have a wonderful pumpkin patch, and in Christmas, a tree farm. Lastly, there's Oasis Farm. Now, this farm has been around for over 150 years. Inez is just the sweetest, and she actually showed me how to crack a pecan.
on this old fashioned gadget. And on my last stop, I even got to meet the newest family addition, Ray. They also have local produce, fresh meat, honey, and elderberry syrup, and even handmade crafts. We also welcomed our newest addition which is Haven Farms. They have a storefront selling local favorites including honey, hemp products, and a small nursery.
You can get a beer or a glass of wine while the kids enjoy an ice cream cone or play in the playground or pet and feed the goats. They also have a beautiful venue that you can rent out back whether you want to have a party or a wedding and they even have an Airbnb home that you can stay at on the premises.
And if that wasn't enough, they have weekly events from wine tasting Fridays on the porch and more With Night DE's, great location. It means you can enjoy many amenities from shopping to restaurants, entertainment, venues, parks, and even museums. Most of night DE's shopping centers and restaurant. Are centered along or nearby US 64 business, also known as Knightdale Boulevard, which is also right off I five 40.
We have the typical box chain stores from Target to Kohl's to TJ Maxx Best Buy, Lowe's, home Depot, and even Walmart, and just 20 minutes or less away. We also have North Hills with all its great outdoor shopping, along with some great stores from Trader Joe's to Costco, Wegmans, and even Whole Foods. And just a few minutes from there, we have Crabtree Valley Mall, which has a lot of great shopping and restaurants to choose from.
Or you can head downtown, which also has some amazing restaurants. One of our favorites is Vita Monde. You want to make sure you make reservations because they're always full. Now in Knightdale, we do have some good restaurants. If you're looking for a good steak, we have Saltgrass Steakhouse. For barbecue, I mentioned earlier, we have prime barbecue.
Not only is it a local town favorite, but it attracts residents from all the surrounding suburbs as well. We also have the long awaited depot on first, which is a classic southern inspired cuisine in Charleston and Savannah. And it's going to be operated out of a home that was converted into a restaurant.
Everyone has been highly anticipating the opening of this restaurant. I got a sneak peek of their menu and it's a lot of locally sourced fresh seafoods and meats and vegetables. It looks absolutely phenomenal. And our newest restaurant Tequila, which is tiki style tacos and cocktails with a tropical vibe.
Individuals and families also love going to Oak City Brewery, which is right next to Knightdale Station Park. They have some really great outdoor space with picnic tables. They have rotating food trucks. You can have a beer outside while the kids play, or you can even go inside and sit at the bar. Now when it comes to entertainment, Knightdale doesn't have a movie theater or even a bowling alley.
But again, the good news is you can head into Raleigh and be at one in 15 to 20 minutes. We're also close to the PNC Arena if you want to catch a concert or watch the Carolina Hurricanes at a hockey game. We also love to head into the Raleigh's Farmer Market for some really great finds. When it comes to weather, Knightdale gets to experience four seasons.
Now I will say my absolute favorite seasons are going to be spring and fall. Now spring minus the pollen season because there's about a three week window where the pollen is just really thick. You can see just this yellow film over everything and your allergies will go absolutely crazy. But as far as the weather, again, I came from Southern California, so I feel like the spring and the fall weather mimics California the most.
Now, when it comes to summertime, summers can get between the 80s and 90s, and yes it is hot, humid, and muggy. Now again, if you already live on the East Coast, business as usual, you'll probably get a little bit of relief if you're coming from Florida, because I know it's hot as Hades there. But if you're coming from the West Coast, you're used to that dry heat, so you can withstand a lot higher temperatures in excess of 100 degrees.
Well, when you come out here, even though it's only, say, 80 degrees in the summer and that sounds cool to you, it is not. It's going to be hot and sticky. It took us about two years before we really acclimated to the weather. But good news is there is air conditioning and indoors and you can pick and choose what time you are out in the summer heat, but as quick as it comes, it does go.
And again, you do get used to it. Now, when it comes to winter, we have pretty mild winters. If you're looking for a lot of snow, you're not going to find it here. We're lucky on average that we get a chance it'll snow one to two times a year. And in saying that, in the last six years that I've lived here, we've only got snow twice where it actually stuck and we were able to play with it.
So as quick as it comes, it also goes. So normally you're going to enjoy it for one to two days if you're lucky and it's gone. So if you're looking for a lot of snow, you're not going to find it here. But what you will find is if there is even a forecast that says there's a snowflake coming, the schools will shut down, there will be no bread, no milk at the store.
It's absolute insanity. And I'm not sure why that is, but I know it's true. Here in North Carolina, we just do not have the equipment for if it does snow to clear the roadways like they do in New York, Jersey, Connecticut, Maine. So I think that is part of it. Everybody is prepared to hunker down if they need to, but when they find out they don't, they're enjoying a lot of milk and bread sandwiches.
Now when it comes to rain, you'll notice it's super, super green here. And there is a reason for that. On average, we have about 47 inches of rain annually. In comparison, where I relocated from, which was California, we only saw about 11 to 12 inches annually. So definitely a big difference. And as quick as the rain comes, it can also go.
So we have some really beautiful rain and then some rain that you can't even see if you're driving on the highway. You have to slow down to a crawl. But again, usually as quick as it pours, it goes away. Sometimes it actually reminds me of being in Hawaii when we were on vacation. But we definitely enjoy the rain because of all the beautiful lush green that goes along with it throughout the year.
Knightdale is a little slice of the South. Tucked away from the big city life with the option to hop on the highway and get in the action when you're ready. It truly is the best of both worlds.
