Best Location For Living In Raleigh NC | Watch This First! Living in Raleigh, NC

When my family and I relocated to the Raleigh area six years ago from California, I quickly discovered just how expansive this region really is. With Raleigh at the center and numerous surrounding suburbs spreading in every direction, it can make your head spin trying to figure out where to settle down. Today, I'm breaking down what to expect in each direction from downtown Raleigh – north, south, east, and west – so you can find the perfect fit for your lifestyle.

Here's a fun fact to start: Raleigh is only about 20 to 30 minutes away from most surrounding suburbs. So if you need to work in the Raleigh area but don't want to live in the big city surrounded by all the hustle and bustle, you have plenty of options with an easy commute.

West of Raleigh: Premium Living with a Price Tag

Looking west, you'll discover the most developed and established suburbs including Morrisville, Cary, and Apex. This area has flourished thanks to its proximity to both RDU Airport and Research Triangle Park (RTP), the 7,000-acre innovation hub that's become the pillar of our entire Triangle area. As the largest high-tech research and development park in the United States, RTP houses over 300 companies including SAS, IBM, Cisco, Fidelity, and Apple.

The western suburbs offer nearly everything you could want: convenient commute times, great outdoor spaces, Greenways, parks, shops, and restaurants. You'll find mature tree landscapes and established communities that have been developing since the 1960s. Cary alone has transformed from a quiet town of a few thousand to nearly 200,000 residents today. Downtown Cary recently underwent a major $69 million renovation, and they've added Fenton, an upscale shopping and restaurant destination.

These communities boast fantastic amenities including ethnic and trendy eateries, premium grocery stores like Wegmans, Whole Foods, and Trader Joe's. Apex has a Costco, and Morrisville offers convenient airport access. The area features some of the best Greenway systems with over 160 miles of mostly paved trails and top-rated schools in the Triangle.

All this desirability comes at a cost. As of May 2024, median home prices run approximately $595,000 in Cary ($257 per square foot), $584,000 in Apex ($239 per square foot), and $520,000 in Morrisville ($242 per square foot). Compare that to Raleigh's median of $430,000 at $230 per square foot.

North of Raleigh: Established Charm Meets Affordability

Head north and you'll find communities like North Raleigh, Wake Forest, and Rolesville offering a different vibe. This area features lush, green landscapes close to Falls Lake with an interesting development history. Areas immediately north of Raleigh boomed in the 1970s, while Wake Forest's growth initially centered around the university until it relocated to Winston-Salem in 1956. After slower growth, development picked up again in the 1990s.

Rolesville deserves special mention as the fastest-growing town in North Carolina among municipalities with 5,000+ residents, growing 150% from 2010 to 2020. The attraction here combines affordability with reasonable driving distances to major amenities, plus that perfect mix of rural farmland meeting suburban life.

Wake Forest offers nearly all major conveniences including the beloved Wegmans, with rumors of a Costco coming behind Lowe's on Grove 98. Median home prices are approximately $543,500 in Wake Forest ($211 per square foot) and around $200 per square foot in Rolesville.

The main drawback? Traffic on Highway 98 to Durham and US-1 (Capital Boulevard) to Raleigh gets congested during peak hours. But for many residents, Wake Forest has enough amenities that frequent trips to Raleigh aren't necessary.

East of Raleigh: Emerging Growth and Value

Communities like Knightdale, Wendell, and Zebulon aren't quite as developed but are experiencing major growth spurts as prices skyrocket elsewhere. While some consider these areas too far, I think the commute is reasonable – about 30 minutes to RDU or RTP from Knightdale, 45 minutes from Wendell and Zebulon. Coming from California, that's nothing, especially with our lighter traffic.

The game-changer was the late 1990s completion of I-540's first section, significantly reducing travel times. Wendell Falls exemplifies the transformation – a resort-style community halfway to its eventual 4,000 homes, complete with restaurants, shops, a Publix, school, hospital, and miles of trails. It's even golf-cart friendly! The historic downtown Wendell features an old-fashioned general store, The Bearded Bee Brewery with rotating food trucks, and 41 North Coffee Shop.

While amenities remain limited compared to the west – no major entertainment like bowling alleys or movie theaters – the tradeoff is significantly more affordable housing. Median prices run approximately $379,900 in Knightdale ($190 per square foot), $410,500 in Wendell ($195 per square foot), and $165,000 in Zebulon ($189 per square foot).

South of Raleigh: Varied Options for Every Budget

The southern communities offer diverse options. Much of the land here features wooded lots perfect for development, and we're seeing plenty of it. A new Publix is being built on the Knightdale-Raleigh border off I-540, and while there's no Whole Foods or Trader Joe's yet, Garner has its own Costco.

Housing varies significantly by location, getting pricier moving east to west. Clayton's median is approximately $369,900 ($189 per square foot), Garner around $400,000 ($191 per square foot), and Fuquay-Varina about $433,000 ($198 per square foot).

Holly Springs stands out as an exception. Its accessibility to Cary and Apex, plus easy commutes to RTP and RDU, have driven median prices to approximately $569,000 ($224 per square foot), rivaling Apex. The town continues developing with great outdoor spaces, good schools, and a revitalizing old downtown featuring shops like Bless Your Heart Boutique, OSHA, Niche Wine Lounge, and Fresh Local Ice Cream.

The I-540 completion will better connect Holly Springs and relieve Highway 55 bypass congestion, opening more development opportunities throughout the southern communities. Between Wendell Falls, Knightdale's extensive plans, and Clayton's two major projects, the south is transforming rapidly.

Making Your Choice

Each direction from Raleigh offers its own lifestyle and price point. Choose west for established communities with every amenity imaginable if you don't mind the premium price. Head north for suburban charm with more affordable options and that rural-meets-suburban feel. Look east for emerging communities with excellent value and growing amenities. Consider south for varied options from rural settings to upscale suburbs.

The key is understanding what matters most – proximity to work, specific amenities, school quality, or housing value – and finding the area that best matches your priorities. With Raleigh's continued growth bringing new development to all areas, there's never been a better time to find your perfect Triangle home.
