If there's one word to describe the Triangle area right now, it's BOOMING.
Since my family relocated from Southern California seven years ago, I've watched Raleigh and the surrounding communities transform at a breathtaking pace. The latest Downtown Raleigh Alliance market report reveals staggering growth: $7.4 billion in total development between completed, under construction, and planned projects.
Let me walk you through the biggest developments reshaping our region in 2025!
North Hills Innovation District: Raleigh's Billion-Dollar Game Changer
The North Hills Innovation District is creating an integrated live-work-play community unlike anything the Triangle has seen before. St. Albans Lofts offers luxury apartments with resort-style amenities, while RH Raleigh has transformed retail with its stunning three-story design gallery and rooftop restaurant.
The dining scene is exploding with Tasha (already named one of America's 50 Most Beautiful Restaurants), Ruth's Chris Steakhouse in its new high-rise location, and 60 Vines opening late 2025 with over 60 wines on tap. My husband and I celebrated our anniversary at RH's rooftop restaurant last month, and the ambiance is absolutely worth the splurge!
Tower 5 stands 17 stories tall with over 322,000 square feet of office space, becoming a landmark addition to Raleigh's skyline and drawing major employers to the area.
Downtown Raleigh & Dorothea Dix Park
Downtown Raleigh is getting a massive Convention Center expansion, the relocated Red Hat Amphitheater, and several new hotels including the 550-room Omni Hotel and the boutique Kimpton Hotel.
The 308-acre Dorothea Dix Park continues its transformation with the Gibson Play Plaza, the Landbridge Project connecting to Pullen Park, and expanded Sunflower Fields that have become a summer Instagram hotspot for locals and visitors alike.
While luxury projects grab headlines, Raleigh is also addressing affordable housing with Lucas Point in southeast Raleigh, which will create 80 modern affordable units with innovative design, community spaces, and direct access to greenway trails.
Transportation Improvements
Raleigh is enhancing public transportation through the Wake BRT system, providing faster, reliable bus service along four corridors with dedicated lanes and enhanced stations. RDU Airport, which was the fastest-growing airport in the U.S. in 2023, is replacing its primary runway and expanding Terminal 2, while adding local dining favorites like Black & White Coffee and Crawford's Genuine.
Suburban Growth Explosion
The suburbs are seeing incredible growth too! Fuquay-Varina's Gold Leaf Crossing is bringing Target and 350+ apartments to a 100-acre mixed-use development. Cary's Fenton continues to add high-end dining like Crawford Brothers Steakhouse and M Sushi, plus The Allison luxury apartments.
Apex is developing Veridea, a massive $3 billion project with 8,000+ residential units and millions of square feet of retail and office space. Wake Forest will soon have a multi-modal train station connecting to Raleigh, Richmond, and Washington DC, funded by a $13.2 million federal grant.
