North District is located at Flowers Plantation in the Clayton, NC 27527 area. True Homes currently lists its sales location at 230 Periwinkle Place.
What makes the location different from some other Flowers Plantation neighborhoods is that North District sits within the area planned as the Waterfront District.
That matters because this section of Flowers is designed around a mix of residential and commercial uses.
Some businesses are already operating in the Waterfront District, including Panera Bread, Chipotle, Fifth Third Bank, AT&T, and Waterfront Dental Care. Flowers Plantation says additional waterfront restaurants, lodging, and other mixed-use development remain in the planning stage.
That last part is important.
When you're buying new construction near future development, separate what exists today from what is planned for tomorrow.
What Are the Homes Like in North District?
North District is made up of townhomes rather than detached single-family homes.
Flowers Plantation’s current detailed North District page describes four different townhome designs, with configurations ranging from roughly 1,762 square feet to more than 2,300 square feet.
The current designs include:
Longfield: approximately 1,762 square feet, three bedrooms, 2.5 baths, and a one-car garage
Karver: approximately 2,120 square feet, three bedrooms, 2.5 baths, a loft, first-floor primary suite, and one-car garage
Advent: approximately 2,174 square feet, three bedrooms, 2.5 baths, loft, built-in desk, and two-car garage
Hollis: approximately 2,360 square feet, three bedrooms, 3.5 baths, and a two-car garage
Availability, pricing, features, and options can change as construction progresses, so I’d confirm the exact home rather than assume every North District townhome includes the same features.
1. North District Gives You New Construction Without a Detached-Home Footprint
This is probably the first reason I’d put North District on a buyer’s comparison list.
Maybe you want something new.
You like the idea of newer systems, contemporary finishes, and a home nobody else has lived in, but you don't necessarily need a large detached house or a big yard.
That’s where a community like North District can make sense.
You still get multiple bedrooms, garage parking, flexible living space, and some surprisingly large floor plans.
But the townhome format can mean less exterior work than you'd normally expect with a detached house.
Flowers Plantation specifically positions its townhome communities as options for buyers looking for a lower-maintenance lifestyle.
For some buyers, that’s a big deal.
You may want to spend Saturday morning exploring the Triangle instead of maintaining a large yard.
2. There’s a First-Floor Primary Bedroom Option
This is something I would pay attention to if you're planning beyond just the next couple of years.
The Karver floor plan includes a first-floor primary bedroom with an en-suite bathroom and walk-in closet. The upper level provides two additional bedrooms and loft space.
A first-floor primary can appeal to buyers for all kinds of reasons.
Maybe you simply don't want your bedroom upstairs.
Maybe you work from home and like having separation between different spaces.
Or maybe you're thinking about how the house could work for you several years from now.
It's not something you find in every townhome community, which makes this particular layout worth comparing.
3. North District Is Close to Shopping and Everyday Errands
This may be one of North District's strongest lifestyle advantages.
Flowers Plantation already has a significant amount of retail and services nearby.
Current Flowers Crossroads and Flowers Marketplace businesses include Harris Teeter, Publix, CVS, Petco, The UPS Store, restaurants, healthcare providers, and other services.
Then there’s the Waterfront District itself.
Current businesses listed there include Panera Bread and Chipotle, along with banking, dental, retail, and other services.
For a buyer, the practical question isn't simply, “Are there stores nearby?”
It's:
How many of my everyday errands can I handle without driving halfway across Clayton or into Raleigh?
That’s what I’d test when we tour the community.
4. It’s a Golf-Cart-Friendly Community
North District is currently promoted by True Homes as a golf-cart-friendly community.
That fits into the broader Flowers Plantation layout, where shopping, residential areas, trails, and other destinations are designed to have more connections between them than you might find in a typical standalone subdivision.
If golf-cart access is important to you, we should still review the actual routes and applicable community rules.
“Golf-cart friendly” doesn't mean you can drive one anywhere you want.
But it does give North District a different feel than a townhome community sitting by itself off a major road.
5. You’re Close to the Flowers Plantation Trail Network
Flowers Plantation also has an extensive network of walking and biking trails.
Its current website says the larger community has more than 20 miles of walking trails, connecting residents with various parts of Flowers Plantation.
The exact trail access from a specific North District townhome is something I'd look at in person.
Online maps are useful.
Actually walking or driving the area is better.
If having outdoor space nearby matters to you but maintaining your own large yard doesn't, that combination could be one of North District's advantages.
6. The East Triangle YMCA Is Nearby
The East Triangle YMCA is located at 120 Flowers Parkway in Clayton.
Its current facility information lists fitness programming and other services, and Flowers Plantation continues to promote YMCA activities and community programming throughout the year.
Again, proximity doesn't mean membership is automatically included in your HOA.
That’s something we should verify separately.
But having recreation options within the broader Flowers Plantation community gives buyers another nearby amenity to consider.
7. What Does North District Cost?
As of August 2026, True Homes is advertising North District townhomes from approximately $329,000 to $400,000.
Flowers Plantation's individual floor-plan information shows pricing varying by design, with smaller plans beginning in the low-to-mid $300,000s and larger designs reaching into the $400,000s.
But I wouldn't base your budget on the words “starting from.”
With new construction, your actual cost may depend on:
The floor plan
Homesite
Structural options
Interior selections
Builder upgrades
Closing-cost arrangements
Current builder incentives
HOA dues
Financing
A base price and the price of the home you actually want can be two different numbers.
That's why I'd want to look at the specific available inventory and final pricing before you make your decision.
8. What About the North District HOA?
North District does have an association.
Flowers Plantation's current neighborhood directory identifies CAMS as the HOA management company for North District.
Before you buy, I recommend reviewing the current association documents and confirming:
Monthly or annual dues
What exterior maintenance is included
Landscaping responsibilities
Insurance responsibilities
Parking rules
Pet rules
Rental restrictions
Architectural guidelines
Any master Flowers Plantation assessments
Townhome ownership can be convenient, but you want to understand exactly where your responsibility ends and the association's begins.
Don’t rely on what someone remembers from another Flowers Plantation neighborhood.
The rules can be different.
9. What About Property Taxes?
Flowers Plantation currently states that its residents enjoy the community with no city taxes.
That does not mean homeowners don't pay property taxes.
North District is in Johnston County, and applicable county and other taxes still need to be factored into your budget. True Homes identifies North District as a Johnston County community.
I recommend looking at the estimated tax bill for the exact townhome you're considering rather than making assumptions from the Clayton mailing address.
That gives you a better picture of the actual monthly payment.
10. What Schools Serve North District?
True Homes currently identifies River Dell Elementary, Archer Lodge Middle, and Corinth-Holders High School in its North District community information.
But if school assignment matters to your purchase, I would verify the exact address directly with Johnston County Public Schools.
JCPS says its 2026-2027 assignment plan includes changes and tells residents to use the district's School Finder for address-specific assignments.
That's especially important in a growing area.
Builder websites and real estate listings are useful starting points, but the school district should be your final source for the current assignment.
11. What About the Commute to Raleigh?
True Homes and Flowers Plantation both describe the community as approximately 25 minutes from Raleigh.
Treat that as a general location description.
Your actual commute depends on where you're going.
Downtown Raleigh?
North Raleigh?
Cary?
RTP?
Those are completely different drives.
Traffic and time of day matter too.
One of the easiest things you can do before buying is drive from North District to work at the exact time you normally commute.
Then do the reverse trip in the afternoon.
You'll learn more from that one test than from a dozen online commute estimates.
North District vs. an Older Townhome
Here’s a common buyer decision.
Suppose you're comparing North District with an older townhome closer to Raleigh.
The older property may put you closer to work or give you a lower purchase price.
North District may offer:
New construction
Current floor plans
Garage options
First-floor primary options
Proximity to Flowers Plantation shopping
Access to a growing mixed-use area

One mistake I see buyers make with new construction is going into the builder's sales office without understanding who represents whom.
The onsite sales representative works for the builder.
That doesn't make them the bad guy. It simply means their role is different from mine.

That can include reviewing comparable options, thinking through upgrades, understanding the contract timeline, keeping an eye on inspections, and helping you compare North District with other neighborhoods before you commit.
And yes, I recommend having independent inspections on new construction.
