North Village is located within the larger Flowers Plantation community in the Clayton, NC 27527 area.
Flowers Plantation spans roughly 3,000 acres in Johnston County and includes a mix of single-family neighborhoods, townhomes, active-adult housing, apartments, shopping, dining, trails, and other amenities. Flowers Plantation currently lists North Village as one of its individual neighborhoods and identifies CAMS as its HOA management company.
North Village homes can be found along streets including East Calvert Court, West Calvert Court, Stratford Lane, and nearby streets.
One of the first things you'll notice is that this neighborhood feels different from some of the smaller-home sections of Flowers Plantation.
The houses tend to be larger.
The lots can be larger too.
And North Village has gated access. Recent MLS records continue to identify it as a gated community.
What Are Homes Like in North Village?
If space is high on your wish list, North Village becomes interesting pretty quickly.
Many of the homes were built around 2016 to 2018, so you're getting relatively modern construction without buying in a neighborhood that's still being built. Examples include homes on East Calvert Court built in 2016 and 2017 and a West Calvert Court property built in 2018.
Recent property records show homes with features such as:
Four and five bedrooms
Three or four bathrooms
Roughly 2,900 to more than 3,500 square feet
Two-car garages
Main-floor guest bedrooms in some layouts
First-floor primary bedrooms in certain homes
Bonus rooms and lofts
Home offices
Screened or covered porches
Open kitchens with large islands
Fenced backyards
Lots approaching a half-acre in some cases
For example, 90 E Calvert Court offered five bedrooms, four bathrooms, approximately 3,580 square feet, a two-car garage, and a half-acre lot. It sold for $560,000 in December 2025.
Another home at 91 Stratford Lane had five bedrooms, four bathrooms, and approximately 3,518 square feet. It sold for $525,000 in July 2026.
That's a lot of house compared with many newer communities where buyers may find themselves trading yard size or square footage for new construction.
1. North Village Offers Larger Homes
This is probably the first reason I’d put North Village on a buyer’s comparison list.
Maybe three bedrooms isn't enough anymore.
You need a home office.
You want a guest room.
You need a bonus room where everybody can spread out.
Or you're trying to find a house that gives you flexibility without having to move again a few years from now.
North Village has homes that can check several of those boxes at once.
Recent examples show five-bedroom floor plans above 3,000 square feet, including layouts with a main-floor guest bedroom plus additional bedrooms and bonus space upstairs.
That doesn't mean bigger is automatically better.
More square footage means more space to furnish, heat, cool, clean, and maintain.
But if you know you need the room, North Village gives you options that may be harder to find in some other Flowers Plantation neighborhoods.
2. Some Lots Give You More Outdoor Space
Lot size is another feature I'd compare carefully.
Recent North Village property examples range from around 0.28 acres to 0.50 acres, depending on the home.
A half-acre lot isn't something you're going to see in every newer Clayton community.
That can give you room for things like a fenced backyard, patio, screened porch, outdoor entertaining area, garden, or simply more space between neighboring homes.
Again, every property is different.
Don't assume because one North Village house has a large backyard that they all do.
When we compare homes, I'd look at usable yard space rather than just the acreage number on the listing.
A flat, usable quarter-acre can sometimes work better for you than a larger lot with awkward grading.
3. North Village Is an Established Community
This is another advantage for buyers who aren't sure they want new construction.
North Village is complete. Livabl lists the former D.R. Horton community as sold out rather than an active new-home development.
That means you can drive through and see what you're buying into today.
The surrounding houses are already there.
The streets are established.
The landscaping has had time to grow.
And when you're purchasing a resale, the previous owner may have already added improvements such as a fence, screened porch, deck, storage shed, window treatments, or landscaping.
One North Village property on West Calvert Court, for example, included a detached permitted shed with electrical service and a garage-style door.
Those improvements cost money.
When comparing a resale with new construction, don't forget to price out all the things you'd have to add after closing on the new house.
4. North Village Has Gated Access
North Village is identified in recent MLS records as a gated community.
For some buyers, gated access is simply a preference.
They like having a defined entrance into the neighborhood and a clear separation between the residential streets and the roads outside the community.
If that matters to you, North Village stands apart from many open-access neighborhoods around Clayton.
I'd still encourage you to understand how the gate operates, guest access procedures, and any HOA rules associated with it before buying.
5. What Amenities Come With North Village?
Current MLS information for North Village properties identifies amenities that can include trails, a pool, clubhouse, and tennis courts, depending on the applicable association documentation. Other recent North Village records identify trails and a dog park among association amenities.
This is one area where I would verify everything for the exact house you're considering.
Why?
Because Flowers Plantation includes many different neighborhoods and multiple association structures.
You don't want to see a pool somewhere in Flowers Plantation and automatically assume your North Village dues include access to it.
We'll review the current HOA documents and confirm exactly what comes with that property.
6. You're Close to Flowers Crossroads and Everyday Shopping
One of the advantages of North Village isn't actually inside North Village.
It's what's around it.
Flowers Plantation has developed a substantial commercial area around Flowers Crossroads and Flowers Marketplace.
Current businesses include Harris Teeter, Publix, CVS, Petco, restaurants, healthcare offices, The UPS Store, and numerous other services. Flowers Crossroads is anchored by Harris Teeter, while the newer Market at Flowers Crossroads includes Publix.
That makes everyday errands easier than they might have been when this part of Johnston County was less developed.
You can live outside Raleigh without automatically having to drive into Raleigh every time you need something.
When we're touring North Village, I recommend driving the larger Flowers Plantation area too.
See where you'd actually shop.
See what restaurants you would use.
Drive the route you would take every morning.
That tells you whether the location works for your life.
7. Flowers Plantation Adds Trails, Events, and Recreation Nearby
Flowers Plantation currently promotes 20+ miles of walking trails, along with connections to shopping, dining, and other parts of the community by pedestrian paths, bicycles, and golf carts. The community also has the East Triangle YMCA nearby.
There are also recurring community events. The 2026 calendar includes Markets at the Crossroads, concerts, National Night Out, a holiday market, and the annual Christmas tree lighting.
That doesn't mean every event or amenity is included in North Village HOA dues.
Think of these as things available within or around the larger Flowers Plantation community.
We still need to verify what your particular HOA payment includes.
8. What Does the North Village HOA Cost?
North Village currently has an HOA managed by CAMS. Flowers Plantation's official directory lists CAMS as the current North Village manager.
Recent sales also give us a rough idea of the association structure.
The December 2025 sale at 90 E Calvert Court showed a $115 monthly North Village fee plus a $360 annual second association fee. A July 2026 Stratford Lane sale showed a $110 monthly association fee.
Those numbers are examples, not a promise of what you'll pay.
HOA fees change.
The exact association obligations can also differ based on how a property is recorded.
Before making an offer, I'd want to verify:
Current monthly and annual dues
Amenities included
Gate access
Architectural restrictions
Fence requirements
Parking rules
Rental restrictions
Common-area responsibilities
Any pending assessments
That's information you want before closing.
9. What Do Homes Cost in North Village?
North Village is a neighborhood where recent sales are more useful than a broad Clayton average.
Two fairly recent examples give us a good snapshot:
91 Stratford Lane sold for $525,000 in July 2026. It had five bedrooms, four bathrooms, and approximately 3,518 square feet.
90 E Calvert Court sold for $560,000 in December 2025. It had five bedrooms, four bathrooms, approximately 3,580 square feet, and a half-acre lot.
That doesn't mean every North Village home is worth $525,000 to $560,000.
Smaller homes, different lot sizes, upgrades, condition, location within the neighborhood, and changing market conditions all affect pricing.
If you're seriously considering North Village, I would pull the current active, pending, and recently sold properties when you're ready to shop.
10. What About Schools Near North Village?
Recent North Village MLS information has identified River Dell Elementary, Archer Lodge Middle, and Corinth-Holders High School for specific homes.
School assignments can change, especially in a growing county.
Johnston County Public Schools provides an official School Finder for current address-based assignments.
If a particular school assignment is important to your purchase, we'll verify the exact property address directly through JCPS rather than relying on an older real estate listing.
11. What About Property Taxes?
Flowers Plantation currently states that residents enjoy the community with no city taxes. That refers to the municipal tax structure and does not mean homeowners have no property-tax obligation. Flowers Plantation is located in Johnston County.
This is an area where you should compare actual numbers.
Two homes with a Clayton mailing address can have different tax situations depending on municipal boundaries and other factors.
I recommend looking at the current tax record for the exact property you're considering and using that number when estimating your monthly payment.
North Village vs. New Construction in Clayton
This is a useful comparison.
Suppose you're looking at a North Village resale around the $500,000s and also considering a new home elsewhere in Clayton.
The new construction may give you:
Brand-new mechanical systems
Builder warranties
Current finishes
Less immediate maintenance
North Village may give you:
More square footage
A larger lot
Gated access
Mature landscaping
Existing improvements
A completed neighborhood
No waiting to see what eventually gets built around you
Neither choice automatically wins.
You need to compare the whole house.
A new home's base price can change once you add upgrades, blinds, fencing, landscaping, appliances, and other items.
An established home may already have those things, but you'll need to understand the age and condition of its major systems.
That's the comparison that matters.

Imagine you're moving from a smaller home closer to Raleigh.
You need another bedroom, dedicated office space, and a yard.
You start looking at North Village and find a five-bedroom home around 3,500 square feet.
It feels like a huge upgrade.
Before deciding, I'd want you to ask a few practical questions.
How much of that space will you actually use?
What does your commute look like?
How much will utilities cost?
How old are the HVAC systems?
What will the yard require?
What are the HOA dues?
Does the larger home still fit comfortably within your budget after taxes, insurance, and maintenance?
If the answers work, North Village can offer a lot of house.
Common Mistakes Buyers Make When Looking at North Village
One mistake is assuming all Flowers Plantation neighborhoods are interchangeable.
They're not.
North Village has its own HOA, housing style, lot sizes, and character.
Another mistake is comparing a North Village resale only with another home's purchase price.
Compare total ownership cost.
Look at taxes, HOA dues, insurance, utilities, maintenance, and any updates you'll want to make.
And don't get distracted by cosmetics.
A home built in 2016 or 2017 isn't old, but major systems are no longer brand-new either.
An inspection and careful review of maintenance history still matter.
Finally, verify the amenities.
Flowers Plantation has a lot happening, but that doesn't mean every neighborhood HOA includes the same things.
