Pineville East is part of the larger Flowers Plantation community in Johnston County, and many of the homes here were built well before some of the newest sections of Flowers Plantation. The community markets its location as approximately 25 minutes from Raleigh, although your actual drive will depend on traffic and where in Raleigh or the Triangle you’re going.

You’ll see Pineville East homes along streets such as Kate Hill Lane and Old York Circle, along with nearby residential streets. Current real estate data identifies 52 Kate Hill Lane as being in Pineville East at the Village, while other listings use the shorter Pineville East name.

There’s one detail buyers should understand early.

Pineville East, Pineville East Cottages, and Pineville East Estates Are Not Necessarily the Same Thing

The names can get confusing.

Flowers Plantation’s official HOA directory separately lists:

  • Pineville East

  • Pineville East Cottages

  • Pineville East Estates

Those communities also have different management information listed.

On top of that, some real estate sites use the name Pineville East at the Village for certain properties.

So when you’re looking at a house, don’t assume the HOA, dues, amenities, or rules apply simply because the listing says “Pineville East.”

We should verify the exact legal subdivision and association for that property.

That small step can prevent a lot of confusion later.

What Are Homes Like in Pineville East?

One thing that makes Pineville East appealing is that the homes don’t all feel identical.

Recent property information shows homes built primarily during the 2000s and early 2010s, with detached single-family layouts and larger lots than many buyers expect in newer communities.

For example, 52 Kate Hill Lane, built in 2010, is currently coming to market at $529,900. The home has three bedrooms, 2.5 bathrooms, approximately 2,293 square feet, a two-car garage, and a 0.53-acre lot. It also has a main-floor primary bedroom.

Another Pineville East home at 40 Kate Hill Lane has four bedrooms, 2.5 bathrooms, approximately 2,916 square feet, a bonus room, a main-floor primary bedroom, and a 0.40-acre cul-de-sac lot. That property sold in July 2026.

Depending on the particular home, you may find:

  • Three, four, or more bedrooms

  • Two-car garages

  • Main-floor primary bedrooms

  • Bonus or flex rooms

  • Hardwood floors

  • Fireplaces

  • Screened or covered outdoor spaces

  • Cul-de-sac lots

  • Lots approaching a half-acre or more

  • Established landscaping

That variety gives buyers more to compare than simply picking a different elevation of the same floor plan.

This is one of the first reasons I’d consider Pineville East if you’re comparing it with new construction.

You can actually see what you’re buying into.

The neighboring homes already exist.

The trees have had time to grow.

The streets are established.

You can see the spacing between homes and how the yards have matured.

That’s different from walking through a new community where empty lots, construction traffic, and future phases make it harder to picture what the neighborhood will eventually feel like.

An established resale can also come with improvements a previous owner has already paid for.

Maybe there’s mature landscaping.

Maybe the screened porch is already built.

Maybe the fence is installed.

Maybe the interior has already been updated.

Those things should be part of your comparison when you’re looking at Pineville East versus a brand-new home.

Lot size may be one of Pineville East’s stronger selling points for the right buyer.

A larger lot can give you options.

Of course, bigger yards also mean more maintenance.

I’d rather have you walk the actual lot and decide whether that extra outdoor space improves your lifestyle enough to make the maintenance worthwhile.

If a first-floor primary bedroom matters to you, Pineville East deserves a look.

Both 52 Kate Hill Lane and the recently sold 40 Kate Hill Lane have been marketed with the primary bedroom on the main floor.

That can be useful for a lot of different buyers.

Maybe you simply prefer not to climb stairs every night.

Maybe you want separation between your bedroom and secondary bedrooms.

Maybe you’re thinking longer term and want a floor plan you won’t outgrow.

The important thing is not to assume every Pineville East property has the same layout.

We can narrow the search to homes that match the way you actually want to live.

4. Pineville East Has Gated-Community Appeal

Recent Pineville East property marketing identifies the neighborhood as gated. For example, the July 2026 sale on Kate Hill Lane was specifically marketed as being in the gated Pineville East community.

An established neighborhood source also describes Pineville East as gated.

For some buyers, that’s an important preference.

A gated entrance can give a neighborhood a more defined feel and create clearer separation between residential streets and surrounding traffic.

I would still verify access procedures and the exact association responsibilities for the home you’re considering.

Gated communities can have additional private-road, maintenance, or access considerations, and you want to understand those before closing.

5. What Do Homes Cost in Pineville East?

This is where current numbers are much more useful than a generic neighborhood average.

As of August 2026, 52 Kate Hill Lane is coming to market at $529,900. It offers three bedrooms, 2.5 bathrooms, 2,293 square feet, a two-car garage, and a 0.53-acre lot.

For a recent closed-sale comparison, 40 Kate Hill Lane sold in July 2026 after being marketed at $534,900. It has four bedrooms, 2.5 bathrooms, approximately 2,916 square feet, and a 0.40-acre lot.

Other properties associated with Pineville East at the Village have sold at a range of prices depending on home size and condition. One market source shows past examples including a 2,254-square-foot home at $464,000 and a much larger 3,564-square-foot home at $550,000.

That range tells you something important.

There isn’t one “Pineville East price.”

Size matters.

Lot matters.

Updates matter.

Floor plan matters.

Condition matters.

And market conditions change.

When you're ready to buy, I’d pull the current active, pending, and recently closed homes and compare your specific property with the most relevant sales.

6. What Does the Pineville East HOA Cost?

Flowers Plantation currently lists CAMS as the management company for Pineville East.

The current listing at 52 Kate Hill Lane shows an association fee of $84 per month for that particular property. It also identifies the road as privately maintained.

I would not assume $84 per month applies to every Pineville East home or that the fee will remain unchanged.

Before buying, we should confirm:

  • The current HOA dues

  • Any master Flowers Plantation fees

  • Private-road responsibilities

  • Gate responsibilities

  • Architectural restrictions

  • Fence rules

  • Parking rules

  • Rental restrictions

  • Any assessments

  • Exactly which amenities are included

This matters even more because Pineville East, Pineville East Cottages, and Pineville East Estates appear separately in the Flowers Plantation directory.

The documents for the exact house should be the final word.

7. Shopping and Dining Are Close By

One of the biggest lifestyle changes around Flowers Plantation has been the growth of nearby commercial areas.

Flowers Crossroads is currently anchored by Harris Teeter and also includes Publix, CVS, Petco, healthcare providers, restaurants, services, and other businesses. Flowers Plantation says approximately 150,000 square feet of commercial space is already present with additional development underway.

That’s useful in everyday life.

You don’t necessarily have to drive into Raleigh or central Clayton every time you need groceries, takeout, a pharmacy, or basic services.

When we tour Pineville East, I’d encourage you to spend another 20 minutes driving the surrounding Flowers Plantation area.

Go to the grocery store.

Check out the restaurants.

Drive the roads you’d use most often.

A house can look perfect online, but your daily routine matters too.

8. Flowers Plantation Has More Than 35 Miles of Paved Trails

If walking or outdoor time matters to you, the larger Flowers Plantation trail system is another benefit.

Flowers Plantation currently says it has more than 35 miles of paved walking trails linking neighborhoods with schools, commercial areas, and the East Triangle YMCA.

That doesn’t mean every Pineville East home is directly beside a trail entrance.

It does mean you’re living inside a broader community where trail connections are part of the overall design.

If that matters to you, we can look at the actual route from the house rather than simply saying, “There are trails nearby.”

9. The East Triangle YMCA Is Nearby

The East Triangle YMCA is located inside Flowers Plantation at 120 Flowers Parkway. Flowers Plantation’s current trail and amenity information lists the YMCA as one of the destinations connected through the community.

That's a nice nearby option for fitness and recreation.

But this is where buyers need to separate nearby amenities from HOA-included amenities.

Older Pineville East marketing referenced extensive club and recreation amenities.

Because association structures and amenity arrangements can change, I would verify current access rather than promising that an older list still applies to a 2026 purchase.

That’s the safer way to buy.

10. What About Property Taxes?

Flowers Plantation currently promotes that its residents enjoy the community with no city taxes.

That does not mean homeowners pay no property taxes.

Johnston County and other applicable property taxes still matter.

For example, the current listing at 52 Kate Hill Lane reports approximately $2,867 in 2025 property taxes for that specific home.

Rather than using somebody else’s home as your estimate, I’d pull the actual tax record for the property you’re considering.

That's what belongs in your monthly budget.

11. What Schools Serve Pineville East?

Current listing information for 52 Kate Hill Lane identifies River Dell Elementary, Archer Lodge Middle, and Corinth Holders High School.

But school assignments can change.

Johnston County Public Schools currently provides a 2026-2027 School Finder and specifically tells families to enter the physical property address to verify assignment. The district also notes that School Finder information is subject to modification.

If a specific school assignment is important to your move, we’ll verify the exact house before you make a purchase decision.

Pineville East vs. New Construction in Clayton

This is a comparison I’d absolutely make.

Suppose you’re considering a Pineville East resale around the $500,000 range and a new home somewhere else in Clayton.

The new home may give you:

  • Less immediate maintenance

Pineville East may give you:

  • A more established neighborhood

  • Gated access

A half-acre property like the current Kate Hill Lane home can offer a very different outdoor experience from a tightly spaced new-construction neighborhood.

The tradeoff is maintenance.

If you actually use and enjoy that extra yard, it may be completely worth it.

If you hate yard work, another Flowers Plantation neighborhood may suit you better.

Another Buyer Scenario: You Want an Established Home With a Main-Level Primary

Suppose you want a detached home with a first-floor primary bedroom, but you don’t necessarily want a cottage-sized property.

Pineville East can give you that combination.

Recent Kate Hill Lane examples include main-level primary suites, garages, bonus space, and lots around 0.40 to 0.53 acres.

That’s a very different option from a small low-maintenance cottage or attached townhome.

Which is exactly why comparing individual Flowers Plantation neighborhoods is so useful.

Common Mistakes Buyers Make When Considering Pineville East

The first is confusing Pineville East, Pineville East Cottages, and Pineville East Estates.

They’re separately identified in the current Flowers Plantation HOA directory.

Another mistake is assuming older amenity information is automatically current.

Verify what your 2026 HOA documents actually provide.

Another is focusing on a beautiful renovated kitchen while ignoring the age of the mechanical systems. Many Pineville East homes are established resales, so a thorough inspection matters.

And finally, don’t compare price alone.

A home on a half-acre lot with a main-floor primary and mature landscaping is a different product from a similarly priced new house on a much smaller homesite.
