If you’re wondering why choose Plantation Pointe in Clayton, NC, this neighborhood is worth a look if you want an established single-family community with larger homes, usable yards, a community pool, tennis courts, a playground, and easy access to the growing shopping and recreation around Flowers Plantation.

Plantation Pointe is located in the Clayton, NC 27527 area of Johnston County and is recognized by Flowers Plantation as one of its individual neighborhoods. The current Flowers Plantation HOA directory lists Plantation Pointe separately and identifies Professional Property Management, or PPM, as the HOA management company.

Plantation Pointe is located off the East Neuse River Parkway area in Clayton’s 27527 ZIP code. Neighborhood streets include Windgate Drive, Manchester Trail, Wilshire Way, Ainsley Court, Stafford Circle, Normandy Drive, and Bexley Way, among others. Current property records consistently identify homes on these streets with the Plantation Pointe subdivision.

You may occasionally see online real estate websites drop the final “e” and call the neighborhood Plantation Point. The official Flowers Plantation HOA directory and the community’s management company use Plantation Pointe, so that’s the name I’d use when searching for HOA information and neighborhood documents.

What Are the Homes Like in Plantation Pointe?

One of the first things I notice about Plantation Pointe is that the homes can give buyers more room than many newer, higher-density neighborhoods.

A current home at 450 Windgate Drive, for example, offers five bedrooms, approximately 2,902 square feet, a two-car garage, a 0.34-acre lot, and a main-floor primary bedroom. It was built in 2006.

Another Plantation Pointe home at 110 Manchester Trail was built in 2005 and offered three bedrooms plus a bonus room, approximately 2,268 square feet, a two-car garage, and a 0.37-acre wooded lot.

There are newer homes in the neighborhood too. A property at 336 Ainsley Court was built in 2015, which shows that Plantation Pointe developed over multiple years rather than all at once.

Depending on the home, you may find:

  • Three, four, or five bedrooms

  • Bonus and flex rooms

  • First-floor primary bedrooms in some floor plans

  • Two-car garages

  • Covered porches and patios

  • Fenced backyards

  • Wooded lots

  • Lots around one-third of an acre or larger

  • Traditional and transitional architecture

That variety is part of the appeal.

1. Plantation Pointe Feels Established

If you’ve been touring brand-new construction, Plantation Pointe gives you a very different experience.

You can see what the neighborhood already looks like.

The streets are established.

The landscaping has had time to mature.

Many homes have been lived in long enough for owners to add fences, covered porches, landscaping, updated flooring, windows, or other improvements.

For example, the current Windgate Drive listing has updated windows, a fenced backyard, and an encapsulated crawl space, while the Manchester Trail property had a newer roof and a large wooded lot.

That doesn’t automatically make resale better than new construction.

It just means you’re comparing a finished neighborhood with a community that may still be evolving.

2. You Can Get More Yard Space

If you keep touring new neighborhoods and saying, “I wish the houses weren’t so close together,” Plantation Pointe may deserve your attention.

The current Windgate Drive home sits on approximately 0.34 acres, while the Manchester Trail example has about 0.37 acres. Other Plantation Pointe property records show lots that can be larger still.

That can give you more room for:

  • Pets

  • Outdoor entertaining

  • Gardening

  • Play space

  • Fencing

  • A patio or deck

  • Simply having more distance from the neighboring house

A larger lot also means more maintenance, so I’d look at how much of the yard is actually usable rather than choosing based only on acreage.

3. Plantation Pointe Has Its Own Community Pool

This is one of the stronger differences between Plantation Pointe and several other established neighborhoods in the area.

Current Plantation Pointe listing information identifies a community swimming pool as an HOA amenity. The current Windgate Drive listing specifically includes the pool, and the Manchester Trail listing also confirms community pool access.

That’s convenient because you don’t necessarily have to maintain a private pool at your own house to have neighborhood swimming nearby.

Of course, HOA amenities and rules can change, so I’d still verify current pool access and policies in the HOA documents before you buy.

4. There Are Tennis Courts and a Playground Too

The current Plantation Pointe listing at 450 Windgate Drive identifies tennis courts and a playground, along with the pool, as neighborhood amenities. The Manchester Trail listing also advertised a pool, tennis court, and playground as part of the community.

That gives Plantation Pointe more neighborhood-level recreation than you’ll find in some communities where the HOA mainly maintains entrances and common landscaping.

It also means I’d compare Plantation Pointe differently from another Flowers Plantation neighborhood that may rely more heavily on broader community amenities.

5. There Are Walking Trails and a Neighborhood Pond

The current Windgate Drive listing describes walking trails through Plantation Pointe that connect to a large pond, along with the neighborhood’s pool and tennis courts.

That can add another layer to the neighborhood if you like being able to walk without having to drive somewhere first.

Plantation Pointe also sits within the broader Flowers Plantation area, where Flowers currently reports more than 35 miles of paved walking trails connecting neighborhoods, commercial areas, schools, and the East Triangle YMCA.

I’d still look at the exact trail access from the particular home you’re considering. A neighborhood can have trails without every house being equally close to them.

6. What Does the Plantation Pointe HOA Cost?

Plantation Pointe’s HOA is currently managed by PPM, Professional Property Management. Flowers Plantation lists PPM as the official neighborhood management contact.

As of August 2026, the current home at 450 Windgate Drive shows an HOA fee of approximately $84 per month and lists the pool, tennis courts, and playground as amenities.

A previous Manchester Trail listing showed approximately $77 per month, with grounds maintenance listed among the association services.

The difference is exactly why I would not tell you, “The HOA is always $84.”

Before making an offer, we should confirm the current dues for the specific home and review:

  • Pool access

  • Tennis and playground access

  • Common-area maintenance

  • Architectural restrictions

  • Fencing rules

  • Parking rules

  • Rental restrictions

  • Any special assessments

Current HOA documents should always be the final source.

7. What Do Homes Cost in Plantation Pointe?

As of August 10, 2026, one active Plantation Pointe example is 450 Windgate Drive, listed at $449,500. It offers five bedrooms, 2.5 bathrooms, approximately 2,902 square feet, and a 0.34-acre lot.

Other neighborhood records show how much individual homes can vary. Nearby Windgate Drive properties include homes around 2,300 to nearly 3,000 square feet, with different bedroom counts and lot sizes.

That’s why I wouldn’t use one neighborhood average to tell you whether a Plantation Pointe home is priced correctly.

We need to compare:

The size.

The condition.

The lot.

The updates.

The floor plan.

The age of major systems.

And the most recent comparable sales.

A renovated five-bedroom house on a larger lot is not the same product as a smaller three-bedroom home that still needs major updates.

8. You’re Close to Flowers Crossroads

One of the biggest lifestyle advantages of living in this area today is how much shopping and dining has developed nearby.

Flowers Crossroads currently includes Harris Teeter, Publix, CVS, Petco, UNC Health Primary Care, restaurants, banking, and other everyday services. Flowers Plantation says the commercial center currently has roughly 150,000 square feet of space with substantial additional development underway.

That means you can handle many normal errands nearby rather than driving toward central Raleigh every time you need groceries, dinner, or a prescription.

When we tour Plantation Pointe, I’d encourage you to explore the commercial areas afterward.

See which grocery store you’d use.

Drive the roads at the time you’d normally be out.

That tells you much more about everyday life than looking at a map.

9. The East Triangle YMCA Is Nearby

The East Triangle YMCA is located at 120 Flowers Parkway within the broader Flowers Plantation area. Current Flowers Plantation information says the facility includes an outdoor pool, fitness studios, strength and cardio equipment, sports fields, and programming.

Plantation Pointe already has its own neighborhood pool, so the YMCA serves a different purpose.

It gives you additional fitness, sports, and recreation options nearby.

YMCA membership should be considered separately from Plantation Pointe HOA dues unless current HOA documents specifically state otherwise.

10. What Schools Serve Plantation Pointe?

The current 450 Windgate Drive listing identifies River Dell Elementary, Archer Lodge Middle, and Corinth Holders High School. A separate Plantation Pointe property at 336 Ainsley Court lists the same three schools.

That said, Johnston County Public Schools is implementing assignment changes for the 2026-2027 school year, including changes associated with the opening of Wilson’s Mills High School. JCPS tells families to verify school assignments using its address-based School Finder because assignment information can change.

If school assignment matters to your purchase, I’d verify the exact Plantation Pointe address directly through JCPS before making an offer.

Plantation Pointe vs. New Construction in Clayton

This is one comparison I’d encourage buyers to make.

Suppose you’re deciding between a Plantation Pointe resale and a similarly priced new-construction home elsewhere in Clayton.

The new house may give you:

  • Brand-new mechanical systems

  • Builder warranties

  • Current finishes

  • Less immediate maintenance

Plantation Pointe may give you:

  • A larger established lot

  • Mature trees

  • An existing neighborhood pool

  • Tennis courts and a playground

  • Fences or outdoor improvements already completed

  • More established landscaping

  • A larger floor plan for your budget

Neither automatically wins.

A new home may still require money for a fence, blinds, landscaping, patio, or other upgrades after closing.

An established Plantation Pointe home may already have those things, but we need to look carefully at the roof, HVAC, water heater, windows, crawl space, and other systems.

That’s a much more useful comparison than simply asking, “Should I buy new or resale?”

Buyer Scenario: You Need More Space but Don’t Want a Tiny Lot

Say you need four or five bedrooms.

You also want a garage and backyard.

You start looking at newer homes and realize that getting the square footage you need may mean accepting a fairly compact homesite.

Then you see a Plantation Pointe property like the current Windgate Drive home.

Five bedrooms.

Nearly 2,900 square feet.

A first-floor primary.

A two-car garage.

And roughly a third of an acre.

That combination may work much better for you.

The tradeoff is that you’re buying a 2006 home, so we need to evaluate the systems and maintenance history.

Buyer Scenario: Neighborhood Amenities Matter to You

Maybe you don’t want to install and maintain your own pool.

You’d still like access to one.

You’d like a playground nearby and maybe tennis courts too.

Plantation Pointe becomes more interesting because those amenities are currently documented at the neighborhood level rather than simply somewhere within the larger Flowers Plantation community.

For some buyers, that can be a major deciding factor.

Common Mistakes Buyers Make When Considering Plantation Pointe

One mistake is assuming every Flowers Plantation neighborhood includes the same amenities.

They don’t.

Plantation Pointe has its own HOA and currently offers a specific combination of pool, tennis, and playground amenities.

Another mistake is confusing Plantation Pointe with listings labeled Plantation Point. The official community sources use Plantation Pointe.

Another is falling in love with the size of an established home without looking at the major systems.

If the home was built in 2005 or 2006, the inspection and maintenance history matter.

And finally, don’t rely on an old HOA amount.
