Ponder vs. Wendell Falls: Which Wendell, NC Community Fits You?
I walked Ponder last week, and my takeaway was simple: the water is the star. Ponder is the new 480-acre lake community off NC-97 between Wendell and Zebulon, and it comes from the same developer team that built Wendell Falls. If you are shopping new construction in Eastern Wake County, here is everything you need to know about builders, prices, amenities, and how Ponder stacks up against Wendell Falls.
Ponder at a Glance
Size: 480 acres, entitled for 1,930 single-family homes and townhomes
Location: NC Highway 97, roughly halfway between Wendell and Zebulon
Developers: Brookfield Residential and North America Sekisui House, the same partners behind Wendell Falls and Briar Chapel
Open space: About 120 acres, roughly a quarter of the community, preserved as parks and open space
Trails: Up to four miles of trails planned, plus about 2.5 miles of public greenway
Info Cabin: 312 Spotted Turtle Trail, Wendell, NC 27591
The land itself has a story. Brookfield bought the property in April 2024, and it had been held by one family for roughly 250 years. Ponder Lake has been there for centuries, and the community is designed around it.
Builders and Prices at Ponder
Three builders are selling at Ponder right now. Here is what each one is offering, based on their published pricing as of November 2026.
Garman Homes
Single-family homes from about 1,653 to 2,274 square feet, 3 bedrooms and 2.5 baths, with plans starting around $330,990. Garman is known for character-driven design, so this is a great fit for buyers who care more about livability and style than raw square footage.
Brookfield Residential
Two collections. The Cottages Collection runs 1,619 to 1,932 square feet starting around $329,990. The Classic Collection runs 2,200 to 2,869 square feet starting around $439,990. Brookfield has quick move-in homes on its site with move-in dates from late 2026 into early 2027.
Homes by Dickerson
The larger homes in the community: roughly 2,526 to 2,851 square feet with 3 to 4 bedrooms, starting in the high $500s to mid $600s. Dickerson offers several architectural styles per plan, including Craftsman, Modern Farmhouse, and Cape Cod.
Prices and availability change quickly with new construction. Call me for current incentives and quick move-in options before you visit.
HOA at Ponder
Garman Homes lists Ponder HOA dues at about $133 per month with a $500 one-time capital contribution. Dues include Spectrum 1 Gig fiber internet and TV, plus access to the pool, trails, and clubhouse. Confirm the current figure with the builder, since dues can change.
Ponder Lake and Amenities
This is where Ponder sets itself apart. The amenities are less about a big building and more about getting outside.
Ponder House: The main amenity center on over 5 acres right off the lake, with a gathering room you can rent for parties, a 24/7 fitness studio, an outdoor fireplace, and an almost 2,000-square-foot wraparound porch
Ponder Lake: Kayaking, canoeing, paddleboarding, and a dock
Kayak launch and campsites with Trex decking and charcoal grills by the lake
Pool and pickleball courts
Concert and event lawn with a stage, a yoga lawn, and a fire pit
Turtle Park playground, open from day one
Fenced dog park

Which One Is Right for You?
Choose Wendell Falls if you want to walk to coffee and dinner, enjoy a busy social calendar, and like moving into an established neighborhood where the trees have grown in. Keep in mind new construction there is winding down, so most options will be resale.
Choose Ponder if you want lake life every day, a quieter and more nature-focused setting, brand-new floor plans, and an entry price that starts in the low $300s. Think of it as Wendell Falls in its early days, but built around the water.
A lot of my buyers tour both on the same day. They are only a short drive apart, and seeing them back to back makes the choice clear fast.
