  • 1012 Whispering Creek Court: $639,900, 5 bedrooms, 4 bathrooms, approximately 4,204 square feet

A five-bedroom home at 4711 Broad Falls Lane sold on July 21, 2026 for $480,000. It had approximately 3,468 square feet and was built in 2018.

Those numbers show something important.

There can be a meaningful price difference from one Poplar Creek Village home to another.

When I’m helping a buyer determine whether a particular home is priced well, I’d compare:

  • Square footage

  • Lot size

  • Number of bedrooms and bathrooms

  • Age of the home

  • Updates and condition

  • Floor plan
