If you’re wondering why choose Poplar Woods in Clayton, NC, this neighborhood is worth a closer look if you want an established gated community, larger single-family homes, flexible floor plans, wooded or more spacious homesites, and convenient access to everything growing around Flowers Plantation.

Poplar Woods is a distinct neighborhood within Flowers Plantation in Johnston County. Current homes show a mix of four and five-bedroom layouts, first-floor bedroom options, bonus rooms, home offices, two-car garages, and lots that can approach half an acre. Flowers Plantation currently lists CAMS as the HOA management company for Poplar Woods.

Homes are found primarily along streets such as Breton Drive and Chatsworth Lane. Current and historical property records identify both streets with the Poplar Woods at Flowers Plantation subdivision.

Original neighborhood marketing described Poplar Woods as a gated section with larger wooded homesites and a park-like setting off Flowers Village Boulevard.

That established setting is one of the things that can separate Poplar Woods from some of the newer construction communities around Clayton.

You aren’t trying to imagine what the street will look like someday.

You can drive through it today and see the houses, landscaping, lot sizes, sidewalks, and overall feel for yourself.

What Are Homes Like in Poplar Woods?

Poplar Woods is primarily made up of detached single-family homes, and many of the homes were built during the mid-2010s.

A current home at 39 Breton Drive was built in 2015 and offers approximately 3,030 square feet, four bedrooms, three full bathrooms, a two-car garage, and roughly 0.48 acres. Three of its bedrooms and two bathrooms are on the main level, with another bedroom, full bath, and oversized bonus room upstairs.

Another current home at 89 Chatsworth Lane, also built in 2015, offers approximately 3,550 square feet, five bedrooms, 3.5 bathrooms, a two-car garage, and a first-floor primary suite.

A 2016 home on Breton Drive offered five bedrooms, three bathrooms, approximately 2,949 square feet, and a 0.29-acre lot.

Depending on the property, you may find:

  • Four or five bedrooms

  • First-floor primary suites

  • Multiple bedrooms on the main level

  • Dedicated home offices

  • Bonus or flex rooms

  • Two-car garages

  • Hardwood flooring

  • Large kitchen islands

  • Decks and porches

  • Fenced or landscaped backyards

  • Lots ranging from roughly a quarter-acre to nearly half an acre or more

That variety is one reason I wouldn’t judge Poplar Woods based on just one house.

1. Poplar Woods Is Gated

If you prefer a neighborhood with a defined entrance, Poplar Woods deserves a look.

Current MLS information identifies Poplar Woods as a gated Flowers Plantation neighborhood, with private maintained roads and streetlights.

I don’t recommend choosing a neighborhood simply because it has a gate, though.

Instead, I’d want you to understand what comes with it.

How does guest access work?

Who maintains the roads?

What portion of the association dues supports the private infrastructure?

Those details should be part of your HOA review before you buy.

2. Some Poplar Woods Homes Offer More Yard

This may be one of the bigger reasons buyers notice the neighborhood.

The current home at 39 Breton Drive sits on about 0.48 acres. An older Poplar Woods home at 53 Breton Drive is recorded on approximately 0.51 acres.

Other Poplar Woods homes have smaller lots. The active 89 Chatsworth Lane property, for example, is around 0.25 acres.

That means you have options.

Maybe you want more space for a dog, garden, outdoor entertaining, or simply more separation between homes.

Or maybe a smaller landscaped yard is exactly what you want.

The important thing is to compare the usable yard, not simply the acreage written on the listing.

3. The Floor Plans Can Be Surprisingly Flexible

Poplar Woods works well for buyers who need more than a basic three-bedroom layout.

Take 39 Breton Drive.

It has three bedrooms on the main floor, then another bedroom, full bath, and oversized bonus room upstairs. That gives you several ways to use the space.

The current 89 Chatsworth Lane home goes in another direction. It offers a main-level primary suite, private office, four additional bedrooms upstairs, and additional flex space.

Maybe you work from home.

Maybe you want a guest room downstairs.

Maybe you need a media room, hobby area, or home gym.

Poplar Woods gives you several floor-plan styles that can accommodate those needs without automatically pushing you into a much larger custom home.

4. Poplar Woods Is Established Without Feeling Old

Many documented Poplar Woods homes were built around 2015 and 2016.

For buyers, that can be an interesting middle ground.

The neighborhood is established.

The landscaping has had time to grow.

Most surrounding lots have already been developed.

But the homes are still considerably newer than many traditional resale neighborhoods around the Triangle.

There is still maintenance to consider.

A ten or eleven-year-old home isn't new construction.

You'll want to look at the roof, HVAC systems, water heater, appliances, crawl space, drainage, and maintenance history.

For example, the current Chatsworth Lane listing specifically notes a 2026 HVAC replacement and newer kitchen appliances.

That's exactly the kind of information I’d compare from house to house.

5. What Do Homes Cost in Poplar Woods?

As of August 10, 2026, current listings give us a useful snapshot.

39 Breton Drive is listed at $499,900. The home offers four bedrooms, three full bathrooms, roughly 3,030 square feet, a two-car garage, and a 0.48-acre lot. It was originally listed at $525,000 before a price adjustment in early August.

89 Chatsworth Lane is listed at $579,900. That home has five bedrooms, 3.5 bathrooms, approximately 3,550 square feet, and a first-floor primary suite.

Those two listings show why I wouldn't tell a buyer, “Poplar Woods homes cost X.”

The homes differ.

Lot size differs.

Floor plans differ.

Updates differ.

Condition differs.

When you're ready to buy, I’d pull the active, pending, and recently closed Poplar Woods sales and compare the particular property you like with the most relevant homes.

6. What Does the Poplar Woods HOA Include?

Flowers Plantation currently identifies CAMS as the management company for Poplar Woods.

Current listing information also helps us understand the fee structure.

The 89 Chatsworth Lane listing shows a $93 monthly HOA fee plus a $360 annual association fee, which works out to about $123 per month when combined. The listing says association fees cover road maintenance, security-related association services, and stormwater maintenance, with private paved roads and a gated entrance.

The current 39 Breton Drive listing also calculates approximately $123 per month in HOA dues and identifies clubhouse, pool, tennis courts, and trails among association amenities for that property.

I would still verify the current HOA package for the exact house you’re considering.

Before making an offer, we should confirm:

  • Current monthly dues

  • Any additional annual Flowers Plantation fee

  • Pool and clubhouse access

  • Tennis access

  • Trail access

  • Private-road responsibilities

  • Gate procedures

  • Architectural restrictions

  • Fence requirements

  • Rental restrictions

  • Any pending assessments

You want the current documents, not an old listing.

7. Flowers Crossroads Makes Everyday Errands Convenient

One of the bigger benefits of living in Flowers Plantation today is how much shopping and dining has developed within the community.

Flowers Crossroads currently includes Harris Teeter, Publix, CVS, Petco, UNC Health Primary Care, restaurants, banking, and other everyday services. Flowers Plantation says approximately 150,000 square feet of commercial space currently exists there, with more development underway.

That can make a noticeable difference in daily life.

You're living outside central Raleigh, but you don't necessarily need to make a long drive every time you need groceries, dinner, a prescription, or pet supplies.

When we tour Poplar Woods, I’d encourage you to explore the commercial areas afterward.

Drive to Publix.

Drive to Harris Teeter.

See where you'd get coffee or dinner.

That gives you a much better feel for what living here would actually be like.

8. Flowers Plantation Has More Than 35 Miles of Paved Trails

Flowers Plantation currently reports more than 35 miles of paved walking trails connecting neighborhoods with shopping areas, schools, amenities, and the East Triangle YMCA.

That gives Poplar Woods residents access to a broader network beyond the neighborhood streets themselves.

Flowers Plantation also promotes golf-cart accessibility in many areas of the community, including routes to shops, dining, parks, and other amenities where permitted.

If trail or golf-cart access matters to you, I’d check the actual route from the specific Poplar Woods home.

It's better to experience it than assume every property has identical access.

9. The East Triangle YMCA Is Nearby

The East Triangle YMCA is located at 120 Flowers Parkway in Clayton. Flowers Plantation describes the facility as including an outdoor pool, fitness studios, strength and cardio areas, sports fields, and additional programming.

That gives buyers another recreation option nearby.

Just remember that proximity does not automatically mean YMCA membership is included with your Poplar Woods HOA.

We’d confirm association benefits and YMCA membership separately.

10. What Schools Are Associated With Poplar Woods?

Current real estate information for homes on Breton Drive and Chatsworth Lane identifies River Dell Elementary, Archer Lodge Middle, and Corinth-Holders High School for those specific properties.

But school assignments should always be verified by address.

Johnston County Public Schools currently provides an official School Finder and has published approved 2026-2027 student assignment maps. JCPS notes that School Finder data comes from county GIS and is subject to modification.

If a specific school assignment matters to your purchase, we'll check the exact Poplar Woods address before you make an offer.

Poplar Woods vs. New Construction in Clayton

This is one comparison I’d encourage buyers to make.

Suppose you're choosing between a Poplar Woods resale around the $500,000s and a newer house elsewhere in Clayton.

New construction may give you:

  • Brand-new mechanical systems

  • Builder warranties

  • Current finishes

  • Less immediate concern about age-related maintenance

Poplar Woods may give you:

  • A completed gated neighborhood

  • More established landscaping

  • Potentially larger lots

  • Mature outdoor spaces

  • Community amenities already in place

Neither option automatically wins.

A new home may still need blinds, fencing, landscaping, a deck, or other improvements after closing.

That flexibility can be a big reason to put the neighborhood on your list.

Maybe you already know you like Flowers Plantation.

You like having grocery stores and restaurants nearby.

You like the trails.

But some of the newer neighborhoods feel a little too compact.

A Poplar Woods home on nearly half an acre can give you a different experience while keeping you inside the same larger community.

One mistake is assuming all Flowers Plantation neighborhoods have the same HOA.

They don't. Flowers Plantation separately lists Poplar Woods and identifies its own HOA management contact.

Another mistake is assuming every Poplar Woods lot is large.

Some approach half an acre, while others are closer to a quarter-acre.
