For comparison, a more typical three-bedroom townhome at 104 River Dell Townes Avenue sold for $260,000 in March 2025. That property has approximately 1,678 square feet and a one-car garage.

That difference tells you why one broad “River Dell Townes price” isn't very useful.

They can also differ from older listings, so I wouldn't use a five-year-old HOA amount when calculating your budget today.

One practical location detail is the neighborhood's proximity to River Dell Elementary.

Current and historical townhome listings place River Dell Elementary about 0.1 to 0.2 mile from certain River Dell Townes properties. Current listings commonly identify River Dell Elementary, Archer Lodge Middle, and Corinth-Holders High School for specific townhome addresses.

School assignments can change, though.

Johnston County Public Schools has approved new assignment maps for the 2026-2027 school year and directs residents to use its School Finder for address-specific assignments. The district notes that School Finder information is subject to modification.

8. Flowers Crossroads Is Nearby

One reason this area feels more convenient than it did several years ago is the amount of shopping and services now available inside Flowers Plantation.

Flowers Crossroads currently includes Harris Teeter, Publix, CVS, Petco, UNC Health services, restaurants, and other businesses. Flowers Plantation says the commercial center currently has about 150,000 square feet of space, with additional development underway.

That means many everyday errands can be handled close to home.

If you're touring River Dell Townes, I’d recommend driving the shopping area too.

See where you'd buy groceries.

Try the roads at the time you normally commute.

See how long your regular errands would actually take.

That's part of choosing a neighborhood.

9. You’re Connected to the Larger Flowers Plantation Trail System

Flowers Plantation currently reports more than 35 miles of paved walking trails throughout the community. The trail network connects neighborhoods with schools, commercial areas, and the East Triangle YMCA.

That can be especially useful in a townhome community where your private outdoor space may be fairly small.

You may not have a large personal yard, but you can still have walking and recreation options throughout the larger community.

Flowers Plantation also has a private section of the East Neuse River Parkway trail within the development.

10. River Dell Townes vs. a Detached Home

This is one comparison I'd encourage buyers to make.

A detached home may give you:

  • More yard

  • More privacy between homes

  • More control over exterior changes

  • Different garage and parking options

River Dell Townes may give you:
