Ross Landing is a townhome neighborhood on the west side of Flowers Plantation in Johnston County. Flowers Plantation officially identifies Ross Landing as one of its individual neighborhoods, and Elite Management currently manages the Ross Landing HOA.

Where Is Ross Landing in Clayton, NC?
Ross Landing is in the Clayton, NC 27527 area, in the western portion of Flowers Plantation. You’ll find townhomes along streets such as East Porthaven Way, West Porthaven Way, and Wethergate Drive. Flowers Plantation includes Ross Landing among the west-side neighborhoods connected to the Neuse River Parkway area.
That location is one of the neighborhood’s stronger selling points.
Ross Landing is residential, but you’re not tucked away from everything. The larger Flowers Plantation community has continued to add shopping, dining, trails, recreation, and services nearby.
What Are the Homes Like in Ross Landing?
Ross Landing is primarily made up of two-story attached townhomes, and many of the homes were built around 2019 and 2020.
A current property at 145 E Porthaven Way was built in 2020 by Dan Ryan Builders and has three bedrooms, 2.5 bathrooms, approximately 1,716 square feet, and a one-car garage. Another current property at 99 E Porthaven Way was also built in 2020 and offers three bedrooms, 2.5 bathrooms, approximately 1,647 square feet, and a one-car garage.
Across the neighborhood, you’ll commonly see features such as:
Three bedrooms
Two-and-a-half bathrooms
Roughly 1,600 to 1,700+ square feet
One-car garages
Open-concept main floors
Kitchen islands
Upstairs primary suites
Walk-in closets
Upstairs laundry
Patios
End-unit options with additional windows
A current Ross Landing listing at 46 E Porthaven Way, for example, offers three bedrooms, 2.5 bathrooms and approximately 1,667 square feet with an open main-level layout, kitchen island, quartz counters, and pantry.
1. Ross Landing Can Be a More Approachable Way to Own in Flowers Plantation
This may be one of the biggest reasons buyers pay attention to Ross Landing.
Flowers Plantation has homes across a very wide range of prices. You can find larger detached homes well into the $400,000s, $500,000s, and higher.
Ross Landing gives buyers another option.
As of August 2026, 46 E Porthaven Way is listed at $248,000. A three-bedroom end unit at 145 E Porthaven Way was listed at $259,900, while 99 E Porthaven Way was listed at $259,500 before going pending.
For a recent closed-sale reference, 349 E Porthaven Way sold for $250,000 in April 2026. That home has three bedrooms, 2.5 bathrooms and approximately 1,666 square feet.
That doesn’t mean every Ross Landing townhome is worth $250,000.
End units can be different.
Updates matter.
Condition matters.
HOA costs matter.
But these numbers show why Ross Landing may be worth considering if you want the Flowers Plantation location without buying a larger detached home.
2. You Get Three Bedrooms Without Maintaining a Big House
A lot of buyers are caught between two choices.
An apartment feels too small.
A detached house feels like more maintenance than they want.
Ross Landing can sit nicely in the middle.
Most of the documented floor plans give you three bedrooms and roughly 1,600-plus square feet. That can give you enough room for a guest bedroom, office, workout space, or whatever else you need without moving into a 2,500-square-foot house.
Maybe you work from home.
Maybe you need an extra bedroom but don’t need a backyard.
Maybe you’re buying your first home and want space to grow without immediately taking on everything that comes with a detached property.
That’s where a townhome like this starts to make sense.
3. The One-Car Garage Is a Nice Practical Feature
Many Ross Landing townhomes include an attached one-car garage.
Both current 2020 examples at 99 and 145 E Porthaven Way have one-car garages, and earlier neighborhood properties follow a similar pattern.
That garage gives you more than somewhere to park.
You may use part of it for bikes, tools, storage, holiday decorations, or outdoor equipment.
If you’re comparing Ross Landing with a condo or apartment-style property, the garage can be a meaningful difference.
4. Exterior Yard Work Can Be Simpler
This is one of the main reasons people consider townhome living.
Current Ross Landing listing information shows grounds maintenance included in the association fees for specific properties.
If you don’t want to spend Saturday mowing a large lawn, that can be appealing.
But there’s an important distinction.
“Grounds maintenance” does not automatically tell us everything the HOA maintains.
Before you buy, I’d want us to confirm who is responsible for the roof, siding, exterior paint, windows, gutters, driveway, pest treatment, insurance, and any other exterior components.
Townhome buyers should read those documents carefully.
5. Ross Landing’s HOA Needs a Closer Look Before You Buy
This is one place where I would not rely on the number shown at the top of a real estate website.
Flowers Plantation currently identifies Elite Management as Ross Landing’s HOA company.
But individual listings show different fee presentations.
For example, 145 E Porthaven Way shows an $85 monthly fee plus a $360 semiannual fee, for a calculated total of about $145 per month. The listing says grounds maintenance is included.
Meanwhile, 99 E Porthaven Way currently shows a $360 semiannual association fee, calculated by that listing as $60 per month.
That difference is exactly why we verify the HOA directly.
Before making an offer, I’d want current answers about:
All required association dues
Grounds maintenance
Exterior building responsibilities
Master Flowers Plantation fees
Private-road maintenance, where applicable
Insurance responsibilities
Parking rules
Pet restrictions
Rental restrictions
Any pending assessments
Don’t build your monthly budget from one website number.
6. Ross Landing Is Close to Shopping and Dining
This is where the Flowers Plantation location becomes especially useful.
Flowers Crossroads currently includes Harris Teeter, Publix, CVS, Petco, restaurants, healthcare providers, banking, fitness businesses, and other services. Flowers Plantation says the commercial center has approximately 150,000 square feet already developed, with additional commercial space underway.
For Ross Landing residents, that means basic errands can be handled close to home.
Groceries.
Coffee.
A pharmacy.
Dinner.
Pet supplies.
You don’t necessarily need to drive toward Raleigh every time you need something.
I’d still encourage you to drive the area yourself. See which grocery store you’d actually use and how the routes feel at the times you normally travel.
7. The Flowers Plantation Trail Network Is a Big Plus
Flowers Plantation currently reports more than 35 miles of paved walking trails connecting neighborhoods with shopping areas, schools, amenities, and the East Triangle YMCA.
The west side of Flowers Plantation, where Ross Landing is located, was designed around connections between neighborhoods, recreation, and commercial areas. Flowers Plantation describes pedestrian, bike, and golf-cart connections as part of that west-side layout.
That can work especially well with townhome living.
You may not have a big private backyard, but you still have outdoor options around the larger community.
Flowers Plantation also currently promotes golf-cart access in many areas, subject to its rules and permitted routes.
8. What About a Community Pool?
Some recent Ross Landing marketing specifically references community pool access along with Flowers Plantation trails and the nearby YMCA. A recent listing for 349 E Porthaven Way advertised easy access to the community pool.
I would still verify this for the exact home.
Older Ross Landing listings have described some recreational facilities as optional, so I wouldn’t promise pool or clubhouse access without checking the current HOA documents and membership requirements.
That may sound overly careful, but it’s much better than finding out after closing that an amenity works differently than you expected.
9. The East Triangle YMCA Is Nearby
The East Triangle YMCA is located at 120 Flowers Parkway within Flowers Plantation.
Current Flowers Plantation information says the facility has an outdoor pool with a toddler pool and waterslide, fitness studios, strength and cardio equipment, sports fields, and programming.
Again, YMCA membership should be treated separately from Ross Landing HOA benefits unless the current association documents say otherwise.
Nearby does not automatically mean included.
10. What About Schools for Ross Landing?
This is an area where current listing websites actually show why verification matters.
Two current Ross Landing listings at 99 and 145 E Porthaven Way identify East Clayton Elementary, Riverwood Middle, and Corinth Holders High School.
However, another Ross Landing property record has previously identified Archer Lodge Middle instead of Riverwood Middle.
That’s why I wouldn’t tell you school assignment based on an article.
Johnston County Public Schools has published its approved 2026-2027 assignment maps and tells residents to use its address-based School Finder. JCPS also notes that School Finder information can be modified.
If schools matter to your purchase, we’ll verify the exact Ross Landing address directly with JCPS before you make a decision.
11. What About Property Taxes?
Flowers Plantation currently markets the community as having no city taxes.
That does not mean you pay no property taxes.
Ross Landing properties are still subject to applicable Johnston County and other property taxes. For example, the current 145 E Porthaven Way listing reports 2026 annual property taxes of $1,911.
Use the actual tax record for the townhome you’re considering when calculating your monthly cost.
Ross Landing vs. a Detached Home in Clayton
This is probably the comparison most buyers should make.
A detached home may give you:
More privacy
A larger yard
More control over exterior changes
More separation from neighboring homes
Ross Landing may give you:
A lower purchase price than many detached Flowers Plantation options
Three bedrooms
A garage
Less yard maintenance
Newer construction
Access to the larger Flowers Plantation area
There isn’t one right answer.
If you dream about having a big fenced backyard and garden, Ross Landing may not scratch that itch.
If the thought of maintaining that yard makes you tired already, a townhome may feel like freedom.
Ross Landing vs. New-Construction Townhomes
There are newer townhome communities being built around Flowers Plantation today.
So why look at Ross Landing?
A resale here can give you a neighborhood that’s already established. Most of what surrounds the townhome already exists, and many homes have been occupied long enough for buyers to see how the development actually functions.
The homes are also still relatively recent, with current examples dating to 2020.
A brand-new townhome may give you builder warranties and the latest finishes.
Ross Landing may give you a lower resale price, established surroundings, and no waiting for future phases to be completed.
Compare the whole package.
Buyer Scenario: You’re Buying Your First Home
Maybe you’re currently renting a two-bedroom apartment.
You need a third bedroom for an office, but you don’t need a huge house.
A Ross Landing townhome can give you three bedrooms, 2.5 bathrooms, open living space, a garage, and a Flowers Plantation location at a purchase price currently represented by several listings around the mid-$200,000s.
That could be an appealing next step.
But I’d still make sure we understand the HOA, taxes, insurance, financing, and total monthly cost rather than comparing your rent only with the mortgage principal.
Buyer Scenario: You’re Downsizing but Aren’t Ready for a Condo
Maybe you’re leaving a larger detached home.
You still want three bedrooms.
You want a garage.
You like having your own front door.
But you’re ready to give up the big yard.
Ross Landing can fit that middle ground.
You’re still buying a home with multiple bedrooms and garage space, but current HOA information indicates grounds maintenance is handled for the properties reviewed here.
For the right buyer, that tradeoff can make a lot of sense.
Common Mistakes Buyers Make in Ross Landing
One mistake is comparing only the purchase price and ignoring the HOA structure.
Another is assuming every amenity advertised somewhere in Flowers Plantation automatically comes with your Ross Landing dues.
Another is assuming every online school assignment is correct. As current listings demonstrate, those feeds can disagree.
And finally, don’t assume all townhomes are interchangeable.
An end unit may have more natural light.
One property may have a better location within the neighborhood.
One may back to trees while another may have a different view.
Walk the actual property.
