The Seine is currently listed at approximately 2,593 square feet with four bedrooms and 3.5 bathrooms. It includes a flexible lower level, dedicated study, upstairs bonus room, and two-car garage.

The Seneca can reach approximately 2,185 square feet with four bedrooms and 3.5 bathrooms, although Caruso is also selling a smaller three-bedroom, 2.5-bath configuration at 1,754 square feet.

That gives you options.

Maybe you want a townhome because you don’t need a big yard, but you still need a real office.

Maybe you need four bedrooms.

Maybe you want a guest room that’s separated from your primary living area.

South Lake Townes can give you townhome maintenance without automatically forcing you into a small interior footprint.

2. Two-Car Garages Are a Big Plus

Garage space is another feature I’d pay attention to.

Current South Lake Townes homes include attached two-car garages, including both the 1,754-square-foot Seneca at 9 E Tiger Lily Trail and the larger Seine at 31 E Tiger Lily Trail.

That can make a noticeable difference if you’re comparing South Lake Townes with smaller townhome developments where a one-car garage is more common.

Two-car garage space can give you room for vehicles, bikes, storage, tools, or the things that tend to take over a spare bedroom when you don’t have anywhere else to put them.

3. The Lower Level Gives You More Flexibility

This is one of the features I think buyers should really think through.

The builder designs the lower levels of these townhomes as flexible space. Depending on the plan and configuration, that area may work as a guest suite, recreation room, hobby area, office, or another living space.

That matters because three-story living can be a benefit when you use the separation well.

You might work on one level and relax on another.

Guests can have more privacy.

Someone working from home can shut the door instead of setting up a laptop at the kitchen table.

For the right buyer, the vertical layout creates useful separation.

For another buyer, three stories may simply mean too many stairs.

Current quick move-in examples show just how much the final price can vary.

A three-bedroom, 1,754-square-foot Seneca at 9 E Tiger Lily Trail is currently priced at $349,900. Other Seneca quick move-ins are currently priced from the mid-$350,000s into the $380,000s.

The larger Seine homes are higher. Current examples at 31 E Tiger Lily Trail and 51 E Tiger Lily Trail are priced at $429,212 and $418,675, respectively.

That’s why the words “starting from” matter with new construction.

Your actual purchase price can depend on:

  • Floor plan

  • Homesite

  • Structural choices

  • Interior selections

  • Outdoor options

  • Builder upgrades

  • Quick move-in versus to-be-built home

  • Current builder incentives

I’d want to compare the actual finished price of the home you want, not just the number on the community sign.

6. The HOA Is Part of the Monthly Cost

South Lake Townes does have an HOA.

A current 2026 listing at 31 E Tiger Lily Trail shows HOA dues of $195 per month, with road maintenance listed among the included services. The listing identifies Community Association Management Services as the association manager for that property.

Flowers Plantation’s own neighborhood directory now lists South Lake Townes, although its public HOA contact section for the neighborhood is not yet populated.

Since this is a developing community, I would verify everything directly for the property you’re considering.

That includes:

  • Current dues

  • Exterior maintenance

  • Landscaping

  • Roof responsibility

  • Insurance responsibilities

  • Road maintenance

  • Common areas

  • Parking rules

  • Rental restrictions

  • Any master Flowers Plantation fees

A townhome may be lower maintenance, but you need to know exactly which maintenance you’re paying the association to handle.

7. The Waterfront District Is Right Nearby

This may become one of South Lake Townes’ strongest location advantages.

Flowers Plantation describes the community as being positioned near its Waterfront District, and Caruso specifically markets the townhomes as walkable to trails, dining, and shopping nearby.

There are already businesses operating in the Waterfront District, including Panera Bread, Chipotle, AT&T, Fifth Third Bank, Waterfront Dental Care, Percy Flowers Store, and Crossroads Boutique & Gifts.

Flowers Plantation also has additional waterfront restaurants, lodging, residential, and mixed-use development in the planning stage.

That distinction is important.

I’d buy based on what works for you today.

Anything that hasn’t been built yet should be treated as planned development, not a guarantee.

8. Flowers Crossroads Adds Even More Everyday Convenience

Beyond the Waterfront District, Flowers Plantation has a much larger commercial footprint.

Flowers Crossroads and nearby commercial areas currently include businesses such as Harris Teeter, Publix, CVS, Petco, UNC Health services, restaurants, and other everyday conveniences.

That can make South Lake Townes attractive if you want suburban living without feeling like every errand requires a long drive.

When we tour the neighborhood, I’d encourage you to do more than tour the model.

Drive to Publix.

Go through the Waterfront District.

Check the roads at the time you'd normally commute.

See what is genuinely convenient for your routine.

That’s how you decide whether the location works for you.

9. The Flowers Plantation Trail Network Is Nearby

Flowers Plantation currently reports more than 35 miles of paved walking trails throughout the larger community. Those trails connect residential neighborhoods with commercial areas, schools, and the East Triangle YMCA.

For a townhome buyer, that combination can be appealing.

You may not want a large private yard.

But that doesn't necessarily mean you want to give up being able to get outside and walk.

South Lake Townes is specifically marketed by both Flowers Plantation and Caruso Homes for its proximity to the trail network.

10. What Schools Serve South Lake Townes?

A current MLS-based listing for 31 E Tiger Lily Trail identifies Thanksgiving Elementary School, Archer Lodge Middle School, and Wilsons Mills High School.

But I would not use an article or builder website as your final answer on school assignment.

Johnston County Public Schools has updated assignments for the 2026-2027 school year and tells residents to use its School Finder for the physical address. JCPS also states that the information can be modified.

If school assignment matters to your purchase, we’ll check the exact Tiger Lily Trail address before you sign a contract.

South Lake Townes vs. North District

This is one comparison I’d expect a lot of Flowers Plantation townhome buyers to make.

Both are newer townhome communities.

But they don't offer identical homes.

South Lake Townes currently has Caruso plans ranging up to roughly 2,593 square feet, with flexible three-story layouts, two-car garages, and an optional elevator on certain configurations.

The right choice comes down to your preferred floor plan, price, location within Flowers Plantation, HOA structure, and the specific home available when you're ready to buy.

Don't choose based on the community sign.

Tour both.

South Lake Townes vs. a Detached Home in Clayton

This is another useful comparison.

A detached home may give you a private yard, more separation from neighbors, and more control over the exterior.

South Lake Townes may give you:

  • Brand-new construction

  • Two-car garage options
