If you’re searching for a home in Knightdale, North Carolina, Stoneriver is one of the newer communities you’ll probably come across.

So, is Stoneriver in Knightdale, NC a good neighborhood for home buyers?

For buyers who want new construction, a choice between single-family homes and townhomes, and a community with a clubhouse, saltwater pool, fitness center, playground, and walking trails, Stoneriver can be a strong option to consider.

It’s also different from many of Knightdale’s older neighborhoods. Stoneriver is a master-planned community, which means the homes, streets, shared amenities, and different housing collections are being developed as parts of one larger community.

Where Is Stoneriver in Knightdale?

Stoneriver is located in Knightdale, NC 27545, with the community’s sales center at 645 Cassa Clubhouse Way.

One of the location advantages is access to I-87. Lennar describes the community as being about one mile from I-87 and approximately five miles from Downtown Knightdale.

That can make Stoneriver worth considering if you’re looking east of Raleigh but expect to travel into Raleigh or other parts of the Triangle regularly.

Of course, I wouldn’t choose a neighborhood based on mileage alone.

If you’re serious about a Stoneriver home, test the commute during the hours you’ll actually be driving. Someone working in east Raleigh is going to have a very different daily routine from someone commuting to Cary, RTP, or Durham.

That’s something we should know before you make an offer, not afterward.

What Types of Homes Are in Stoneriver?

This is where Stoneriver gets interesting.

It isn’t one collection of nearly identical houses.

The master plan currently offers both single-family homes and townhomes through several different collections, giving buyers a fairly wide range of sizes and prices.

As of August 2026, Lennar identifies four collections:

Frazier Collection

The Frazier Collection offers three-story townhomes.

Current plans include four bedrooms, 3.5 bathrooms, two-car garages, and roughly 2,189 to 2,198 square feet.

That’s a lot of space for a townhome.

Some plans even include a first-floor bedroom with a nearby full bathroom, which could work well as a guest room, office, or more private living space. The main living area is upstairs, with the remaining bedrooms on the third floor.

Cottage Collection

The Cottage Collection offers single-family homes.

Current examples include the Waterbury at approximately 2,255 square feet with four bedrooms and three bathrooms and the Virginia at approximately 2,554 square feet with four bedrooms and three bathrooms.

Summit Collection

The Summit Collection gives buyers larger single-family options.

Current plans range from roughly 2,472 to 3,072 square feet, with four- and five-bedroom layouts available.

For buyers who need a dedicated office, guest room, loft, or simply more separation between living spaces, this collection may be worth comparing.

Classic Collection

The Classic Collection includes some of the largest single-family homes currently offered at Stoneriver.

Current plans include five-bedroom homes starting around 3,000 square feet, with options exceeding 3,400 square feet.

That range gives buyers something you don’t always get inside one Knightdale community.

You can potentially choose between a townhome, a more moderately sized detached home, or a larger five-bedroom property without leaving the overall Stoneriver master plan.

How Much Do Homes in Stoneriver Cost?

Pricing depends heavily on which collection you’re considering.

As of August 12, 2026, Lennar was advertising Stoneriver overall from the $300,000s. The individual collections were approximately:

  • Frazier Collection townhomes: from the mid-$300,000s

  • Cottage Collection single-family homes: from the low-$400,000s

  • Summit Collection single-family homes: from the upper-$400,000s

  • Classic Collection single-family homes: from the mid-$500,000s

Current available-home examples included a five-bedroom Summit home at $498,655, another five-bedroom Summit home at $523,960, and a larger Classic Collection home listed at $665,430. Pricing and availability can change quickly with new construction.

That price spread is important.

Asking, “How much does a home cost in Stoneriver?” is a little like asking how much a car costs without saying which model you want.

The townhomes and larger detached homes serve very different buyers.

When we compare your options, I’d look at more than the base or list price:

A lower base price can become a very different number once upgrades and lot choices are added.

Lennar currently identifies the community as having a clubhouse, saltwater swimming pool with a cabana, playground, and onsite walking trails. Individual collection pages also identify a fitness center for residents.

So the community amenity package includes:

If you know you’ll actually use those features, they can add real value to your day-to-day life.

But don’t assume those amounts will remain exactly the same.

Before purchasing, I’d want you to review the current HOA documents and understand:

  2. What those dues cover.

  3. Which exterior items are your responsibility.

  4. Which amenities are included.

  5. Any restrictions on fencing or exterior changes.

  6. Parking rules.

  7. Rental requirements.

  8. Any planned assessments.

HOA cost should be part of your monthly housing calculation from the beginning.

Townhome or Single-Family Home at Stoneriver?

This is one of the better questions to ask if you like the community.

Suppose you want four bedrooms and newer construction.

You could potentially choose a Stoneriver townhome with around 2,200 square feet or move into one of the detached-home collections.

The townhome may offer:

The detached home may offer:

I wouldn’t approach it that way.

When buying new construction, we should still pay attention to:

Stoneriver’s Frazier townhomes may be worth comparing.

Current plans offer four bedrooms, 3.5 bathrooms, around 2,200 square feet, and two-car garages, with starting prices in the mid-$300,000s.

That could give you the bedroom count you need without jumping directly into the price range of the larger detached collections.

Then we’d compare that with the higher monthly HOA and the style of three-level living.

For some buyers, that’s a great trade.

Stoneriver gives buyers a different experience from communities such as Churchill, Lewis Landing, Amber Ridge, or The Villages at Beaver Dam.

In an older established neighborhood, you’re usually buying a resale home.

That means you may get mature landscaping, previous owner improvements, established yards, and the ability to negotiate directly with an individual seller.

At Stoneriver, you’re shopping in an actively selling master-planned new construction community. Lennar currently shows multiple collections and available new homes.

That may give you:

  • Newer systems

  • Newer finishes

  • Builder warranties

  • Current floor plans

  • Builder financing or closing-cost incentives when offered

  • Resort-style amenities

  • Multiple home types in one community

But an established resale home may offer more negotiation flexibility or improvements that have already been paid for by the previous homeowner.

Still, I’d test your specific routes.

“Close to Raleigh” means something different if your destination is downtown Raleigh, North Hills, RDU Airport, RTP, or Cary.

Make sure the location works for your real life.

What Schools Serve Stoneriver?

Stoneriver is in the Wake County Public School System.

Lennar currently displays Hodge Road Elementary and Knightdale High among schools associated with the community, but the builder also specifically warns buyers that school information may not be current and should be independently verified.

That’s the right approach.

Wake County maintains current attendance-area information and an address-based tool for checking base school assignments.

If schools are part of your decision, verify the exact property address and current school year before purchasing.

Don’t rely on an old listing, an online portal, or what was assigned to another house nearby.
