When a community has fewer than two dozen homes, there simply aren’t as many opportunities to buy. One current active-adult real estate portal showed no Sweetgrass homes available when I researched this guide in August 2026.

That means patience may be part of buying here.

This is one of the most important things to understand before you go any further.

Sweetgrass is identified in current real estate records as a 55+ or active-adult community. Recent MLS information for 92 Sweetgrass Way specifically identifies the property as part of a senior community, and active-adult community resources likewise identify Sweetgrass as age-restricted.

If you’re considering buying here, we would review the current governing documents to understand the exact age-qualification and occupancy requirements.

Don’t rely on a general description of “55+.”

The actual recorded community rules are what matter for your purchase.

What Are the Homes Like in Sweetgrass?

Sweetgrass is made up of detached single-family cottages, rather than condos or attached townhomes.

Many of the homes were built between roughly 2015 and 2019, with Kirkwood Builders associated with the neighborhood.

The original plans emphasized main-level living. Documented homes commonly have two or three bedrooms, two to three bathrooms, attached two-car garages, and roughly 1,900 to 2,200-plus square feet, although individual homes can be larger after additions or finished spaces.

Depending on the property, you may find:

You can still have upstairs space for guests, hobbies, storage, or a bonus room without necessarily needing to go upstairs every day.

For many buyers considering a 55+ community, that floor-plan design is more useful than simply having a smaller house.

2. These Aren’t Bare-Bones Retirement Cottages

Sweetgrass homes can have a surprisingly custom feel.

The home at 92 Sweetgrass Way included approximately 2,192 square feet, three bedrooms, three full bathrooms, custom cabinetry, quartz countertops, a two-story living room, sunroom, extensive storage, a whole-house generator, two-car garage, and separate golf-cart garage.

27 Sweetgrass Way offered approximately 2,521 square feet, three bedrooms, a sunroom, bonus room, significant storage, custom finishes, and water views from the backyard.

That can make Sweetgrass appealing if you want to downsize your maintenance without feeling like you’re downsizing every part of the house.

You may be moving from a larger property, but you can still have a substantial kitchen, guest rooms, storage, entertaining space, and a real garage.

3. Yard Maintenance Is Included

This may be one of the clearest lifestyle differences.

The Johnston County Visitors Bureau specifically notes that yard maintenance is provided in Sweetgrass, and recent MLS data for 92 Sweetgrass Way lists maintenance of the grounds among the HOA services.

That can change what your weekends look like.

You still get a detached home and outdoor space, but routine lawn work is reduced.

For someone moving from a large lot, that can be a major reason to consider Sweetgrass.

I’d still verify exactly what “maintenance grounds” includes.

For example:

  • Mowing

  • Edging

  • Leaf removal

  • Shrub maintenance

  • Mulch

  • Irrigation

  • Tree care

  • Seasonal landscaping

Those responsibilities can differ, and the current HOA documents should tell us exactly what is covered.

4. The Homesites Are Smaller and Easier to Manage

Sweetgrass is not designed around half-acre and one-acre lots.

Recent property records show compact lots around 5,600 to 7,000 square feet for many homes. For example, 92 Sweetgrass Way sits on roughly 6,098 square feet, while 70 Sweetgrass Way is approximately 5,662 square feet.

For some buyers, that's exactly the point.

You get a detached home without taking care of a huge property.

If you want extensive gardening, a large private pool, or a big fenced yard, another Flowers Plantation neighborhood may make more sense.

If you'd rather have your outdoor space manageable, Sweetgrass becomes more attractive.

Current property records identify Sweetgrass as a gated community with private roads.

As with any gated neighborhood, I wouldn’t choose it simply because there’s a gate.

We should understand what comes with it.

How do visitors enter?

Who maintains the road?

What are the parking rules?

How are gate repairs funded?

Those are HOA questions worth answering before you buy.

6. What Does the Sweetgrass HOA Cost?

Flowers Plantation currently identifies CAMS as the HOA manager for Sweet Grass.

A recent 2026 transaction at 92 Sweetgrass Way showed a $231 monthly Sweetgrass HOA fee plus a $380 annual Flowers Plantation Foundation fee. The listing identified grounds maintenance and road maintenance among the included services.

That works out to roughly $263 per month when the annual fee is averaged across the year, based on that particular transaction.

I would not assume those exact amounts apply forever.

Before buying, we should confirm:

  • Current monthly HOA dues

  • Flowers Plantation Foundation dues

  • Lawn and landscape maintenance

  • Private-road maintenance

  • Gate maintenance

  • Common-area responsibilities

  • Exterior modification rules

  • Insurance responsibilities

  • Rental restrictions

  • Parking rules

  • Any current or planned assessments

For a low-maintenance community, the HOA documents are a major part of understanding what you’re actually buying.

7. What Do Homes Cost in Sweetgrass?

One important recent sale is 92 Sweetgrass Way, which sold for $495,000 on January 30, 2026. The home offered three bedrooms, three bathrooms, approximately 2,192 square feet, and extensive custom upgrades.

Another example is 27 Sweetgrass Way, a larger three-bedroom home of approximately 2,521 square feet that sold for $555,000 in November 2024.

Those sales don’t create a fixed Sweetgrass price range.

Condition matters.

Water views matter.

Square footage matters.

Upgrades matter.

Outdoor improvements matter.

And limited inventory can make the most recent comparable sale older than we'd ideally like.

If a Sweetgrass home becomes available, I’d compare it with both recent Sweetgrass sales and carefully selected comparable active-adult homes nearby.

8. Flowers Plantation Trails Are Close By

Sweetgrass is positioned near the larger Flowers Plantation walking network.

Flowers Plantation currently says the community has more than 35 miles of paved walking trails, connecting neighborhoods with schools, commercial areas, and the East Triangle YMCA.

That can be particularly useful in a neighborhood where your private yard is intentionally smaller.

A recent Sweetgrass listing also identified trails among the association and community features.

You can have less property to maintain without necessarily giving up places to walk.

9. The East Triangle YMCA Is Very Close

The East Triangle YMCA is located at 120 Flowers Parkway in Clayton, inside the larger Flowers Plantation area. Flowers Plantation currently describes the YMCA as having an outdoor pool, fitness studios, strength and cardio equipment, and sports fields.

A previous Sweetgrass listing described a home as only a short walk from the clubhouse area, and other neighborhood marketing notes the community’s proximity to the YMCA.

I would still separate proximity from membership.

Don't assume YMCA access or any separate club amenity is included in the Sweetgrass HOA unless the current documents specifically say so.

10. Shopping Is Nearby

One of the advantages Sweetgrass has over an isolated active-adult development is its location within Flowers Plantation.

Flowers Crossroads currently includes Harris Teeter, CVS, Petco, UNC-related medical services, restaurants, and other businesses. Flowers Plantation's current business map also lists Publix nearby.

That can make everyday errands easier.

A previous Sweetgrass listing specifically described the neighborhood as a short golf-cart ride from Harris Teeter, CVS, healthcare, restaurants, Publix, and other services.

When we tour Sweetgrass, I’d encourage you to tour the surrounding area too.

See which grocery store you’d actually use.

Drive to the YMCA.

Look at your preferred pharmacy and medical options.

That tells you far more about daily life than simply reading that a neighborhood is “convenient.”

Sweetgrass vs. a Traditional Clayton Neighborhood

This is probably the first comparison I’d make.

A traditional detached-home neighborhood may give you:

  • More choices when homes come on the market

  • Larger yards

  • No age qualification

  • More variation in home sizes

Sweetgrass may give you:

  • A 55+ active-adult setting

  • Only about 19 homes

  • Gated access

Sweetgrass is especially distinctive because of its very small size, custom-home feel, and compact cottage layout. Current records indicate only about 19 homes, while other active-adult communities in and around Flowers Plantation can be much larger.

If we’re comparing communities, I’d look at:

  • Home size

  • HOA costs

  • Lawn maintenance

  • Club or amenity fees

  • Age restrictions

  • Garage space

  • Floor plans

  • Current inventory

  • Distance to shopping and recreation

That makes the decision much easier than choosing based on the name of the community.
