Why Choose The Crossings in Clayton, NC? A Local Buyer’s Guide

If you’re wondering why choose The Crossings in Clayton, NC, this Flowers Plantation neighborhood is worth considering if you want a newer townhome, three-bedroom layouts, garage parking, less exterior maintenance, and convenient access to shopping, trails, recreation, and everyday services.

The Crossings at Flowers Plantation is a townhome neighborhood in the Clayton, NC 27527 area of Johnston County. Flowers Plantation describes the community as featuring True Homes’ Elements collection of townhome floor plans, with homes ranging from approximately 1,762 to 2,262 square feet and landscaping services designed around a lower-maintenance lifestyle.

I’m Brandy Nemergut, Realtor ~ eXp Realty Raleigh, NC, and I help buyers compare The Crossings with other townhome and single-family neighborhoods throughout Flowers Plantation, Clayton, and the greater Raleigh area.

If you’ve seen a home in The Crossings online, here’s what I’d want you to know before deciding whether it fits your move.

Where Is The Crossings in Clayton, NC?

The Crossings is located inside Flowers Plantation, with homes along streets including Willow Green Drive, Little Leaf Lane, Pale Moss Drive, and nearby streets within the community. Current MLS records for Willow Green Drive confirm The Crossings at Flowers Plantation as the homeowners association and subdivision.

The neighborhood was developed with townhomes by True Homes. Flowers Plantation’s original neighborhood materials identify the Elements collection and floor plans such as the Longfield, while an earlier neighborhood spotlight featured the larger Elon plan.

Today, buyers should look at the actual homes available rather than assume every property has the same layout.

That’s especially important in The Crossings because there’s a noticeable difference between the roughly 1,700-square-foot plans and the larger 2,000-plus-square-foot options.

What Are the Townhomes Like in The Crossings?

Most homes in The Crossings offer the kind of layout buyers expect from a modern two-story townhome:

  • Three bedrooms

  • Two-and-a-half bathrooms

  • Open kitchen and living areas

  • Kitchen islands

  • Upstairs primary suites

  • Walk-in closets

  • Attached garage parking on many homes

  • Patios

  • Smaller private homesites

  • HOA-provided landscaping services

Flowers Plantation currently describes the overall living-space range as approximately 1,762 to 2,262 square feet.

A current home at 58 Willow Green Drive was built in 2021 and offers three bedrooms, 2.5 bathrooms, approximately 1,792 square feet, a one-car garage, open living space, kitchen island, pantry, patio, and upstairs primary bedroom.

Another current property at 156 Willow Green Drive was built in 2023 and also offers three bedrooms, 2.5 bathrooms and approximately 1,792 square feet.

That gives The Crossings a relatively newer resale feel without requiring you to buy in a neighborhood that is still in the earliest stages of construction.

1. The Crossings Offers a Lower-Maintenance Lifestyle

This is probably the first reason buyers look here.

Flowers Plantation specifically describes The Crossings as including landscaping services for a low-maintenance lifestyle. Current MLS records support that, with grounds maintenance included in the association services for homes on Willow Green Drive.

For the current 156 Willow Green Drive property, the association is listed as covering landscaping, grounds maintenance, management, trash, insurance-related association expenses and stormwater maintenance.

That can be appealing if you want to spend less time dealing with a yard.

But “low maintenance” and “maintenance free” are not the same thing.

Before buying, I’d want us to review exactly who handles:

  • Landscaping

  • Roof repairs and replacement

  • Siding

  • Exterior paint

  • Windows

  • Gutters

  • Driveways

  • Pest treatment

  • Building insurance

  • Stormwater areas

The current HOA documents, not an old listing description, should determine your responsibilities.

2. Three Bedrooms Give You Flexibility

Many of the homes in The Crossings have three bedrooms.

That can work well even if you don’t need three traditional sleeping rooms.

Maybe one becomes your office.

Maybe you want a guest room.

Maybe you need a workout room or hobby space.

The current 58 Willow Green Drive property has three upstairs bedrooms with the primary suite separated from the main living area downstairs.

That gives you a clear division between entertaining space and bedroom space.

If you work from home, I’d pay attention to whether one of the secondary bedrooms has enough natural light and separation for your daily routine.

A three-bedroom townhome can feel very different depending on the exact floor plan.

3. Some Floor Plans Are Much Larger

One mistake buyers can make is assuming every Crossings townhome is around 1,700 or 1,800 square feet.

Flowers Plantation lists the neighborhood’s original range up to approximately 2,262 square feet.

An earlier official Flowers Plantation neighborhood spotlight featured an Elon floor plan with approximately 2,174 square feet, three bedrooms and 2.5 bathrooms.

That’s a meaningful difference.

If you want townhome living but worry that 1,700 square feet will feel tight, I’d watch specifically for one of the larger layouts.

You can potentially get the lower-maintenance benefits of an attached home while keeping interior space closer to what you might find in a smaller detached house.

4. Garage Parking Is Available

Current Crossings properties on Willow Green Drive include an attached one-car garage, along with an additional parking space.

That’s useful for more than parking your car.

Garage space often becomes storage for:

  • Bikes

  • Tools

  • Holiday decorations

  • Outdoor equipment

  • Golf-cart accessories

  • Boxes you don’t want taking over a spare bedroom

If garage space matters to you, check the actual dimensions when touring.

A one-car garage can vary quite a bit in how useful it feels once a vehicle is inside.

5. What Do Homes Cost in The Crossings?

As of August 10, 2026, current resale inventory gives buyers a useful snapshot.

58 Willow Green Drive is listed at $285,000. It has three bedrooms, 2.5 bathrooms, approximately 1,792 square feet, a one-car garage and was built in 2021.

156 Willow Green Drive is also currently listed at $285,000. That home has three bedrooms, 2.5 bathrooms, approximately 1,792 square feet and was built in 2023.

Recent sales show some variation. A 1,762-square-foot townhome at 71 Little Leaf Lane sold for $281,000 in October 2025, while another 1,762-square-foot property at 95 Little Leaf Lane sold for $280,000 in February 2025.

Those examples suggest that the high-$200,000s can be a useful current reference point for some of the smaller resale plans, but they should not be treated as a permanent neighborhood price range.

Larger layouts, end units, upgrades and future market conditions can change the numbers.

When you're ready to buy, I’d compare the exact home with the most recent active, pending and closed Crossings sales.

6. What Does The Crossings HOA Cost?

Flowers Plantation currently lists CAMS as the HOA management company for The Crossings.

Current MLS information for 58 and 156 Willow Green Drive shows:

$450 quarterly for the neighborhood association, plus an additional $500 annual fee.

When averaged over a year, that comes to approximately $192 per month for those properties.

The current 58 Willow Green listing identifies grounds maintenance and trash as included services. The 156 Willow Green listing adds landscaping, management, stormwater maintenance and certain insurance-related association expenses.

Because the wording can vary between listings, I wouldn't rely solely on MLS.

Before making an offer, we should verify:

  • Current quarterly dues

  • Additional annual Flowers Plantation fees

  • Landscaping responsibilities

  • Trash service

  • Stormwater maintenance

  • Insurance responsibilities

  • Exterior maintenance

  • Roof responsibility

  • Parking rules

  • Rental restrictions

  • Pet rules

  • Any pending special assessments

With a townhome purchase, those documents are a major part of your due diligence.

7. The Crossings Is Close to Everyday Shopping

One of the biggest practical benefits of Flowers Plantation is the growing commercial area.

Flowers Crossroads currently includes businesses such as Harris Teeter, Publix, CVS, Petco, UNC Health Primary Care, restaurants, banking, fitness businesses and other everyday services. Flowers Plantation says the commercial area has roughly 150,000 square feet already developed with additional space being added.

That can make everyday errands easier.

You don’t necessarily have to head toward Raleigh every time you need groceries, dinner, a prescription or pet supplies.

If we tour The Crossings, I’d suggest driving around Flowers Plantation afterward.

Go to Publix.

Check Harris Teeter.

See where you'd get coffee or dinner.

That gives you a better sense of how the neighborhood fits your actual routine.

8. More Than 35 Miles of Paved Trails Are Available Throughout Flowers Plantation

Flowers Plantation currently reports more than 35 miles of paved walking trails connecting neighborhoods, schools, commercial areas and the East Triangle YMCA.

That can pair nicely with townhome living.

You may not have a large private backyard, but you can still have nearby places to walk, bike and spend time outside.

I would still look at the exact route from the property you're considering.

A neighborhood being connected to a trail system doesn't mean every unit is equally close to the route you’ll use most often.

9. The East Triangle YMCA Is Nearby

The East Triangle YMCA is located at 120 Flowers Parkway in Clayton. Current Flowers Plantation information lists pool facilities, fitness programming and other YMCA services at the location.

That gives Crossings residents another recreation option within the broader Flowers Plantation area.

Just remember that nearby does not automatically mean included with your HOA dues.

YMCA membership and Crossings HOA benefits should be verified separately.

10. What Schools Are Associated With The Crossings?

This is another area where you should verify the exact address rather than relying on one online listing.

The current listing for 58 Willow Green Drive identifies Riverwood Elementary, Archer Lodge Middle and Corinth Holders High School.

Other Crossings property records have identified River Dell Elementary, Archer Lodge Middle and Corinth Holders High School, showing why third-party real estate feeds should not be your final source.

Johnston County Public Schools has approved 2026-2027 student assignment maps and directs residents to use its School Finder for address-specific assignments. JCPS also notes that School Finder information comes from Johnston County GIS and is subject to modification.

If a school assignment matters to your purchase, we'll verify the exact Crossings address with JCPS before you make a decision.

11. What About Property Taxes?

Flowers Plantation currently promotes the broader community as having no city taxes. That does not mean homeowners pay no property taxes. Johnston County and any other applicable property taxes still apply.

For example, the current 58 Willow Green Drive listing reports 2025 property taxes of $1,892 for that specific home.

Use the current tax record for the actual property when calculating your monthly housing budget.

The Crossings vs. River Dell Townes

If you're searching for a townhome in Flowers Plantation, this is a comparison worth making.

River Dell Townes includes older resale options and several different floor-plan generations.

The Crossings offers newer construction dates, with current examples built in 2021 and 2023, and the original neighborhood design emphasized landscaping services and modern True Homes floor plans.

The choice may come down to:

  • Purchase price

  • HOA dues

  • Size

  • Garage configuration

  • Floor plan

  • Age

  • Exterior maintenance responsibilities

  • Exact location within Flowers Plantation

I’d tour both rather than trying to decide from photos.

The Crossings vs. North District

The Crossings is also worth comparing with North District, another True Homes townhome community in Flowers Plantation.

North District is currently being marketed by True Homes as active new construction, while buyers in The Crossings can find relatively recent resale properties.

That creates a useful new-versus-resale comparison.

North District may offer:

  • Brand-new construction

  • Builder warranties

  • Current builder selections

  • Waterfront District proximity

The Crossings may offer:

  • A neighborhood that has had time to settle in

  • Resale pricing

  • Landscaping already established

  • Existing owner improvements

  • A known street and surrounding-home environment

Neither automatically wins.

The right answer depends on your budget and how you want to live.

Buyer Scenario: You Want to Buy Without Taking On a Big Yard

Suppose you're currently renting.

You want to own something with three bedrooms because one room needs to become your office.

But you don't want a detached house with a large lawn.

A Crossings townhome around 1,792 square feet can give you three bedrooms, 2.5 bathrooms, a garage and open living space, while current HOA information includes grounds maintenance.

For the right buyer, that can be a comfortable step between apartment living and a detached house.

Buyer Scenario: You Want to Downsize the Work, Not Necessarily the Space

Maybe you're coming from a larger single-family home.

You don't need half an acre anymore.

But you still want three bedrooms and enough space for guests.

Instead of buying a small condo, you could watch for one of The Crossings' larger plans, which Flowers Plantation says can reach approximately 2,262 square feet.

That can give you significant interior space while reducing the amount of exterior property you personally maintain.

Common Mistakes Buyers Make in The Crossings

One mistake is assuming all the townhomes are the same size.

They aren't. Flowers Plantation's documented floor plans range from roughly 1,762 to 2,262 square feet.

Another mistake is looking only at the purchase price.

A $285,000 townhome still needs to be evaluated using HOA dues, taxes, insurance and financing to understand the true monthly cost.

Another is assuming “landscaping included” means the HOA handles every exterior component.

Verify the documents.

And finally, don't rely on a listing website for school assignment. Current Crossings listings and older property records don't always show the same elementary school, so use the JCPS School Finder for the exact address.
