You’ll see homes along streets including Rockrose Avenue, Groundsel Place, Waterleaf Place, and other nearby roads.
For example, a current property at 109 Rockrose Avenue is officially identified in MLS data as being in the Flowers Plantation Gardens subdivision.
That established west-side location puts you relatively close to Flowers Crossroads and the other commercial areas that have grown throughout Flowers Plantation.

One of the biggest things to understand about The Gardens is that the homes are not all the same.
This isn’t a newer subdivision where nearly every house was built by the same builder within a two-year window.

A recent sale at 276 Groundsel Place had three bedrooms, 2.5 bathrooms, approximately 1,547 square feet, and a 0.33-acre lot.
That range is important.
You can find a smaller traditional home and, just a few streets away, something much larger with an acre of land.
1. The Gardens Gives Buyers More Variety
For some buyers, variety is one of the biggest advantages of an established neighborhood.
Maybe you want around 1,600 square feet because you don’t need a huge house.
Maybe you want four bedrooms and close to 2,600 square feet.
Maybe lot size is more important to you than square footage.
The Gardens gives you more combinations to consider than a community where every house follows two or three nearly identical plans. Current and recent examples range from roughly 1,500 square feet to around 2,600 square feet, with lots from around one-third acre to more than an acre.
The tradeoff is that pricing also requires more thought.
You can’t look at one Gardens sale and assume it tells you what every other home should be worth.

The streets are established.
And owners may have already added decks, patios, fences, landscaping, storage improvements, or interior renovations.
A property at 128 Waterleaf Place, for example, was marketed with a covered porch, fenced backyard, firepit area, lake views, and access near a walking trail.
You aren’t waiting to see how everything develops.
You can walk around and experience it now.
4. Some Homes Offer Main-Level Bedroom Options
If you want a primary bedroom downstairs, don't automatically rule out The Gardens because of its age.
The current 109 Rockrose Avenue home has a first-floor primary bedroom.
The Waterleaf Place property also included both a primary suite and guest suite with full bathrooms on the main level.
Those kinds of layouts can be helpful if you want:
Most daily living on one floor
A separate guest space
A home office downstairs
More flexibility over time
Not every Gardens home has that layout, so it’s something we’d specifically search for rather than assume.

The official Gardens at Flowers Plantation Section Two Association says that section contains 359 single-family homes across The Gardens, East Lake, Magnolia Village, and Magnolia Place. Its association amenities include a children’s playground, walking trail, and scenic lake.
That’s useful information, but I would not promise those exact amenities to every Gardens home without checking its specific HOA section.
When we find a property you like, we’ll identify:
Which Gardens section it belongs to.
Which dues apply.
Which amenities are included.
What the association maintains.
That avoids surprises after closing.
6. What Does The Gardens HOA Cost?
Because The Gardens has multiple sections, there isn’t one number I’d publish as the permanent HOA fee for every home.
Flowers Plantation currently lists CAS Management for The Gardens #1, #2, and #3.
For one current example, 109 Rockrose Avenue shows an annual association fee of $363, which calculates to about $30 per month.
Other Gardens properties and sections may have different fee structures.

That can make a real difference in your daily routine.
You can handle groceries, pharmacy trips, dining, healthcare appointments, pet supplies, and many other errands without always heading toward Raleigh.

The East Triangle YMCA is located at 120 Flowers Parkway in Clayton, within the broader Flowers Plantation area.

I would treat YMCA membership separately from your Gardens HOA.
Living nearby doesn’t automatically mean membership is included in your association dues.
11. What Schools Serve The Gardens?
This is something I’d verify for every individual property.
Johnston County Public Schools has approved updated 2026-2027 student assignment maps, and the district says families shouldol Finder to determine assignments from a physical address. JCPS also notes that the School Finder data is subject to modification.
That’s especially important in an established community such as The Gardens because third-party listing sites can show different school information for different homes or older transactions.
