The Meadows is located in the Clayton, NC 27527 area of Flowers Plantation.

You’ll see homes along streets such as Gaillardia Way, Prairie Street, East and West Painted Way, North and South Great White Way, Purple Trace, and Relict Drive. Current property records consistently identify homes along these streets with The Meadows at Flowers Plantation.

The neighborhood is relatively recent compared with some of the older sections of Flowers Plantation. Documented Meadows homes were commonly built around 2018, 2019, and 2020, although individual construction dates vary.

That gives buyers an interesting middle ground.

You’re not necessarily buying brand-new construction, but many of the homes are still fairly recent.

What Are Homes Like in The Meadows?

The Meadows consists primarily of detached single-family homes.

One thing I like about the neighborhood from a buyer-comparison standpoint is that you aren’t limited to one size or one floor-plan style.

Documented homes include:

  • Three, four, and five-bedroom layouts

  • One-story ranch-style homes

  • Two-story homes

  • Two-car garages

  • Open kitchens and living areas

  • Lofts and bonus spaces

  • Main-floor offices or flex rooms

  • Main-level secondary bedrooms in some plans

  • Fenced yards on some resale properties

  • Lots that are generally more manageable than the larger estate-style homesites elsewhere in Flowers Plantation

For example, 202 E Painted Way is a one-story home built in 2019 with three bedrooms, approximately 1,827 square feet, and a roughly 6,100-square-foot lot.

At the other end, 165 Prairie Street was built in 2020 with four bedrooms, approximately 2,812 square feet, two stories, and a roughly 10,000-square-foot lot.

And a documented home at 92 Gaillardia Way has five bedrooms, three bathrooms, approximately 2,496 square feet, a two-car garage, and a main-floor secondary bedroom. That property was built by D.R. Horton.

So there’s more variety here than the word “newer neighborhood” might make you expect.

1. The Meadows Offers Several Home Sizes

Not everyone shopping in Flowers Plantation needs a 3,500-square-foot house.

The Meadows gives buyers more moderate choices.

A three-bedroom ranch may work if you want fewer stairs and less unused space.

A four-bedroom home around 2,200 to 2,800 square feet may make sense if you need an office, guest space, or bonus room.

And five-bedroom homes exist for buyers who need even more flexibility.

That range makes The Meadows worth considering for buyers who like Flowers Plantation but don’t necessarily want one of the larger custom-home neighborhoods.

2. Ranch Homes Are Available

If one-story living is important to you, pay attention to The Meadows.

Not every home is two stories.

The property at 202 E Painted Way is a documented one-story, three-bedroom home, while a recent Meadows property on West Painted Way was marketed as a three-bedroom ranch of just over 1,900 square feet.

That can be useful if you’re specifically trying to avoid stairs.

The tradeoff is availability.

There may be many more two-story homes than ranch homes available at any particular moment, so if one-level living is a priority, I’d set up the search around the floor plan rather than simply waiting for any Meadows listing.

3. Larger Four- and Five-Bedroom Plans Give You Flexibility

If you need more space, The Meadows has that too.

Homes on Prairie Street show several different configurations. Public records include three-bedroom homes around 1,900 to 2,200 square feet, four-bedroom homes around 2,500 to 2,800 square feet, and five-bedroom properties around 2,500 square feet.

A current listing at 67 Prairie Street offers five bedrooms, three full bathrooms, approximately 2,440 square feet, an attached two-car garage, and a main-level secondary bedroom. The home was built in 2019.

That type of plan could work if you need a guest room downstairs, separate work space, or simply more bedrooms without moving into one of Flowers Plantation’s larger luxury neighborhoods.

4. The Lots Are Manageable

The Meadows is not generally a large-acreage neighborhood.

Documented homes show lots around 6,000 to 10,000 square feet, although individual properties vary. The 2018 home at 92 Gaillardia Way sits on approximately 6,534 square feet, while 165 Prairie Street has roughly 10,019 square feet.

That can be a positive if you want a detached house and backyard without taking on half an acre or more.

A smaller lot typically means less mowing and fewer landscaping demands.

But it also means less separation between houses than you might get in neighborhoods like Pineville West, Poplar Woods, or some sections of The Gardens.

It really comes down to how much outdoor space you actually want.

5. The Neighborhood Is Established but Still Relatively New

This is one of the more practical reasons to consider The Meadows.

Many documented homes were completed from roughly 2018 through 2020.

That means the neighborhood has had time to settle in.

You can see the surrounding houses.

You can see the landscaping.

You can see traffic patterns and how the streets feel.

At the same time, the homes are considerably newer than many early-2000s resales in other parts of Clayton.

That doesn’t mean you should skip the inspection.

A home approaching eight years old may already have maintenance worth discussing, including HVAC servicing, water heaters, appliances, drainage, exterior caulking, and other items.

Newer is not the same thing as new.

6. What Do Homes Cost in The Meadows?

Pricing changes with the market, but recent Meadows activity gives us useful context.

As of August 10, 2026, 67 Prairie Street is being marketed at $350,000 with five bedrooms, three bathrooms, approximately 2,440 square feet, and a two-car garage.

Recent closed sales also show the range.

94 Purple Trace sold for $359,000 on June 10, 2026. That home had four bedrooms and approximately 1,783 square feet.

A four-bedroom home at 100 N Great White Way sold for $364,900 on August 3, 2026, with approximately 2,260 square feet.

Those examples don’t mean every Meadows home should sell in the mid-$300,000s.

Larger floor plans, condition, updates, lot placement, financing conditions, and market changes all matter.

If you’re considering a specific house, I’d compare it against the newest active, pending, and recently closed Meadows sales.

7. What Does The Meadows HOA Cost?

The Meadows currently has its own HOA managed by IRJ Property Management. Flowers Plantation lists IRJ as the official management company and provides the same contact number that appears in current MLS records.

This is also a good example of why buyers should review the current documents instead of relying on one old internet number.

The current 67 Prairie Street listing shows $216 quarterly for The Meadows plus a separate $325 annual association fee.

Another Meadows record at 202 E Painted Way shows $216 quarterly plus $340 annually, while a more recent record at 94 Purple Trace reports a different quarterly amount.

So I would not tell you the HOA is permanently one exact number.

Before you buy, we should confirm the current dues, road-maintenance responsibilities, architectural rules, fence guidelines, parking restrictions, rental rules, any separate Flowers Plantation assessment, and whether any special assessment is pending.

8. The Meadows Has Access to the Larger Flowers Plantation Trail Network

Flowers Plantation currently reports more than 35 miles of paved walking trails throughout the community. The trail system connects neighborhoods with schools, nearby commercial areas, and the East Triangle YMCA.

A current Meadows property record also lists trails as an association or community amenity.

That can be especially useful when your personal lot isn’t huge.

You can have a manageable yard at home without giving up places to walk throughout the larger community.

I’d still check the route from the exact house you’re considering. “Flowers Plantation has trails” and “the trail I want is convenient from this front door” aren’t always the same thing.

9. Everyday Shopping Is Nearby

Flowers Crossroads gives residents nearby options for normal errands.

The commercial area is anchored by Harris Teeter and currently includes CVS, Petco, UNC Physicians Network, eateries, and other retail and services. Publix is also located in the broader Flowers Crossroads/Marketplace area.

That can be a real convenience.

If we tour The Meadows, I’d suggest driving the commercial areas before heading home.

Check the grocery stores.

Look at your likely route to work.

See where you’d get dinner.

That’s how you decide whether “convenient” actually means convenient for your routine.

10. What Schools Are Associated With The Meadows?

Current Meadows MLS records commonly identify River Dell Elementary, Archer Lodge Middle, and Corinth Holders High School for specific neighborhood addresses. That includes current information for Gaillardia Way and Prairie Street properties.

However, school assignment needs to be confirmed for the exact address.

Johnston County Public Schools has approved 2026-2027 student assignment maps, and the district directs residents to use its address-based School Finder. JCPS also notes that the information can be modified.

If a particular school matters to your home purchase, we’ll verify it directly rather than relying on an MLS field.

The Meadows vs. New Construction in Clayton

This is a useful comparison.

Brand-new construction may give you builder warranties, unused mechanical systems, and the opportunity to select certain finishes.

The Meadows may give you something different.

Most surrounding homes are already built.

Landscaping has had time to grow.

Many resale homes may already have blinds, fences, patios, appliances, ceiling fans, or other upgrades that a new-construction buyer might add after closing.

The tradeoff is that a 2018 or 2019 home has already been lived in.

I’d look carefully at condition and maintenance history rather than choosing based only on age.

The Meadows vs. Larger Flowers Plantation Neighborhoods

The Meadows may also make sense if you like Flowers Plantation but don’t need the larger lots or higher price points found in some neighborhoods.

Compare it with Poplar Woods, Pineville West, South Quarter, or Pineville East Estates and you’ll notice a different emphasis.

Those neighborhoods can have larger homesites or more custom architecture.

The Meadows tends to offer more moderate lot sizes and production-style floor plans from the late 2010s.

For one buyer, the larger custom house wins.

For another, a four-bedroom Meadows home with a two-car garage and less yard to maintain makes far more sense.

Buyer Scenario: You Need Four Bedrooms but Want to Stay Around the Mid-$300,000s

Suppose you need four bedrooms.

You want a two-car garage.

You’d prefer something built within the last decade.

And you don’t need half an acre.

Recent Meadows sales such as 94 Purple Trace and 100 N Great White Way show the type of home that may fit that search. Both sold in 2026 around the mid-$300,000 range.

That doesn’t guarantee the next listing will be priced the same.

But it tells us The Meadows deserves to be part of the search.

Buyer Scenario: You Need a Bedroom Downstairs

Maybe you need a guest bedroom or office on the first floor.

You don’t necessarily need a first-floor primary suite.

A Meadows floor plan like the five-bedroom home at 67 Prairie Street includes a main-level secondary bedroom while keeping the primary upstairs.

That kind of configuration can solve a very specific problem without requiring a completely one-story home.

Common Mistakes Buyers Make in The Meadows

One mistake is assuming all Meadows homes are nearly identical.

They aren’t. You’ll find ranch homes, two-story homes, and floor plans ranging from roughly the high-1,000s into the upper-2,000-square-foot range.

Another mistake is assuming the HOA number on an old listing is still accurate. Current property records show different fee presentations, so current IRJ and Flowers Plantation documents should be reviewed before purchasing.

Another is assuming every Flowers Plantation amenity is automatically included in The Meadows HOA dues.

The broader community has trails, commercial areas, and the East Triangle YMCA nearby, but individual membership or HOA benefits should always be verified separately.
