That can be useful if you like the location and amenities but aren’t sure whether you want a townhome or detached house.
What Types of Homes Are Available?
One of the biggest advantages of The Preserve at Marks Creek is variety.
The original approved plan included front-loaded single-family homes, rear-loaded single-family homes, and townhomes.
Today, buyers can shop homes from both Pulte and Garman.
Pulte Townhomes
Pulte currently offers two-story townhomes with plans around 1,922 to 1,955 square feet, three bedrooms, two-car garages, and loft-style flexible spaces. Current starting prices are around $304,990 to $309,990, although individual move-in-ready homes can cost more depending on location and selections.
These could make sense if you want:

Flexible upstairs space
Less exterior maintenance than a traditional detached home
Access to neighborhood amenities
And nearly 2,000 square feet is substantial for a townhome.
Pulte Single-Family Homes
Pulte’s Reserve collection offers larger detached homes.
Current plans include the Mercer at about 2,579 square feet, Stonebrook at about 2,744 square feet, and Continental at about 2,869 square feet. Depending on the plan and options, buyers can find three to five bedrooms and two-car garages. Current starting prices for these single-family plans begin around $449,990 and move higher from there.
If you need more bedrooms, office space, guest space, or simply prefer a detached home, this is where the community starts looking very different from its townhome options.
Garman Homes
Garman Homes is also actively building in The Preserve at Marks Creek.
As of August 2026, Garman lists homes starting around $324,990, with three or more bedrooms, at least 2.5 bathrooms, two-car garages, and plans starting around 1,619 square feet.
Current Garman quick move-in examples range from approximately 1,619 to 1,895 square feet, with asking prices in roughly the mid-$300,000s depending on the home.
That gives buyers another set of floor plans, designs, and builder options to compare.
How Much Do Homes Cost in The Preserve at Marks Creek?
There isn’t one simple price for this neighborhood.
That’s actually one of the things buyers should understand before touring.
As of August 12, 2026, Pulte townhome plans start around $304,990, while Pulte’s larger detached Reserve homes start around $449,990. Garman currently lists its homes from approximately $324,990.
So two buyers could both say, “I’m buying in The Preserve at Marks Creek,” while purchasing completely different types of homes.
When we compare them, I’d look beyond the advertised starting price.
We’d want to understand:
Actual purchase price
Lot or homesite premiums
Included upgrades
Design selections
Builder incentives
Closing-cost incentives
HOA dues
Monthly payment
Taxes and insurance
What you’ll need to buy after closing
With new construction, starting from and what this specific home costs me can be two very different numbers.
What Amenities Are Planned at The Preserve at Marks Creek?
This is probably one of the community’s strongest features.
The approved development plan calls for active and passive open spaces including a pool and clubhouse, public and private greenway trails, bocce ball, playgrounds, multi-purpose areas, pocket parks, a dog park, and preserved natural areas.
Garman’s current community information also lists or describes:
Pool and cabana
Pond
Dog park
Meditation area
Playground
Open space
Bocce ball
Picnic area
Walking trails
One thing I’d confirm before buying is which amenities are complete today and which are still planned or under construction. Garman currently describes several of the community amenities as future amenities.
That’s normal in a developing neighborhood.
You just want to know what you’ll have access to when you move in versus what’s expected later.
The Pond and Walking Trails Could Be a Big Part of the Appeal
The community plan puts real emphasis on open space rather than using every available acre for houses.
The Town’s approved plan included about 15 acres of open space, along with greenway connections and preserved environmental areas.
Current builder materials highlight the central pond and walking trails as major community features.
If you actually enjoy getting outside, that can matter.
A walking trail you can use regularly may add more value to your life than an amenity that sounds impressive but you never visit.
That’s something I’d think about when comparing Preserve at Marks Creek with other Knightdale communities.
What Is the HOA Like?
The Preserve at Marks Creek does have a homeowners association.
Garman Homes currently lists its HOA dues at $330 quarterly, plus an $850 one-time capital contribution at move-in. Garman says those dues support amenities and common areas including the pond, playgrounds, bocce court, pool, cabana, walking trails, dog park, pocket parks, garden features, and picnic areas.
That works out to about $110 per month based on the currently published quarterly figure.
But I would not assume that every home or collection has exactly the same HOA structure.
Townhomes can have different maintenance responsibilities from detached homes, and fees can change.
Before you buy, I’d verify the exact property’s:
HOA dues
Capital contribution
Maintenance responsibilities
Amenity access
Exterior modification rules
Parking requirements
Rental restrictions
Future assessments
The documents for the home you’re actually buying are what matter.
Who Might Like The Preserve at Marks Creek?
This community could make sense for several different buyers.
You Want a Townhome but Still Want Space
If you like the convenience of a townhome but don’t want to feel cramped, Pulte’s current townhome plans are around 1,900-plus square feet and include two-car garages.
That’s worth comparing with both resale townhomes and smaller detached homes around Knightdale.
You Want a Larger New Single-Family Home
If four or five bedrooms are on your list, Pulte’s Reserve plans reach roughly 2,500 to 2,900 square feet and offer up to five bedrooms depending on the floor plan.

That’s a comparison I’d make before signing anything.
Buyer Scenario: Townhome or Detached Home?
This is a hypothetical example, not a client testimonial.
Imagine you need three bedrooms and want new construction in Knightdale.
You could look at a Pulte townhome starting around the low-$300,000s or consider a Garman home in a similar general starting range. Larger Pulte detached homes currently start substantially higher.
Instead of simply deciding, “Single-family is better,” we’d compare what you actually care about.
Do you want more yard?
How much exterior maintenance do you want?
How important is privacy?
What is the HOA difference?

With an established neighborhood, you can usually see exactly what you’re buying into.
The trees have grown.

Construction may be mostly complete.
At The Preserve at Marks Creek, you’re buying into a community that is still developing. Current builders are actively marketing new homes and future amenities.
That can give you:

Current floor plans
Newer mechanical systems
Builder warranty coverage
Multiple home choices
Possible builder incentives
A growing community amenity package
But it can also mean living near ongoing construction for a period of time.
Neither one is automatically better.

What Is Nearby?
Pulte describes The Preserve at Marks Creek as convenient to I-87, I-540, and the Shops at Midway, while its current home pages also highlight access to Knightdale Crossing and Knightdale Station Park.
Garman describes Downtown Knightdale as minutes away and Downtown Raleigh at roughly a 20-minute drive from the community, depending on traffic.
Use those as rough reference points, not guarantees.
If you’re commuting regularly, drive your actual route during your normal travel time.
That tells you much more than a mileage estimate.
What About Schools?
Garman currently lists Lockhart Elementary School, Neuse River Middle School, and Knightdale High School for the community, while also noting that school zones can change.
Wake County Public School System provides an official address lookup that shows base assignments based on the specific residential address, grade level, and school year.
That’s what I’d use.
If schools are important to your decision, verify the exact homesite rather than relying on a builder brochure or third-party listing.

Assuming all the homes are basically the same
They aren’t.
There are different builders, townhomes, detached homes, and a wide range of square footage and price points.
Comparing only starting prices
Always compare the price of the actual home you could purchase.

If both builders have homes that fit your budget, look at both before deciding.
