I’m Brandy Nemergut, Realtor ~ eXp Realty Raleigh, NC, helping buyers compare West Ashley with other neighborhoods throughout Flowers Plantation, Clayton, and the greater Raleigh area.
If West Ashley has appeared in your home search, here’s what I’d want you to know before deciding whether it fits your move.
Where Is West Ashley in Clayton, NC?
West Ashley is located in the Clayton, NC 27527 area within Flowers Plantation.
The neighborhood is centered primarily around Ashley Woods Court, reached from the West Ashley entrance off the Neuse River Parkway area. Current and historical MLS records consistently identify Ashley Woods Court homes with the West Ashley section of Flowers Plantation.
West Ashley is an established neighborhood rather than an active large-scale new-construction development. Many documented homes were built around 2018 and 2019, and current opportunities are primarily resale homes.
That can be a nice middle ground if you want something relatively recent without living through years of neighborhood construction.
What Are Homes Like in West Ashley?
West Ashley has detached single-family homes with more architectural variety than you might expect.
Original neighborhood listings described West Ashley as being built with multiple custom builders, and existing homes include ranch plans, farmhouse-inspired designs, Southern-style porches, first-floor primary bedrooms, screened porches, and two-story layouts.
Depending on the property, you may find:
Three or four bedrooms
Ranch and two-story layouts
First-floor primary suites
Home offices or flex rooms
Lofts
Two-car garages
Wraparound or covered porches
Screened porches
Quartz countertops
Gas fireplaces
Fenced yards
Wooded backyards
Creek-side lots
Homesites around a quarter-acre to more than half an acre
A current home at 95 Ashley Woods Court is a good example. Built in 2019, it offers three bedrooms, 2.5 bathrooms, approximately 1,630 square feet, a first-floor primary suite, screened porch, fenced backyard, and approximately 0.46 acres backing to woods and a creek.
At the larger end, 34 Ashley Woods Court has approximately 2,228 square feet on 0.60 acres, with three bedrooms, 2.5 bathrooms, a two-car garage, wraparound porch, and a Southern-style design. As of early August 2026, that home had moved into pending status.
That variety is one of West Ashley’s stronger features.
1. West Ashley Has a Distinct Southern Look
If you like porches and homes with more personality, West Ashley may stand out.
Several documented properties use modern farmhouse, cottage, transitional, and Southern-inspired designs rather than repeating one production elevation throughout the neighborhood.
The home at 166 Ashley Woods Court, for example, was marketed with a farmhouse design, wraparound porch, screened porch, quartz kitchen, first-floor primary suite, loft, and landscaped backyard.
The current 95 Ashley Woods Court home has a similar Southern feel with a covered front porch, screened rear porch, gas fireplace, and first-floor primary bedroom.
That doesn’t mean every house looks the same.
It means West Ashley tends to have more visual character than neighborhoods built around only a few repeated plans.
2. First-Floor Primary Bedrooms Are Common in Several Floor Plans
This may be one of the neighborhood’s strongest practical features.
The current 95 Ashley Woods Court home has a first-floor primary suite.
166 Ashley Woods Court also has a first-floor primary bedroom, with secondary bedrooms and a loft upstairs.
And 126 Ashley Woods Court is a one-story home with three bedrooms, two bathrooms, main-level laundry, a primary bedroom downstairs, and a screened porch.
That gives buyers several different ways to get main-level living.
You could choose a true ranch.
Or you could choose a two-story home where the primary bedroom is downstairs and the extra bedrooms are upstairs.
If reducing everyday stair use matters to you, that’s worth watching for.
3. Ranch Homes Are Available
West Ashley isn’t entirely made up of two-story homes.
126 Ashley Woods Court was built in 2018 as a one-story three-bedroom home with approximately 1,800 square feet, a two-car garage, screened porch, and roughly 0.24 acres.
Another historical West Ashley listing at 153 Ashley Woods Court was built as a ranch plan with approximately 1,780 square feet and unfinished second-floor space.
Ranch inventory will naturally be limited compared with searching the entire Clayton area, so if one-level living is important, I’d focus the search around that requirement instead of simply waiting for any West Ashley listing.
4. The Lots Can Be Larger Than Buyers Expect
West Ashley is not an estate-lot neighborhood, but several homes have more outdoor space than you’ll find in many newer high-density communities.
Current examples include:
95 Ashley Woods Court: approximately 0.46 acres.
49 Ashley Woods Court: approximately 0.46 acres.
34 Ashley Woods Court: approximately 0.60 acres.
166 Ashley Woods Court: approximately 0.33 acres.
126 Ashley Woods Court: approximately 0.24 acres.
That gives buyers different choices.
Maybe you want a larger fenced backyard.
Maybe you like wooded space behind the home.
Maybe you want something closer to a quarter-acre because you don’t want to maintain a large property.
West Ashley doesn’t force every buyer into exactly the same lot size.
5. Wooded and Creek-Side Lots Exist
Outdoor setting can vary significantly from one West Ashley property to another.
The current 95 Ashley Woods Court listing specifically describes a fenced backyard backing to a wooded area and creek.
313 Ashley Woods Court was also marketed with a flat wooded backyard and established landscaping.
That can create more privacy than simply having another row of houses immediately behind your property.
But wooded or creek-side lots should always be evaluated carefully.
I’d look at:
Drainage
Floodplain information
Tree condition
Easements
Usable yard area
Creek buffers
Fence placement
A wooded view can be a great feature, but you want to understand the land before you buy.
6. What Do Homes Cost in West Ashley?
West Ashley currently gives buyers a fairly broad resale range because home size and lot size vary.
As of August 10, 2026, 95 Ashley Woods Court is actively listed at $359,000 after an August 3 price reduction. It has three bedrooms, 2.5 bathrooms, approximately 1,630 square feet, and a 0.46-acre lot.
49 Ashley Woods Court is currently listed at $374,900, with three bedrooms, 2.5 bathrooms, approximately 1,746 square feet, and a 0.46-acre lot.
A larger West Ashley home at 34 Ashley Woods Court was marketed around the $500,000 mark before moving into pending status in early August. It offers approximately 2,228 square feet on 0.60 acres.
Those examples show why I wouldn’t describe West Ashley with one fixed price.
A 1,600-square-foot home is not the same product as a 2,200-square-foot house on a larger lot.
When you're ready to buy, I’d compare the specific property against the newest:
Active listings
Pending homes
Recent closed sales
Lot sizes
Home condition
Updates
Floor plans
Garage configuration
That gives you a much clearer picture of value.
7. What Does the West Ashley HOA Cost?
Flowers Plantation currently lists CAMS as the official HOA manager for West Ashley.
Current West Ashley listings commonly show an $85 monthly neighborhood HOA fee plus an additional annual fee.
For example, 95 Ashley Woods Court currently shows $85 monthly plus $360 annually, which averages to approximately $115 per month when combined. Road maintenance is listed among the included services.
Historical West Ashley listings show different annual fee amounts, which is exactly why I wouldn’t tell buyers the number will always be $115 per month.
Before making an offer, we should verify:
Current monthly dues
Current annual Flowers Plantation-related fee
Road maintenance
Stormwater responsibilities
Architectural guidelines
Fence restrictions
Parking rules
Rental rules
Any pending assessment
Always use the current HOA documents for the actual house.
8. West Ashley Uses Private Roads
Current property records identify West Ashley roads as privately maintained, and recent HOA information for specific homes includes road maintenance.
That isn’t necessarily good or bad.
It simply means buyers need to understand the HOA’s maintenance responsibilities.
Private roads are another reason I’d review the association budget and documents instead of looking only at the monthly dues.
9. Shopping and Dining Are Close By
One of the practical benefits of West Ashley is that you’re inside Flowers Plantation without being far from everyday services.
Flowers Crossroads currently has approximately 150,000 square feet of commercial space, with another 350,000 square feet under development. The current business mix includes Harris Teeter, Publix, CVS, Petco, UNC Health-related services, Panera Bread, Chipotle, Starbucks, restaurants, fitness businesses, banking, and other retail and services.
That means groceries, pharmacy trips, dining, pet supplies, and other routine errands can often be handled nearby.
When we tour West Ashley, I’d recommend driving the commercial areas afterward.
See which grocery store you’d actually use.
Try the roads during your normal commute time.
That gives you a better sense of everyday life than simply looking at mileage online.
10. Flowers Plantation Has More Than 35 Miles of Paved Trails
Flowers Plantation currently reports more than 35 miles of paved walking trails connecting neighborhoods with schools, commercial areas, and the East Triangle YMCA.
That can be especially useful if you like having your own yard but still want somewhere beyond the neighborhood streets to walk.
The exact connection varies by address, so I’d still check the route from the particular West Ashley home you’re considering.
11. The East Triangle YMCA Is Nearby
The East Triangle YMCA is located at 120 Flowers Parkway in Clayton within the larger Flowers Plantation area.
That provides another nearby fitness and recreation option.
I would treat YMCA membership separately from West Ashley HOA dues unless the current association documents specifically say otherwise.
Nearby doesn’t automatically mean included.
12. What Schools Are Associated With West Ashley?
Current and historical West Ashley MLS records commonly identify:
River Dell Elementary
Archer Lodge Middle
Corinth-Holders High School
However, Johnston County Public Schools has approved 2026-2027 student assignment maps and directs residents to use the district’s School Finder for address-specific assignments. JCPS also notes that School Finder information comes from county GIS and is subject to modification.
If school assignment matters to your purchase, we’ll verify the exact Ashley Woods Court address directly with JCPS.
West Ashley vs. New Construction in Clayton
This is one comparison I’d encourage buyers to make.
New construction may give you:
Brand-new mechanical systems
Builder warranties
Current design selections
Less immediate age-related maintenance
West Ashley may give you:
An established neighborhood
Larger lot opportunities
Mature landscaping
Fences already installed
Screened porches
Southern-style architectural details
First-floor primary options
Resale pricing
A completed street environment
The current 95 Ashley Woods Court property is a good example. It already has a fenced yard, screened porch, established landscaping, first-floor primary suite, and wooded creek setting.
Those are all things you might otherwise pay to add after buying a brand-new house.
West Ashley vs. South Quarter
If West Ashley appeals to you because of its Southern-style homes and larger lots, South Quarter is another Flowers Plantation neighborhood worth comparing.
South Quarter generally moves farther toward a custom-home and higher-price-point experience.
West Ashley gives buyers more moderate home sizes and several current resale options while still offering farmhouse and Southern architectural details.
If your priorities are a porch, first-floor primary bedroom, fenced backyard, and moderate-sized detached home, West Ashley may make more sense.
West Ashley vs. Trillium
Trillium is another strong comparison.
Both neighborhoods have detached homes dating largely from the later 2010s and offer manageable homesites, first-floor primary options, and convenient access to the larger Flowers Plantation community.
West Ashley has documented lots approaching half an acre or more, while many Trillium properties are closer to a quarter-acre.
The right answer will usually come down to the exact home rather than the neighborhood name.
Buyer Scenario: You Want a Ranch but Don’t Want a Tiny Lot
Suppose you want one-story living.
You’ve toured several newer communities, but the homes are tightly packed.
A West Ashley ranch like 126 Ashley Woods Court gives you one-level living, three bedrooms, a two-car garage, screened porch, and a detached-home setting.
If you find a similar home on one of the larger West Ashley lots, that combination may be difficult to duplicate in a newer high-density subdivision.
Buyer Scenario: You Want Character Without Buying a Much Older Home
Maybe you like farmhouse and Southern architecture.
But you don’t necessarily want a home built in the 1990s.
West Ashley homes documented from 2018 and 2019 can give you porches, farmhouse details, mature yards, and resale improvements while still being relatively recent construction.
That can be a useful middle ground.
Common Mistakes Buyers Make in West Ashley
One mistake is assuming all the homes are the same size.
They aren’t. Current examples range from roughly 1,600 square feet to more than 2,200 square feet.
Another is assuming all West Ashley lots are small.
Current examples range from around a quarter-acre to approximately 0.60 acres.
Another mistake is using an old HOA number. West Ashley has a monthly neighborhood fee plus an additional annual fee, and that annual amount has varied across property records.
And finally, don’t assume every Flowers Plantation amenity is automatically included with your West Ashley HOA.
Shopping, trails, and the YMCA are nearby within the broader community, but individual fees and memberships should be confirmed separately.
