Meanwhile, homes such as 10 Wrenwood Drive offer more than 2,100 square feet, three bedrooms, and a larger interior layout while still sitting on a relatively compact homesite.

That gives buyers room to choose.

Maybe you need an office or loft.

Maybe you’re trying to downsize from a larger property without moving into a townhome.

If one-story living is important to you, I’d specifically watch for these floor plans.

There usually won’t be as many ranch homes available as two-story houses, so knowing you want one before it hits the market can help.

Whitfield isn’t a neighborhood I’d target if your main goal is half an acre or more.

Many homes sit on lots around 0.10 or 0.11 acres. For example, 73 Crownview Court sits on approximately 4,356 square feet, and 10 Wrenwood Drive is on approximately 4,792 square feet.

For the right buyer, that’s a benefit.

A compact homesite can mean:

If you want a large backyard, I’d compare Whitfield with communities like Walker Woods, Poplar Woods, The Gardens, or Pineville West.

Whitfield was originally marketed around lawn maintenance being included through the HOA, including both front and back yards. Older and resale property records reinforce that landscaping or yard maintenance has been associated with the neighborhood.

That makes Whitfield different from many detached-home neighborhoods.

You’re getting a single-family home rather than a townhome, but some of the routine lawn responsibilities may be handled through the association.

Still, I would not promise exactly what is maintained until we review the current Whitfield documents.

Before buying, we should confirm whether the HOA currently covers:

  • Edging

  • Shrubs

  • Mulch

  • Seasonal landscaping

  • Front-yard maintenance

  • Backyard maintenance

  • Irrigation responsibilities

Other current Whitfield-area listings include 6 Pathway Drive around $335,000 and 153 Wrenwood Drive around the low-$300,000s, although listing prices can change quickly.

Recent closed sales also provide useful context.

A three-bedroom home at 63 Ashview Drive sold for $325,000 in June 2026, while 432 Wrenwood Drive sold for $316,000 in May 2026.

Those numbers show why Whitfield may appeal to buyers who want Flowers Plantation but don’t need one of the larger $500,000-plus homes found elsewhere in the community.

7. What Does the Whitfield HOA Cost?

Flowers Plantation currently identifies CAMS as Whitfield’s HOA management company.

The current 73 Crownview Court listing shows an HOA fee of $245 quarterly, which averages to roughly $82 per month.

A December 2025 property record for another Whitfield home also showed $245 quarterly for the Whitfield Homeowners Association.

Older property records show different figures, so I wouldn’t treat $245 per quarter as a permanent number.

Before making an offer, we should verify:

  • Current quarterly dues

  • Lawn and landscaping coverage

  • Common-area maintenance

  • Any Flowers Plantation-level fees

  • Architectural guidelines

  • Fence rules

  • Parking restrictions

  • Rental restrictions

Flowers Crossroads currently includes Harris Teeter, Publix, CVS, Petco, UNC Health Primary Care, restaurants, retail, fitness businesses, and other everyday services. Flowers Plantation says the commercial area currently has approximately 150,000 square feet developed, with another 350,000 square feet being developed.

That means you can handle many normal errands close to home.

Groceries.

Pharmacy trips.

Dinner.

Pet supplies.

Healthcare appointments.

If we tour Whitfield, I’d encourage you to drive those commercial areas afterward so you can see how the location works for your normal routine.

10. More Than 35 Miles of Paved Trails Run Through Flowers Plantation

Flowers Plantation currently reports more than 35 miles of paved walking trails connecting neighborhoods with shopping, schools, amenities, and the East Triangle YMCA.

That can pair nicely with Whitfield’s compact homesites.

You may not want a huge yard at home, but you still have a larger trail network nearby when you want to walk or bike.

The exact connection depends on the property, so I’d still look at the route from the specific Whitfield home you’re considering.

11. The East Triangle YMCA Is Nearby

The East Triangle YMCA is located at 120 Flowers Parkway within the broader Flowers Plantation community. Flowers Plantation currently describes the facility as having an outdoor pool, toddler pool and waterslide, fitness studios, strength and cardio equipment, and sports fields.

That gives Whitfield residents another recreation option close to home.

I would treat YMCA membership separately from Whitfield HOA dues unless your current documents specifically say otherwise.

Nearby doesn’t automatically mean included.

12. What Schools Are Associated With Whitfield?

Current MLS information for 73 Crownview Court identifies:

  • East Clayton Elementary

  • Archer Lodge Middle

  • Corinth-Holders High School

One listing website currently shows Riverwood Middle instead of Archer Lodge for the same address, which is exactly why I don’t recommend relying on third-party listing sites for final school-assignment decisions.

Johnston County Public Schools provides current student-assignment maps and an address-based School Finder. School assignments can change as the area develops.

This is one comparison I’d encourage buyers to make.
