This isn’t one of the more secluded, larger-lot Flowers Plantation neighborhoods.
The emphasis here is much more on convenience, newer construction, manageable homesites, and being close to the activity around Flowers Crossroads.
Whitley Corner Has Both Single-Family Homes and Townhomes
This is one of the most important things to understand about Whitley Corner.
You aren’t choosing between only one type of property.
Flowers Plantation’s official neighborhood page describes four single-family designs and two townhome designs. The original single-family plans were roughly 1,600 to 2,000 square feet, while the townhome lineup included both a smaller two-story design and a larger plan with a first-floor primary bedroom.
Current resale inventory shows that same variety.
As of August 10, 2026, 111 Antler Steel Drive is an active detached single-family home with three bedrooms, 2.5 bathrooms, approximately 1,722 square feet, a loft, two-car garage, and a small flat backyard. It was built in 2022.
Meanwhile, 47 Whitley Ridge Drive is an active end-unit townhome with four bedrooms, 2.5 bathrooms, approximately 2,266 square feet, a first-floor primary suite, flex space, one-car garage, covered patio, and fenced yard. It was also built in 2022.
That makes Whitley Corner more flexible than a neighborhood built around only one housing type.
1. You Can Choose Detached or Attached Living
This is probably the first decision I’d help you make.
Do you want a detached house?
Or would you rather have a townhome with more exterior maintenance handled for you?
A single-family home like 111 Antler Steel Drive gives you your own detached structure, a two-car garage, approximately 0.10 acres, and a traditional two-story floor plan.
A townhome like 47 Whitley Ridge Drive gives you more than 2,200 square feet, four bedrooms, a first-floor primary suite, and an HOA that currently handles landscaping and grounds maintenance.
Neither is automatically better.
The better question is how much maintenance, yard, garage space, and interior square footage you actually want.
2. The Homes Are Relatively New
Many Whitley Corner homes were constructed around 2022 and 2023.
The active properties at 111 Antler Steel Drive and 47 Whitley Ridge Drive were both built in 2022, while other Whitley Ridge properties were completed in 2023.
That can put Whitley Corner in an appealing middle ground.
You’re buying in a neighborhood where the streets and surrounding homes are already established, but the properties are still fairly recent.
A newer resale may also mean a previous owner has already taken care of some expenses you might otherwise face with brand-new construction, such as blinds, patios, fencing, landscaping, or other finishing touches.
You should still inspect the property carefully, but buyers here generally aren’t comparing 20- or 30-year-old systems.
3. The Single-Family Homes Have Practical Floor Plans
Whitley Corner’s detached homes can work well for buyers who want a fairly straightforward suburban layout without an oversized house.
The current 111 Antler Steel Drive home has three bedrooms upstairs along with a loft. The main level uses an open-concept arrangement connecting the living room, dining area, and kitchen, while the home also includes a two-car garage and extended patio.
A loft can be surprisingly useful.
It can become an office.
A second TV space.
A workout area.
A hobby room.
Or simply somewhere to put the things you don’t necessarily want in your main living room.
That kind of flexible space can make a 1,700-square-foot home feel more practical than its square-footage number might suggest.
4. Some Townhomes Offer First-Floor Primary Bedrooms
If you want a townhome but don’t want your primary bedroom upstairs, Whitley Corner deserves extra attention.
The larger Whitley Ridge townhome design includes a main-level primary suite. The current 47 Whitley Ridge Drive listing combines that first-floor primary with a study or flex space, open kitchen and living area, three additional bedrooms upstairs, and extra storage space.
Another Whitley Ridge townhome at 53 Whitley Ridge Drive has a similar arrangement with the primary suite downstairs and three additional bedrooms upstairs.
That can work well if you want most of your daily living on the first floor while keeping guest rooms, office space, or other bedrooms upstairs.
5. The Townhomes Can Be Larger Than You Expect
Some buyers hear “townhome” and picture 1,400 or 1,500 square feet.
That isn’t necessarily what you’re getting in Whitley Corner.
Current Whitley Ridge examples include townhomes around 2,200 to 2,300 square feet, with four bedrooms and flexible living space.
That makes these homes worth comparing with smaller detached houses.
You may be giving up a larger yard, but you can gain substantial interior space while keeping exterior maintenance simpler.
For a buyer who cares more about bedrooms and usable indoor space than acreage, that tradeoff may work very well.

The end-unit townhome at 47 Whitley Ridge Drive is listed at $359,900, with four bedrooms, 2.5 bathrooms, approximately 2,266 square feet, a first-floor primary suite, flex space, and a one-car garage.
Those two homes illustrate why I wouldn’t describe Whitley Corner with one fixed price.
A smaller detached home and a larger four-bedroom townhome solve different problems.
When you’re ready to buy, I’d compare the home you like with the newest active, pending, and recently closed Whitley Corner sales rather than relying on a broad Flowers Plantation average.
7. The HOA Cost Depends on Which Property Type You Buy
This is another important distinction between the single-family and townhome sections.
Flowers Plantation officially lists CAMS as the Whitley Corner HOA management company.
The current single-family home at 111 Antler Steel Drive shows an HOA fee of $58 per month.
The current townhome at 47 Whitley Ridge Drive shows $126 per month, and its MLS information says the association covers landscaping and grounds maintenance, with road maintenance also included.
The listing further states that lawn care, shrubs, mulching, and exterior power washing are handled through the association for that townhome.
That difference makes sense because the townhome association is handling more maintenance.
Before making an offer, we should still review the current documents and confirm the exact fee and services for the specific property.
8. Whitley Corner Can Work Well for Buyers Who Want Less Yard
Whitley Corner is not a large-lot neighborhood.
The current single-family property at 111 Antler Steel Drive sits on approximately 0.10 acres, while current townhomes have even smaller individual lots.
That can be a benefit if yard work isn’t high on your list of favorite weekend activities.
You still have outdoor space.
The single-family home has a patio and flat backyard.
The current townhome has a fenced yard and covered patio.
But you’re not maintaining half an acre.
If a large yard is one of your biggest priorities, another Flowers Plantation neighborhood may fit better.
9. Shopping and Dining Are One of Whitley Corner’s Biggest Advantages
Whitley Corner is positioned very close to the commercial areas of Flowers Plantation.
Flowers Crossroads is anchored by Harris Teeter and includes CVS, Petco, UNC-related healthcare, restaurants, retail shops, and other everyday services. The broader commercial area also includes a newer Publix.
The current Antler Steel Drive listing specifically highlights Publix as being across the road from the neighborhood area.
For buyers who don’t want every grocery run or dinner out to become a long drive, this location deserves attention.

10. The Waterfront District Is Nearby
Whitley Corner is also positioned close to the developing Waterfront District.
The current 47 Whitley Ridge Drive listing describes the home as directly across from the upcoming Waterfront District.
That can be exciting if you like the idea of living near a growing mixed-use part of Flowers Plantation.
But I’d use the same advice here that I use with any future development:
Buy because the home and current surroundings already work for you.
Future commercial development can change in timing, design, and tenant mix.
Treat future growth as a potential benefit, not the only reason to purchase.
11. Flowers Plantation Has More Than 35 Miles of Paved Trails
Flowers Plantation currently reports more than 35 miles of paved walking trails connecting neighborhoods with schools, commercial areas, and the East Triangle YMCA.
That pairs well with Whitley Corner’s smaller yards.
You may not want to maintain a large property at home, but you still have access to a broader network for walking and getting around the community.
Flowers Plantation also promotes golf-cart accessibility throughout many parts of the development, subject to current community rules and routes.
12. The East Triangle YMCA Is Nearby
The East Triangle YMCA is located at 120 Flowers Parkway within Flowers Plantation. Flowers Plantation currently describes the facility as having an outdoor pool, toddler pool and waterslide, fitness studios, strength and cardio equipment, and sports fields.
That gives Whitley Corner residents another nearby recreation option.
I would still treat YMCA membership separately from your HOA unless current association paperwork specifically says otherwise.

Whitley Corner is worth comparing with neighborhoods such as The Meadows, Trillium, or Whitfield.
Those neighborhoods are primarily detached-home communities.
Whitley Corner gives you both detached and attached choices within the same general neighborhood area.
If your goal is a larger backyard, another neighborhood may win.
If your priority is being closer to shopping with a newer home and manageable yard, Whitley Corner may move higher on the list.
Whitley Corner vs. North District
This is another natural comparison because both offer newer townhome options near the commercial and Waterfront District side of Flowers Plantation.
North District is newer and directly tied to the developing Waterfront District.
