Woodlands was developed primarily as a townhome community, with the Litchfield plan from Dan Ryan Builders, now DRB Homes, appearing throughout the neighborhood.

Another Woodlands home at 72 E Grove Point Drive has three bedrooms, 2.5 bathrooms, approximately 1,617 square feet, a one-car garage, patio, open living area, and upstairs primary suite.

That consistency makes Woodlands fairly easy to understand compared with neighborhoods where every house is completely different.

1. Woodlands Is a Lower-Maintenance Option

This is probably the biggest reason buyers consider the neighborhood.

Current Woodlands association information for 30 S Grey Abbey Drive lists grounds maintenance among the HOA services. Another recent property at 72 E Grove Point Drive identifies grounds maintenance, pest control, and road maintenance as included services.

That can be appealing if you like having your own home but don’t want a large yard taking up your weekends.

You still have outdoor space.

Some units have patios.

Some back to trees.

A few documented properties even have fenced backyard areas.

But the overall ownership experience can require less exterior work than a detached house on a quarter-acre or half-acre lot.

I would still verify the current HOA documents before buying because “low maintenance” does not mean absolutely everything outside the walls is covered.

Current and historical homes on Grove Point Drive, Grey Abbey Drive, and Hawkstone Drive consistently document attached garage parking.

Maybe it becomes the place for tools, boxes, holiday decorations, or outdoor equipment.

An interior unit facing another row of homes may feel different from an end unit backing to trees.

So if privacy and natural views matter to you, I wouldn’t search only by price.

I’d also look at the unit’s location within Woodlands.

5. What Do Homes Cost in Woodlands?

Woodlands can be one of the more approachable ownership options within Flowers Plantation.

As of August 10, 2026, 30 S Grey Abbey Drive is listed at $265,000 with three bedrooms, 2.5 bathrooms, approximately 1,703 square feet, and a one-car garage.

Current neighborhood data also shows 59 Hawkstone Drive offered at $264,900, while many nearby Woodlands properties have estimated or recent values in the mid-to-upper $200,000s.

Another useful example is 72 E Grove Point Drive. It was listed for sale at $268,000 in May 2026, reduced to $267,000 in June, and later shifted to the rental market in July.

That tells us two things.

First, a buyer looking around the mid-$200,000s may find Woodlands worth watching.

Second, inventory and listing status can move quickly, so I’d use the newest active and pending sales when you’re actually ready to purchase.

6. What Does the Woodlands HOA Cost?

Flowers Plantation currently lists Charleston Management as the Woodlands HOA manager.

Current MLS information for 30 S Grey Abbey Drive shows a Woodlands association fee of $134.31 per month plus a second $30 monthly Flowers Plantation Foundation fee, putting the combined current example at approximately $164 per month. Grounds maintenance is identified among the services.

72 E Grove Point Drive shows a very similar structure, with approximately $134 monthly plus a second $30 fee. Its listing identifies grounds maintenance, pest control, and road maintenance.

That doesn’t mean $164 will always be the permanent HOA amount.

Before purchasing, we should confirm:

  • Current Woodlands dues

  • Flowers Plantation Foundation dues

  • Lawn and landscape responsibilities

  • Pest-control coverage

  • Road maintenance

  • Exterior-building responsibilities

  • Roof responsibilities

  • Association insurance

  • Parking rules

  • Rental restrictions

The neighborhood is already developed.

You can see where people park.

You should still have the property inspected.

One of the bigger practical advantages of Flowers Plantation is having substantial commercial development close to the neighborhoods.

Flowers Crossroads currently includes Harris Teeter, CVS, Petco, UNC Physicians Network, restaurants, retail, and other services. Flowers Plantation also identifies Publix within the broader Flowers Crossroads commercial development.

That means grocery shopping, pharmacy trips, medical appointments, pet supplies, and dining can often be handled close to home.

If we tour Woodlands, I’d recommend driving through Flowers Crossroads afterward.

See which grocery store you’d actually use.

Look at your normal routes.

That gives you a better feel for everyday life than simply reading that shopping is “nearby.”

10. The Flowers Plantation Trail Network Is Nearby

Flowers Plantation’s current dedicated trail page reports more than 35 miles of paved walking trails connecting neighborhoods with schools, shopping areas, amenities, and the East Triangle YMCA.

That pairs nicely with townhome living.

You may have only a small personal outdoor area, but you don’t have to rely solely on your patio when you want to get outside.

If trail access matters to you, I’d still look at the actual connection from the specific Woodlands property you’re considering.

11. The East Triangle YMCA Is Nearby

Flowers Plantation identifies the East Triangle YMCA at 120 Flowers Parkway as one of the major destinations within the larger community.

That gives Woodlands residents another nearby fitness and recreation option.

I would treat YMCA membership separately from Woodlands HOA dues unless your current association paperwork specifically says otherwise.

Nearby doesn’t necessarily mean included.

12. What Schools Are Associated With Woodlands?

Current and recent MLS information for Woodlands addresses commonly identifies:

  • River Dell Elementary

  • Archer Lodge Middle

  • Corinth Holders High School

However, Johnston County Public Schools has approved 2026-2027 student assignment maps and directs residents to its address-based School Finder. JCPS says the information comes from Johnston County GIS and is subject to modification.

Woodlands vs. River Dell Townes

This is a natural comparison because both are established townhome communities within Flowers Plantation.

Woodlands tends to offer fairly consistent three-bedroom layouts around 1,600 to 1,700 square feet with attached one-car garages.

River Dell Townes has a wider variety of floor plans, including some much larger townhomes and first-floor-primary options.

If your priorities are simplicity, three bedrooms, garage parking, and lower-maintenance ownership, Woodlands may be enough.

If you need substantially more square footage or a first-floor primary bedroom, I’d compare River Dell Townes too.

Woodlands vs. The Crossings
