If you’re wondering whether Hillington in Garner, NC is a good neighborhood to buy a home, it may be worth a closer look if you want an established neighborhood with large lots, no HOA on recent listings, and homes that can offer more land for the money than many newer Garner communities.
One thing to know before you start searching: most current real estate sources identify this subdivision as Hillington West. You may also see Hillington Estates online, but that is a separate subdivision. Keeping those names straight matters when you’re comparing homes, recent sales, and property values.
Hillington West is in the Garner 27529 area of Wake County. Recent neighborhood data and property records include streets such as Malos Street, Tardiva Drive, Morar Street, Low Ground Court, Vitex Street, and nearby roads in the community.
I’m Brandy Nemergut, Realtor ~ eXp Realty Raleigh, NC, and I help buyers compare neighborhoods throughout Garner and the greater Raleigh area based on the things that actually matter once you own the home.
Here’s what I’d want you to know before buying in Hillington.
Hillington West is an established residential neighborhood where the biggest thing that stands out is space.
Recent listings and sales show properties sitting on lots around an acre. For example:
2305 Malos Street has approximately 0.98 acres.
2312 Morar Street has approximately 1.07 acres.
4649 Low Ground Court has approximately 1.08 acres.
A recent sale at 4645 Low Ground Court had approximately 1.29 acres.
If you’ve been looking at newer construction around Garner, that can feel like a major difference.
In many newer subdivisions, you may be comparing homes on much smaller lots with houses fairly close together.
Hillington gives buyers another option.
You may have room for:
A larger backyard
Gardening
Outdoor entertaining
Additional storage
A workshop or shed
More space between neighboring homes
Of course, more land also means more grass, trees, drainage, and general maintenance.
That tradeoff is worth thinking about before you fall in love with the size of the yard.
This is one of the most important things buyers need to understand about Hillington West.
The housing stock is mixed.
You’ll find traditional site-built single-family homes as well as manufactured homes placed on land.
For example, a 2026 listing at 2305 Malos Street is a site-built ranch-style single-family home constructed in 1995 with about 1,271 square feet.
On the other hand, 4649 Low Ground Court is a double-wide manufactured home built in 2007 with approximately 2,050 square feet on 1.08 acres. A recent property on Morar Street was also identified as a manufactured home on land.
That isn’t a good thing or a bad thing.
It simply means you need to know what you’re buying.
A site-built house and a manufactured home can have different considerations when it comes to:
Financing
Insurance
Appraisal
Resale
Foundation requirements
Comparable sales
Don't assume two houses are direct comparables just because they're in the same neighborhood and have similar square footage.
Hillington is another neighborhood where I wouldn’t rely on one automated median price.
There simply aren’t enough identical properties changing hands every month.
Recent public data gives us some useful examples.
In 2025:
4645 Low Ground Court sold for approximately $283,000.
2312 Morar Street sold for approximately $285,000.
Those homes were on lots larger than one acre.
In 2026, 4649 Low Ground Court sold for $267,500. That property was a four-bedroom manufactured home with approximately 2,050 square feet on 1.08 acres.
A 2026 listing at 2305 Malos Street came to market at $335,000, offering three bedrooms, two bathrooms, approximately 1,271 square feet, and just under an acre. That listing was also identified as a short sale, which is another reason not to treat its asking price as a simple neighborhood benchmark.
The takeaway?
Don't ask, “What does a house in Hillington cost?”
Ask, “What should this particular property be worth?”
I’d compare:
Site-built versus manufactured
Square footage
Lot size
Condition
Foundation type
Updates
Roof age
HVAC age
Water and septic setup
Outbuildings
Recent comparable sales
That will tell us far more than a neighborhood average.
Recent Hillington West listings consistently show no HOA.
The 2026 properties on Malos Street and Low Ground Court, along with the 2025 Morar Street sale, were all marketed without homeowners association dues.
That can be appealing if you want fewer community-level restrictions or simply don’t want another recurring monthly or annual fee.
But here's something I always tell buyers:
No HOA doesn't mean no rules.
You may still have:
Recorded deed restrictions
Easements
County zoning
Septic restrictions
Building setbacks
Permitting requirements
If you have plans for a large workshop, accessory building, fence, addition, or another use of the land, verify that before buying.
Pay close attention to this in Hillington because the utility setup can vary by property.
For example, 2305 Malos Street is listed with a private well and septic tank.
A recent home on Morar Street was listed with public water and a septic system. Another Low Ground Court property also showed public water with septic.
North Carolina's public water supply records also identify Hillington West subdivision within Wake County.
So don't assume that because one neighbor has a certain setup, your house will have the same thing.
Verify the exact property.
If you're buying a home with septic, I’d want to understand:
Septic permit
Tank location
Drain-field location
Maintenance history
System capacity
Repair area
Whether future additions could interfere with the system
If the house uses a well, water testing and an evaluation of the well equipment may also make sense.
These aren’t exciting parts of buying a house, but they matter.
Many are.
Recent Hillington West records show several examples ranging from approximately 0.8 acres to more than 1.2 acres.
That’s one of the neighborhood characteristics that could attract a buyer who says:
“I want to be near Garner and Raleigh, but I don’t want my neighbor's house right outside my window.”
Hillington may give you options that are harder to find in newer, higher-density communities.
Just remember that every lot is different.
Look at:
Topography
Drainage
Trees
Septic placement
Easements
Usable yard space
An acre on paper doesn't always feel like an acre you can actually use.
Because many Hillington homes were built in the 1990s and 2000s, you’ll want to pay attention to both the home and the land.
Recent permit records show HVAC and water-heater replacements occurring on some Hillington West properties, including homes on Malos Street and Tardiva Drive.
That’s normal for homes of this age.
Just know what has already been replaced and what may be coming next.
Ask about the age and installation history.
Don't assume a home that photographs well has a newer roof.
Some site-built Hillington properties use crawlspace construction.
Look for:
Moisture
Drainage issues
Insulation condition
Wood damage
Termite evidence
Vapor barriers
Previous repairs
If the property uses septic, treat the system as part of your home inspection process.
If there’s a private well, understand the water quality, pressure, equipment, and maintenance.
If you're considering a manufactured home, verify the foundation and title status early.
That can matter for your lender and insurance company.
Recent Hillington West listing information identifies:
Bryan Road Elementary
East Garner Middle
South Garner High
for specific properties in the neighborhood.
But school assignments can change.
If schools are important to your move, don't rely on a third-party website or an old listing.
Verify the exact property address with Wake County Public School System before making your decision.
That’s the safest way to know what is currently assigned to the house you're considering.
Hillington West is associated with the White Oak Road area of Garner, according to historical planning records.
That puts buyers in the southeastern Garner area with access toward Garner, Clayton, and the larger Raleigh market.
Recent Hillington property pages show everyday services, restaurants, and grocery options within a few miles of the neighborhood.
When you're touring a house here, I’d recommend doing something simple.
Don't just tour the house and leave.
Drive the surrounding roads.
Go toward your grocery store.
Drive toward work.
Check out the routes you’d actually use.
A neighborhood can look perfect at noon on Sunday and feel very different during weekday traffic.
Imagine you have a budget in the low-to-mid $300,000s.
One option is a Hillington home on roughly an acre.
The house may be older and could have well or septic. There may be no HOA, and you could have significantly more land.
Your other option is newer construction on a much smaller lot with an HOA and newer systems.
Which one is better?
That depends entirely on what you're trying to buy.
If your priority is:
More land
Fewer HOA restrictions
An established neighborhood
Space for hobbies or outdoor use
Hillington may win.
If your priority is:
Brand-new systems
Builder warranties
Community amenities
Less yard maintenance
the newer neighborhood may make more sense.
Price is only one part of the comparison.
Now imagine two Hillington homes.
One is a 1,300-square-foot site-built ranch.
The other is a 2,000-square-foot manufactured home on a larger lot and costs less.
The second home may look like you're getting much more house for the money.
Maybe you are.
But before deciding, I'd check financing, insurance, foundation type, appraisal comparables, and long-term resale considerations.
That’s why a good purchase isn't simply about finding the most square footage.
It's about understanding what you're buying and whether it matches your future plans.
Assuming every home is the same type.
Hillington includes both site-built and manufactured homes.
Comparing price per square foot without context.
A manufactured home and a site-built home may not be appropriate direct comparisons.
Ignoring the utility setup.
One property may have a well while another has public water.
Assuming no HOA means anything goes.
Always review restrictions and zoning.
Getting excited about an acre without checking the septic field.
Part of that yard may have limitations on how it can be used.
Using one listing to decide what the whole neighborhood is worth.
Hillington has too much variation for that.
For the right buyer, Hillington in Garner, NC can absolutely be worth considering.
It may be especially appealing if you want:
Large lots
Established homes
No HOA on recent listings
Options around an acre of land
A location in the Garner 27529 area
More space than many newer communities provide
A neighborhood with varied home styles and property types
You’ll want to look more carefully if you strongly prefer:
New construction
Community pools or clubhouses
Sidewalk-heavy master-planned communities
Public sewer on every property
A neighborhood where every home is a similar style and age
Hillington isn't the kind of community where I’d tell you, “If you like one house, you know what all the others are like.”
You really don't.
Each property deserves its own evaluation.
And that can actually be part of the appeal.
Current major real estate sites generally identify the neighborhood containing streets such as Malos Street, Morar Street, Tardiva Drive, and Low Ground Court as Hillington West. Hillington Estates is listed separately, so buyers should confirm the subdivision on the specific property.
Recent Hillington West listings show no HOA. Buyers should still review deed restrictions, easements, zoning, and property-specific documents.
Many recent properties have lots close to or larger than one acre. Public examples range from approximately 0.8 acres to 1.29 acres.
